MINISODE What I Learned From My Feminist Dad Oct 26, 2021
    Show notes

After losing her dad at 17 years old, host Andresa Guidelli believed that she learned how to be a strong woman from her mother. After recently discovering that her father was a feminist, Andresa began to realize how much she truly learned from her dad and how this knowledge has helped shape her into the kick-ass investor she is today. In the years after her father passed away, Andresa’s mom did everything in her power to keep the family going. While her mom has been one of her biggest role models, Andresa wasn’t giving enough credit to her father. Growing up, Andreasa’s dad never forced gender roles on any of his three daughters. He would help with cleaning, cooking, and the children without hesitation, and he taught Andresa how to work with tools in his spare time. The time Andresa spent with her dad taught her invaluable lessons that have contributed to her adult life in countless ways. As a parent herself, Andresa vows to reframe gender roles for her son in the same way her father did to encourage her son to be whoever he wants to be. Tune into this week’s episode of The Real Estate InvestHER show to hear more about the impact Andresa’s father had on her life. Learn how you can redefine gender roles, build confidence, and leave the world a little bit better than you found it! Quotes • “I really thought that the way that I am right now and all I stand for was really because of my dad passing and seeing my mom running her own business, raising three children and being very very strong, and I was wrong with that. That was not what really impacted my life. It was what happened prior to that.” (04:32-04:59) • “There were no gender roles in our household.” (05:32-05:35) • “A lot of the things that [my father] did really impacted how I am right now because I had that role model that unconsciously formed who I am right now and especially who I am in real estate.” (08:35-08:59) • “My father as a role model formed who I am right now and who I am in real estate.” (08:40-08:59) • “As a future man, it is okay for my son to share his thoughts, cry, be upset, or have feelings that he can speak about with me freely that aren’t based on his gender.” (12:59-13:11) Your Voice Matters. How to Take Control of Your Renovations & Remodels with Dawn Matze Oct 22, 2021
    Show notes

“Construction touches every aspect of investing, and you can't get around it,” explains Dawn Matze, female general contractor and Founder of Woman Builder. Dawn has been a General Contractor and investor for over years. She engages in an eye-opening conversation with co-hosts Andresa and Liz about the underestimated importance of understanding contracting, investing and the endless ways the two intersect. In today’s episode, Dawn shares her profitable advice on what to do before signing a contract with a contractor. As a woman in the field, Dawn is well-versed in how male contractors might try to scam women out of top-notch construction services. She explains the significance of meeting with your contractor in person, as opposed to virtually, to get a feel for their professionality. She suggests questions to ask your prospective contractors such as: do they have insurance, an address on file, their own construction license as opposed to a shared license? The point Dawn drives home for women investors is to hire a contractor that you communicate well with and who respects you as an investor. Tune into this week’s interview episode of the Real Estate InvestHER Show for a conversation with Dawn Matze about identifying red flags in contractors, the proper way to remodel, and why you should NEVER pay a contractor in advance. Then, check out Dawn’s Facebook page where you can find her helpful hints on the language of construction, linked below! Quotes • “Some of the things that are so important for us as investors [is to] realize that construction touches every aspect of investing, and you can't get around it.” (09:49-10:05) • “I mean, if you have figured out how to manage a bunch of men, you can figure out how to make any investment work.” (10:29-10:33) • “So the thing I think women forget is to communicate directly with that contractor, as if he's part of your team.” (13:00-13:11) • “So, it's really important to know what kind of general contractor they are. Do they look you in the eye? Or do they look at your boobs? You know what I'm saying?” (13:37-13:46) • “One thing women need to remember is: don't remodel, flip.” (19:34-19:41) • “There's so many pitfalls. A guy can hold a license...but that might be their friend's license. You have to go into the contractor board in the state in which they hold the license and look it up. And make sure that if it's a company, then you ask them: what is the role that they have in that company? Are they a working general contractor?” (16:59-17:27) • “There's always potential for rip off. You have to keep your eyes and ears open.” (24:10-24:18) Connect with Dawn Matze: www.womanbuilder.com IG: @womanbuilderdawn https://www.facebook.com/womanbuilderdawn/ There are so many financing options for short term rentals but make sure you are talking to the right lenders!! MINISODE What Holds Women Back From Investing Oct 19, 2021
    Show notes

