Striving for financial freedom and a balanced life is a unifying theme for The Real Estate InvestHER community. This also applies to Parameshwari Baladandapani (Param Bala) and her journey. The physician, mom, real estate investor and coach grew up in India with parents who managed properties and had big dreams for Param’s professional life. While pursuing a career in radiology, Param never much considered investing or creating passive income. This all changed when she found a mentor and purchased her first property in 2014. While the cash flow from that first investment wasn’t enough for Param to quit her job as a physician, she experienced an inflection point that made her recalibrate her work-life balance. The influential book, Rich Dad Poor Dad by Robert Kiyosaki and Sharon Lechter, became a guide for her to reconfigure her financial approach and make her investments work for her. After reviewing her portfolio and finances, she decided to scale back her medical career and allow her passive income to open up time for her family and for herself. When it comes to real estate, we all know that relationship building is a crucial skill. However, this aspect of the industry may not come naturally to everyone. In today's minisode, host Liz Faircloth shares tips on how to master relationship building as an introvert. If building relationships is difficult for you, Liz explains that you want to get clear on two things: the who and the how. First, identify who is important to you and who you want to do business with. Then, develop a plan for how you will build that relationship. Liz explains that the “how” portion does not always require you to have a drawn out conversation; instead, this part of the process can sometimes be delegated to other members of your team or even a social media campaign. However, if you consider yourself an introvert, it is crucial that you intentionally create time for honing your relationship building skills, or else it probably won't happen. No matter how you approach it, the most important step towards establishing meaningful relationships is staying true to yourself. How She Moves Beyond Money Fears & Money Stories with Chelsea Brennan Sep 03, 2021

“We don’t need to optimize every dollar,” says Chelsea Brennan, Founder of Smart Money Mamas. “We need to optimize your dollars to work for you." Chelsea grew up with the idea that wealth brings praise and prestige, and for a while, this money story worked for her. She was able to save quite a bit of money throughout her high school and college years and ended up on a career path that gave her financial freedom. The problem was that Chelsea was unable to actually enjoy her money; she was stuck in a role that didn’t allow her to spend time with her kids or to establish the work-life balance she was looking for in adulthood. When Chelsea was pregnant with her first son, she began to change her money fears and money stories. She started a blog to help answer the money questions many of her fellow moms were posing to her and ultimately left her hedge fund management role. Now, Chelsea runs her own business, Smart Money Mamas and its monthly membership community, the Motivated Mama Society. It is nearly impossible to take your business to the next level when your personal life is falling behind. In today’s minisode, host Andresa Guidelli explains the importance of organization and provides tips for tidying up your life both physically and mentally. Andresa prioritizes organization not because she is a control freak, but because she despises wasting time. As we discussed in last week’s minisode, time management is crucial in real estate. Spending extra minutes searching for things could potentially cost you an entire deal. The more organized you are, the more successful your real estate business will be. Andresa wants listeners to know that they can’t manage everything on their own 100% of the time, and it is completely okay to ask for help. In order to better manage all of the moving parts that come along with real estate, Andresa suggests hiring a professional to maintain a high degree of organization across the board. If your budget doesn’t allow for this, focus on one area of your space, whether it be your car, office, or closet, and attack that first. The quicker you can become efficient, the better. According to Casey Franchini, founder of Brick by Brick Wealth, the question should never be, “How many houses do I have?” Instead, real estate investors should always be asking themselves: “How much cash flow do I have? How easy are my properties to manage? And what is my risk level?” A single-family investor based in Memphis, Tennessee, Casey asks herself these three questions each time she finds a new property to ensure that she acquires low-maintenance and high-quality homes. Casey’s journey into real estate investment was far from easy. After moving to Memphis from Southern California with her husband, Casey knew that she wanted to invest in a rental property. However, she was unfamiliar with the area and lacked the cash flow necessary for a down payment. In order to attain the necessary funds, Casey bought a Cricket and opened her own Etsy business. In just over a year and a half, Casey had saved $20,000, enough for a down payment on her first rental property! MINISODE Must-Follow Tips to Keep Your Project On Time Aug 24, 2021

No matter what exit strategy you are currently focusing on, time will affect your profit. In today’s minisode, host Andresa Guidelli shares six strategies for managing your schedule so your projects get finished on time. When you have a property under contract, it is crucial that you have access to the project at all times, from the date of contract to the date of closing. This will allow you to bring in architects, general contractors and anyone else who may need to survey the property to give you necessary estimates. It is also helpful to have a scope of work and finishes list readily available to you while you are showing GCs around the property. There’s no need to reinvent the wheel with each new listing; instead, create master documents that you can adjust accordingly to save you time and money. One of the worst things you can do while completing a project is waste time, whether it be others’ or your own. In order to stay on task, Andresa suggests scheduling as much as you can in advance (such as your demos!) and agreeing on set due dates with your GCs.
