Retiring at 27 with $10k a Month in Passive Income with Rachel Richards Jan 01, 2021

The beautiful thing about achieving financial independence through real estate is that it frees up time so you can pursue things you are passionate about. On today’s episode, we talk with Rachel Richards, investor and author, about how she was able to quit her job and retire at 27. Rachel started investing in 2017 and quickly grew her portfolio to almost 40 rental units by the end of 2018. We discuss with Rachel the step by step process it took for her to grow her portfolio, lessons learned as a long-distance investor, how she funded these properties, and what it was like to transition into retirement from full-time work. Rachel also shares the systems and apps she uses to efficiently manage her portfolio. Rachel Richards owns almost 40 rental units within six properties. She has two single family homes, one duplex, and three buildings that are 10-12 units. She acquired all her properties between 2017-2018 and were purchased with combined funds with her husband. All have conventional mortgages with 20-25% down payments. At the age of 27, Rachel quit her job and retired, living off over $10,000 per month in passive income. She is the bestselling author of two books on financial literacy, and a former financial advisor. How to Handle Contractors and Successfully Work with Family with Ada Li Dec 25, 2020

Your general contractor can make or break your business so it’s important to vet them properly. On today’s episode, we talk with Ada Li, general contractor and investor, about how to effectively work with GCs and what it’s like running a large business with her family. Ada grew up in the construction space and used that experience to build multiple businesses with her husband and family. We discuss with Ada the red flags to look for when choosing a general contractor, how to be taken seriously as a female in a male dominated industry, and how to set boundaries with your family to successful run a business with them. Ada also shares how she became earned a Minority & Women Business certification and the advantages that come with that certification. Ada Li is a general contractor with a background in active and passive investing. Her parents immigrated to America in the late 70s and started a construction company. As a first generation American, Ada had to help her immigrant parents navigate their business. She officially joined the family construction business about 18 years ago. In 2015, Ada started a development company with her husband (Hardscrabble Developments) and in 2017, they started their own real estate syndication group (Hardscrabble Investments) to diversify their investment portfolio. They have invested in funds for multi-family apartments and workforce housing (600+ doors) and self-storage units. They also own a few mobile home parks in the Sunbelt States. Ada is currently learning Spanish (trying to be trilingual), loves to travel, cook, and spend time with her family. On today’s episode, we talk with Palak Shah and Patricia Red Hawk on how the made the transition to a new full-time career in real estate. Palak and Patricia both started climbing the ladder in their careers but quickly realized that their current jobs didn’t align with the lives they wanted to live. Once they became crystal clear on their vision, they each took a leap of faith and started working in real estate full time. These ladies share how to get that clear vision which was so vital to their change, the steps you need to take to ensure a successful transition, and how the skills you’ve gained thus far in your career are not wasted as they can be used in the real estate industry. Dr. Red Hawk is an award-winning residential remodeler and experienced real estate investor with dozens of projects completed. She is a true “utility player” with a broad skill set in the investment space utilizing multiple strategies including BRRRR, Fix-and-Flip, Value Add/Forced Appreciation and Wholesaling to great success. Today Dr. Red Hawk is a full-time real estate investor and business owner, living with her wife and kids in the Pacific Northwest. She swims a mile a day, enjoys riding motorcycles, painting, sailing, teaching investing/wealth building and great BBQ. Every February she is heard to say, ”…maybe this is the year I buy a sailboat…”. Palak Shah is the founder and owner of Open Spaces Capital that generates over $1M in revenue. On today’s episode, we talk with Malika Williams, founder of The Center for Women’s Voice, about how women can communicate effectively and authentically without apologizing or overanalyzing. Malika has made it her mission to help women deal with conflict particularly in male dominated fields. We discuss with Malika how women can stop flying under the radar and contribute on the highest level, the importance of having a toolkit for handling different situations, and how to open yourself up to positive associations with conflict. Focusing on your strengths will get you further in real estate than trying to improve your weaknesses. On today’s episode, we talk with Maria Friström and April Crossley, investors, businesswomen, and contributing authors of The Only Woman in the Room, where we talk about treating real estate as a business and releasing the tasks we’re not good at. April and Maria have problem solved their way to success. We discuss how you need to stop comparing yourself to others, the benefits of outsourcing low level tasks, and the mindset shift needed to start being the CEO of your business and not an employee. The ladies also share the lessons they learned while growing their portfolios and how they learned that the secret to success, is by solving problems. In 2016, in search of balance, and financial freedom, Maria Friström left a life of eating out, catwalks and a killer job in Silicon Valley for a life of Dickies and tool belts; DIY-rehabbing and renting apartments in Helsinki, Finland. And she loves it. She started building her real estate portfolio from scratch as an income-less stay-at-home mom, and in a couple of years built a million-dollar portfolio. In 2018 Maria founded a real estate investment company in Finland where she now works full-time as the CEO focusing on buy-and-hold rental apartments using the BRRRR strategy. She believes tenants have the right to live in a wonderful home they love, which is why she designs the apartments individually and creatively adding some pizazz. Maria is a public speaker, podcast host, and writer for BiggerPockets. When she’s not busy keeping her two toddlers from piercing each other with power tools, she loves meeting new people, teaching real estate and encouraging others to dare more. April Crossley is a no-nonsense educator and investor who helps people grow wealth with real estate. She began investing in 2004 when she started flipping houses as a side gig. Her first deal was completed on a joint venture with other people’s money. Since 2004 April has only purchased deals off market and has never used any of her own money to buy her flip projects or rental properties. She has raised millions in private funds and has trusted relationships with dozens of private lenders that she works with regularly. She flips and wholesales between 20- 30 houses a year, owns a portfolio of small multifamily rental properties in Berks County, PA and she is also a private lender. April retired at the age of 35 from a 13-year long career in healthcare by investing in real estate. She currently lives in Berks County, PA and lives part time during the winter in Arizona. Since the start of her career she has helped a multitude of people retire from their careers early by teaching them how to flip houses or become private lenders via her consulting company Lazy Girl REI. April also organizes a real estate investment group in Berks County, PA and her YouTube Channel that she utilizes to help spread her message about growing wealth with real estate. On today’s episode, we talk with Jennifer Grimson, about her journey from bankruptcy to financial independence and how she was able to move through crisis to reach her goals. Jennifer has created over $1.4 million in income producing investments while working a full- time job. We discuss how perseverance and grit helped Jennifer overcome challenges, why she ultimately chose to be a passive investor instead of an active one, and the three numbers she’s always has in her head to make sure she’s on the right track to financial freedom.
