    Mobile Home Park Investing with Ekaterina Stepanova Aug 07, 2020
    Show notes

    Starting from scratch in a new country seems challenging but today’s guest took $130 and pursued real estate opportunities in the U.S. On today’s episode, we talk with Ekaterina Stepanova, a mobile home park investor who immigrated from Russia in search of the American dream. We discuss with Ekaterina the challenges she faced from building a business in a new country, how buying one unit at a time wasn’t going to cut it when achieving her goals, how to analyze mobile home parks, and what to look for during your due diligence. We also discuss her buying criteria and the importance of having a diversified tenant base. Ekaterina Stepanova was born and raised in Moscow, Russia, in a family of energy engineers. Recognizing early that engineering wouldn’t be a great fit after graduating college, she pivoted to the exciting world of Advertising. Ekaterina had continued success within advertising; becoming at only twenty-four years old and ranked in the top 5 advertising agencies in size and billings worldwide. Also at twenty-four, she fulfilled her longtime dream of becoming a property owner, when she purchased a rehab apartment in Central Moscow. In 2006, Ekaterina made a life altering decision and immigrated to the United States with her then husband following his dream of becoming and opera singer in New York. At that point, her newly renovated apartment in Moscow, became her first rental property with her Mom acting as property manager. Getting a taste of passive investing in the form of rental income and quickly learning about the wide range of opportunities for real estate investing in the United States, Ekaterina purchased her first “turnkey” property in Memphis 4 years ago. Unfortunately, after 2 evictions in the course of 6 months, made Ekaterina reconsider her appetite for residential real estate, ultimately turning to commercial real estate investing. That’s when she discovered Mobile Home parks and has been doing it ever since. Today, she is a partner at M2K Partners, who owns 2 mobile home communities and is also a Limited Partner in a 63-Space Park. Ekaterina is a host of a monthly “all virtual” meet-up for Mobile Home Park investors which focuses on giving real estate investors strategies, tools and tactics.     Paying off Debt with Live-in Flips with Jennifer McMurray Jul 10, 2020

    Female investors are sometimes nervous to tackle their first project alone, but today’s guest shares that there’s no reason to be scared. On today’s episode, we talk with Jennifer McMurray, a single gal calling the shots one flip after another. We discuss her successful live-in flip strategy and the important tax exemption that keeps more money in your pocket, how she paid off $70k in student loan debt by investing in real estate, and all the details about her current Airbnb project. Jennifer also shares how to work with contractors and provides great tips for negotiating down renovation quotes to meet your budget. Jenn McMurray is a Real Estate Broker in Northwest Arkansas by day. When she’s not busy doing the job she loves, she’s personally tackling the real estate investing world one dated, ugly home at a time. From busting tile to picking out paint swatches, Jenn tackles [almost] every project herself.     How to Be a STAND for Racial Equality in Our Communities Jun 26, 2020

