On today’s episode, we talk with Jennifer Beadles on niching down has allowed her to travel full-time with her family. How can you setup your business to give you the freedom you’re after?     How This Lender Vets Short Term Rentals with Wendy Sweet Jun 25, 2021

    Big money can be made in short-term rentals, but the properties don’t have to be where you typically think of as a vacation home. Sometimes small-town short-term rentals are the sweet spot you need to succeed. On today’s episode, we talk with Wendy Sweet on her short-term rental strategy and how you can find and fund a rental in today’s competitive market. Short-term rentals like those you see on AirBnB or VRBO should be ran differently than a standard long-term rental. We discuss with Wendy how she invests and operate her rentals in small towns, how she analyzes potential deals and runs comps, the differences between a fix and flip and a long-term rental compared to a short-term rental, and the must have amenities and features you should prioritize at your property. Wendy also shares how to position yourself for success when it comes to qualifies for a short-term rental loan. Wendy Sweet has been lending money to investors since 2001 as both a conventional lender and Hard Money lender. In 2008, she along with countless others tossed conventional lending to the trash pile. She dug in by growing her Hard Money Company offering funds to the investors who were able to navigate the changing world of real estate. She and her partner who is also her brother, Bill Fairman, have been successfully lending money primarily in North and South Carolina to investors, rehabbers and builders. They now manage a real estate fund for accredited investors in addition to brokering loans for those with money to invest. Wendy has been a licensed real estate broker in both Carolinas since 1981 and her side gig is fix n refi short-term Rentals. She combines her selling knowledge with her long-time lending expertise to provide top-notch service to her borrowers and investor lenders.     How This Flipper Started in Real Estate Right Out of High School with Dominique Gunderson Jun 18, 2021

    You don’t have to know everything before getting started in real estate. On today’s episode, we talk with Dominique Gunderson on how she started investing straight out of high school and has since done over 55 flips and wholesale deals. Your age or experience shouldn’t keep you from diving in. We discuss with Dominique how she got paid to gain valuable real estate experience and education instead of taking on student loan debt and going to college, who she overcame the judgements other would put on her because of her young age, how she got started with little money, and why she transitioned from wholesaling to flipping. Dominique also shares with her how she decided New Orleans was a great market for her to begin her flipping business. Dominique Gunderson is a 23-year-old investor who lives in Los Angeles. Ever since she was a young teenager, she knew that she wanted to invest in real estate, so as soon as she graduated high school at 17, she got started and has been hooked ever since! Dominique began investing in the Los Angeles market and got a lot of experience and deals under her belt by wholesaling. A few years later she was ready to branch off and start an investing business fully on her own. She currently invests in the New Orleans market while still living in Los Angeles. Her primary investment strategy right now is fix and flip, however Dominique plans on building a rental portfolio as well. She has completed 56 flips and wholesale deals. In her free time, she loves doing anything outdoors, but surfing is her biggest hobby. She also love spending time and traveling with her husband, and serving at her church.     How She Bought an 88-Unit from Overseas with Suzy Sevier Jun 11, 2021

On today’s episode, we talk with Vanessa Peters, doctor and investor, on how she got into syndications and why she focuses on portfolio diversification. Investing shouldn’t be emotional especially when it comes to hedging risk. We discuss with Vanessa why syndications ended up being the perfect investment that aligned with her goals, how to vet a syndication deal and more importantly the sponsor, the mistake she made from investing in too many deals at once, and how to decides how much of her portfolio to allocate to different asset classes.     Teaching financial literacy to children is important. On today’s episode, we talk with Pongee Barnes, investor and entrepreneur, about including your children in your business and the importance of teaching entrepreneurial skills at a young age. Most people say that they want to give their kids a better life than they had growing up. But most just say it without putting action behind those words. Not this guest. We discuss with Pongee how she got started in real estate in college, the lessons she learned from that first unsuccessful deal, the importance of niching down and focusing on one area of business, and the power of partnerships. Pongee also shares with us her new entrepreneurial endeavor, publishing children’s books to educate them at young ages on entrepreneurship and ownership. Pongee has been investing in real estate in the Chicago area for nearly two decades, and she's only 35. But her strategy for building wealth is straightforward and can be replicated by anyone that has patience. She has accumulated most of her rental properties without bank financing, which has enabled her to achieve financial freedom with only a few properties. Now she's focusing on scaling her monthly income and setting her kids up for a huge financial head start.
