    Lessons Learned from Out-of-State Investing with Lesley Ray May 14, 2021

    Just because real estate is expensive where you live, doesn’t mean you can’t invest. Out-of-state investing creates a great opportunity. On today’s episode, we talk with Lesley Ray, full-time investor, on the lessons she learned while growing her portfolio out of state. When investing out of state, having a local solid team is important. We discuss with Lesley why she chose to invest out of state, the key players on her team that help make it a success, the systems she has put in place to grow her portfolio and the story about why she switched from self-managing, to hiring a property manager. Lesley also shares her experience pivoting from long-term rentals to flipping as it more aligns with her interests and experience. Lesley's background in commercial interior architecture has led her to design and manage multi-million-dollar commercial office renovations for some of the world's largest technology clients in the Bay Area, California. After years of designing for clients, Lesley discovered real estate investing and saw the opportunity to be able to design and develop her own projects. Investing in the Bay Area proved to be cost-prohibitive, so she decided to purchase in Ohio where she grew up. She found her rockstar agent and purchased her first duplex in 2019. Since then, she has acquired 3 more properties: 10 doors (individually and with partners). She is excited to continue growing her portfolio as she expands into flipping and development so she can design her own projects. On today’s episode, we talk with Savannah Arroyo, investor and registered nurse, on how to transition into multifamily syndication while working full-time. When you work backgrounds from your end goal, there lays a blueprint of what actionable steps you need to take. We discuss with Savannah why she transitioned from single family rentals to syndicating multifamily properties, how to invest in real estate while working a full-time job, how to vet a property management company, and the most important question to ask a person you may have a working relationship with. Savannah also shares her experience with a coaching and mentorship program and why she felt that was a great decision as she grew her real estate business. Savannah "The Networth Nurse" is a full-time Registered Nurse in Los Angeles, California. She uses her skills as a leader in healthcare operations to manage multifamily syndications.     How This Attorney Prevents Landlord Horror Stories with Bonnie Galam Apr 23, 2021

    You can’t have the asset protection that comes from an LLC, and then not act like an LLC. On today’s episode, we talk with Bonnie Galam, investor and real estate attorney, on how to proactively protect you real estate assets and self-manage a large portfolio. LLCs don’t stop lawsuits from happening. They are there to protect you in the event one arises. But what can you be doing to prevent those types of losses to begin with? We discuss with Bonnie how you can operate your business to better protect your assets, the importance of having an annual asset, when you should and shouldn’t self-manage, and lessons learned during the pandemic when it comes to landlording. Bonnie also shares a great process for finding out what your core genius is within your business. Bonnie Galam is a real estate investor, real estate attorney, and founder of Landlord Law School. Bonnie and her husband built a multimillion-dollar rental portfolio by their late 20s in the greater Philadelphia area. Bonnie founded her law firm, a boutique real estate practice serving in NJ and PA, with a mission to serve investors. Through her law firm, Bonnie noticed that real estate investors were coming to her to solve problems rather than prevent them. She knew from her own experience that it was because the existing law firm model didn't serve investors. They simply weren't going to call their lawyer every time they worked with a contractor or communicated with a tenant. So Bonnie created landlord law school, the only DIY asset protection course for real estate investors to help prevent law suits, preserve generational wealth, and securely scale their investing business.     Investing in resorts during a pandemic can be a great opportunity. On today’s episode, we talk with Melanie McCallen, investor and business owner, about how she pivoted her resort business to thrive during COVID-19. With a global pandemic in place, investing in resorts doesn’t seem to be the best decision but today’s guest shares how it is a great opportunity. We discuss with Melanie how she got started in resort investing, how she utilizes the BRRRR method in her business, the team needed to be successful in hospitality, and the key decisions made to ensure success during Covid-19.