    In light of everything happening in our society regarding race, racism and racial injustice, we wanted to have an open dialogue with some amazing community leaders with the goal to empower our InvestHER community to take action against racial injustice. In this episode, we speak with four outstanding women: Cheryl Lundy Swift, Tennille McCoy, Kim Avant-Babb, and Patricia Red Hawk. During this special episode, we had an honest, transparent, and real dialogue about what’s on our hearts and in our minds, specific steps we can take as mothers to educate and be role models for our children, goals and initiatives we can take as group and community leaders, and ultimately, where we can go from here. Our mission is to serve ALL women and we hope this discussion will help inspire real movement so we can be a part of the solution. Cheryl Lundy Swift is the founder and CEO of EduPower, an education consulting firm that empowers school and business leaders, teachers, parents, and students to reach their fullest potential through professional development, coaching and curriculum. Cheryl is an award winning educational leader, curriculum developer, motivational speaker and trainer. She has developed and delivered leadership, team building, and a variety of instructional topics to help transform leadership teams and instructional practices to improve culture and climate, instructional effectiveness, parent involvement and student outcomes for thousands of school leaders, teachers and students across the country. Most recently, Cheryl completed her tenure as a principal for one of her clients, Summit Academy Charter School in Brooklyn, New York. Summit Academy Charter School has received national attention on the Ellen DeGeneres Show where Ellen DeGeneres and Walmart awarded the school $25,000 and the biggest award ever given by the Ellen DeGeneres Show- 4-year scholarships for the entire senior Class of 2017. Cheryl has appeared on the Ellen DeGeneres show five times. She enjoys singing, dancing, live concerts, traveling, all things ‘Food Network’ and spending quality time with her family and friends. Cheryl resides in Westfield, NJ with her husband, Hassan. They are proud parents of their nephew, Sid and their calico cat, Dashboard. Tennille R. McCoy is a human resources executive, who translates overarching organizational vision and mission into specific human resources strategies that drive sustainable business results. Tennille has developed and managed human resources policies, initiatives, and programs for large organizations, including the Office of the Governor of New Jersey; Aramark, and UBS Financial Services. Currently, Tennille is Assistant Commissioner of Human Capital Strategies for the New Jersey Department of Labor and Workforce Development. In 2010, Tennille was elected as a District Committeewoman in Hamilton Township, New Jersey, where she focused on energizing young professionals in the political process. In 2011, Tennille was the first African-American nominated by the Hamilton Township Committee to run for Council. Tennille is an advocate for women, children, and community empowerment. She is a member of the Board of Directors for Mercer County Dress for Success, Mercer County Technical and Vocational School, and pass president for the Rutgers University School of Management and Labor Relations Alumni Association. She is a member of RWJ Barnabas Health Foundation, the National Congress of Black Women, and the New Jersey Association of Realtors. Dr. Patricia Red Hawk grew up in the San Francisco Bay Area—she hails from a long line of real estate professionals; her father was a Broker and Appraiser in Sonoma’s wine country, her grandfather was a Broker for over four decades and her great-grandmother “house-hacked” homes in the Cherokee territory of Oklahoma. Her own real estate career began as she learned to rehab houses, when working construction in the Silicon Valley. She paid her way through college by working full-time while also serving in the California Army National Guard. After a tour of duty in the Middle East, she was inspired to attend medical school. Dr. Red Hawk relocated to Philadelphia, PA and graduated from Temple University School of Medicine, pursuing residency training in Family Medicine. Today Dr. Red Hawk focuses her efforts as President of the Welliott Investment Group LLC, targeting the acquisition of residential and commercial properties in the Pacific Northwest as well as the Delaware Valley. She has recently relocated to Oregon with her wife Tamara, two children and three cats. She has very strongly held beliefs regarding BBQ, and is an avid sailor and surfer. Every February is known to say, “maybe this is the year I should buy a sail boat….” Kim Avant-Babb operates Babb Properties, LLC, a real estate development firm headquartered in Sicklerville, New Jersey that redevelops urban residential properties in her native Philadelphia in order to provide quality housing and build stable communities. On today’s episode, we talk with Whitney Hutten, who went from an accidental house hack to partnering in over $378M in real estate assets by aligning her vision with her husband and creating profitable relationships. We discuss the importance of vetting anyone you work with from turnkey providers and syndicators, to property managers and contractors and talk through all the tough questions one should ask when doing so. As investors, we can’t do it all and Whitney shares with us how she leveraged partnerships to grow and build her portfolio. Whitney is a real estate investor and personal finance trainer whose vision is to help thousands of families on their path towards financial independence. After purchasing her first rental in 2002, and hitting a home run, then nearly losing it all on her second deal, Whitney took control and figured out how to invest in real estate the right way. She realized that success must leave clues, so she studied, and using her skills in research and business operations and training, she replicated the very personal finance and wealth creation strategies the wealthy use to create financial freedom. Today, Whitney is a partner in $378M+ of real estate assets, including 3,000+ residential units (SFR, MF, MHP, and assisted living) and 1,430+ self-storage. She loves trail running, mountain biking, climbing and camping (really anything outdoors!). She’s passionate about spending time with family and friends.
