    What She Has Learned From Operating Over 2000 Multifamily Units with Arleen Garza Aug 20, 2021

    “We look at markets that have good job growth, good population growth and that are landlord-friendly. Those three things are key,” says Arleen Garza, Principal at Real Estate Equity Partners. Arleen tells us that real estate investment doesn’t have to be overly complex; instead, it’s all about finding a formula, repeating what works and revising what doesn’t. It is this approach that has launched Arleen to success as a multifamily syndicator, allowing her to thrive even when times got tough during the COVID pandemic. Over the years, Arleen has passively invested in over 3,500 doors and currently owns and manages over 2,000 doors. Her wealth of knowledge in the industry is a goldmine for listeners, whether they are looking to get started in real estate investment or to up their existing real estate investment game. Arleen explains that her willingness to build lasting relationships with brokers, her intentional awareness of market competitors, and her drive to go above and beyond for her residents have all been major contributors to her success. Are you going to be ok?’ Because their income was impacted, right?” (25:03-25:11) • “If you’re new to this business, one: find a mentor, find somebody who has done this repeatedly, who has a good track record, a demonstrated track record. And then find a co-sponsor. Find someone that has also done it before, that knows the pitfalls and that can also be a good way to get you in the door with these brokers.” (33:26-33:50) • “During COVID, we never shut our doors…. Instead, we took the approach of training our team on how to do their jobs safely. And so, that’s part of the reason why our NOI grew and our occupancy grew because we kept taking care of the residents.     How do you build the confidence you need to work with private money partners? According to host Liz Faircloth, that’s the million dollar question. In an industry where women are overly cautious, it can be challenging to overcome the fears associated with using other people's money in your deals. In today’s minisode, Liz shares six strategies to overcome fear and build confidence when it comes to using other people’s money. We know that education is critical in anything we do. However, Liz often sees women overeducating themselves on topics like private money. To simplify the process, Liz shares several topics that women should be focusing on when it comes to learning about private money partners, including the difference between debt and equity and how active or passive your lenders need to be. In addition, knowing your market and your niche inside and out will naturally build your confidence and make it easier to answer the questions private lenders tend to ask.     Are you flipping a house or taking on a project using the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) Method? According to your host Andresa Guidelli, there are several things that you need to consider in order to do this successfully. In today’s minisode, Andresa shares her top 4 tips for running successful and profitable projects. First and foremost, vetting your contractors is essential. In today’s hot market, it is crucial to build and maintain relationships with contractors at all times, not just when you need work completed. Once you have decided which contractors you intend to work with, make sure that you have the proper documentation including: scope of work, finishes list, scheduling, and a payment plan. Completing a project successfully doesn’t just require reliable contractors; it includes you, too! It is vital that you manage your projects thoroughly. Andresa reminds listeners that this is a learning process. Reflect on your past mistakes and use them to inform and increase your future earning potential.     Lessons from Managing a $225 Million Portfolio with Kerry Faix Aug 06, 2021

    What makes a company successful in real estate? According to Kerry Faix, Chief Operating Officer and Founder of Stone Bay Holdings, LLC, it all comes down to people, process and product. If you aren’t working with strategic partners whose values align with your own, putting systems in place to optimize your business’s efficiency or offering a quality product, then your business will never reach its full potential. With extensive experience building companies from the ground up, Kerry owns and operates a $225 million real estate portfolio. She has partnered on the purchase of a $27.5 million, 558-unit apartment in Georgia that sold a little over a year later for $41 million. Her most recent accomplishment was partnering on a $75 million apartment complex in the same area. Kerry’s big dreams for her real estate career have paid off in spades; now, she is passionate about using her wealth of experience to help others bring their business dreams to fruition.     When it comes to building a team, most people jump straight into finding the people they want to work with. However, according to hosts Liz Faircloth and Andresa Guidelli, there are actually several steps that you should take BEFORE beginning your search. Whether you are looking to hire a partner or an intern, you need to begin the process by looking within yourself. On today’s minisode, Liz explains that mapping out your goals and taking a personal inventory are crucial as you look to build out your team. You can’t find the “who” if you don’t know where you’re headed! Once you have a clear definition of where you are and what you bring to the table, you can better identify what kind of person you need to bring on. Contrary to popular belief, you will want to hire someone who is quite different from you. According to Liz, diversity is the most important quality a successful team can have. Find someone who can fill the gaps in your business, and you will achieve your goals exponentially quicker.     Traveling the US in Your RV with April Crossley Jul 30, 2021

    “If you want to know how much you’re working in your business, leave your business,” says April Crossley, Owner of Crossley Properties, LLC. April flips and wholesales between 20 and 30 houses a year, owns a portfolio of small multifamily rental properties in Berks County, PA and is a private lender, who invests as an LP and a GP on large multifamily projects across the US. In an attempt to achieve more freedom within her many roles and responsibilities, April recently took her own advice and began traveling across the US full-time in her RV with her husband and dog. Many entrepreneurs may be apprehensive about taking this kind of leap, especially given the demands of their business. However, April explains that it’s crucial to work out the areas in your business where you can delegate to others, especially when it comes to tasks that don’t bring you joy. April didn’t jump in head first; instead, she tested the waters by snowbirding for several years. Once she had identified the areas of her business where she could outsource work to others, who could get it done more efficiently and effectively, only then did she finally take the plunge into traveling full-time. It takes work. So people get frustrated and tell me, ‘Well, I’m not finding any deals, and it’s so hard right now, and there’s a million people out there buying houses'....You have a choice. You can sit back and do nothing or you can prepare for when the time is right.     One of the questions that gets asked most frequently in the real estate community is, “How do I find a mentor?” However, this might not be the right question to ask. On today’s minisode, co-host Andresa Guidelli will pose a different question to listeners: Are you ready for a mentor? By asking yourself this question instead, you will ensure that you are clear on what kind of mentor you are looking for, what goals you need help attaining, and what you can bring to the table in the mentor-mentee relationship.     Turning a Side Hustle into a Full-Time Investing & Design Business Jul 23, 2021

On today’s episode, we talk with Kara Beckmann, real estate investor and designer on how she grew both her investing and design business from nothing. We discuss with Kara how she went from being a pastry chef to a full-time investor and designer, how those with no design experience can create beautiful spaces, her biggest lessons learned from doing flips, and how crucial a business mindset is when scaling. Kara also shares with us the fine line between a frugal mentality and having an abundant mindset. Kara is a fully self-taught real estate investor who started investing in real estate while working her full-time job. After 3 flips and a rental property, Kara left her W2 job and started Beckmann House full time. She focused mainly on fix & flips and purchasing rentals with the profits she was making from her flips. Through Instagram, she organically started to get more requests from potential clients to renovate their homes, and client projects have become a very large part of her business. Fun Facts: 1. Kara is a formally trained pastry chef and worked as a personal pastry chef for Pro-athletes 2. Kara loves being active - weight training work outs, hiking, boxing, HIIT, yoga. You name it! 3.