Whether you’ve been in the game for 10 years or you’re just starting out, there are likely roadblocks that are preventing you from reaching your true potential. In today’s minisode, hosts Andresa Guidelli and Liz Faircloth sit down to answer the question: what is really holding women back from investing? Most women would say the main factors hindering their success are lack of money and knowledge. While you do need money to make an investment, Liz explains that the biggest inhibitor for women is a lack of self-confidence. If you are unaware of where your confidence stems from, it will be challenging to attain the money or knowledge you need. Liz suggests taking a personality assessment to get clear on what drives your confidence the most. Once you have an understanding of how you work best, you can easily figure out the rest. In real estate, you can outsource most things, but you can’t outsource how you feel about yourself. Tune into this week’s Real Estate InvestHER minisode to learn how to take actions that honor yourself and build the confidence you need to transform into the master investHER you’ve always dreamt of becoming. Quotes • “What a lot of women will say holds them back is a lack of money and a lack of knowledge.” (04:32-04:35) “Lack of confidence is something that I believe holds women back more than money and knowledge.” (06:52-06:59) • “Everyone can lack confidence in different areas, and everyone can build confidence in different areas.” (07:10-07:16) • “For women that aren’t naturally risk takers or self confident, it doesn't mean you don't have confidence. It doesn't mean you can’t be confident, it just means you have to get it from something else.” (07:42-07:54) • “Honor who you are but don’t let it limit your advancements.” (10:43-10:46) Your Voice Matters. How She Scaled to 8-figures One Relationship at a Time with Jhanel Wilson Oct 15, 2021
    Show notes

“It is all about relationships and being an active listener, a good person and showing up for things.” This describes how Jhanel Wilson, founder and CEO of The Savvy REI, approaches smart real estate investing. Jhanel began her journey in real estate by flipping a duplex her father deemed unlivable. Jhanel saw an opportunity and took it, understanding the seemingly rundown house's worth. After navigating private and smaller loans to expand her property portfolio, Jhanel turned to commercial loans to land her four properties in her 20s. On today’s episode, Jhanel explains that the secret to understanding the real estate market in familiar or unfamiliar places is building relationships. Jhanel swears by making relationships, talking to resources, and exchanging connections to get you further in the real estate game. With this mentality, Jhanel has created an eight-figure portfolio and is on a mission to share her 17+ years of hard-earned lessons and personal strategies to help others do the same. Tune into this week’s interview episode of the Real Estate InvestHER Show for a conversation with Jhanel Wilson about how she built herself from the ground up by creating lasting relationships, listening to her clients and the market, and making connections to get a more well rounded idea of the areas she is investing in. Then, check out Jhanel’s e-book titled Invest in Real Estate with No Money Down, Using High Limit Credit Cards to learn even more about her approach! Quotes • “I talk to people who are in that receiving mindset. I will talk to them for free if they are in that mindset.” (23:30-23:37) • “A lot of what we are missing is information.” (23:54-23:56) • “Really what matters is the presentation and the perception.” (28:55-29:00) • “I think the most important thing in relationships is listening to people, being an active listener.” (36:51-36:57) • “If you connect people to other people, that helps with relationships because then they help you connect as well. So it is all about relationships and being an active listener, a good person and showing up for things.” (37:15-37:28) • “The way I have been able to confidently do this is knowing that I have guaranteed rent from section 8.” (41:03-41:14) • “I need my tenants just as much as they need me.” (42:02-42:08) Connect with Jhanel Wilson: http://jhanelwilson.com/ https://www.instagram.com/jhanelwilson/ https://www.linkedin.com/in/jhanel-wilson-039230209/ Your Voice Matters. MINISODE Is Positivity Always Positive? Oct 12, 2021
    Show notes

In the age of social media, we are constantly presented with the best images of everyone's lives and expected to draw comparisons to our own. The pressure to be positive at all times is often overwhelming and unrealistic. According to hosts Liz Faircloth and Andresa Guidelli, the discrepancies that stem from social media culture begs the question: is positivity always positive? In a hyper-positive world, many women are conditioned to feel gratitude in every situation, even the negative ones. But the reality is that there are many moments in real estate that are not all sunshine and rainbows. Rather than suppressing your emotions, Andresa suggests embracing them. Whether it be anger, sadness, or resentment, Andresa explains that it is important to identify and admit what the real emotion is. Once you can acknowledge how you truly feel, you can begin to overcome your challenges in a positive way. As women investors, we are doing big and impactful things with our lives. That is why we have a responsibility to be our best selves. Tune into this week’s The Real Estate InvestHER minisode to learn how to better navigate life's imperfect moments. Quotes • “Needless to say, living a positive life is better than living a negative life.” (01:28-01:35 | Andresa) • “In the social media world, we see all the best of people’s lives on display and then we compare it to our raw lives and then there is a discrepancy.” (02:08-02:20 | Andresa) • “Acknowledge that there is a feeling and rely on your core group that you are able to be vulnerable with in order to get out of it.” (10:20-10:34 | Liz) • “Women who are on the path of investing to create financial freedom are doing big things. And that comes with the responsibility to be our best selves. How can you do that if you're not acknowledging your own feelings, and the feelings of those around you?” (14:12-14:32 | Liz) Your Voice Matters. Social Impact: Investing Beyond the Numbers with Anna Kelley, Giang Nguyen & Pili Yarusi Oct 08, 2021
    Show notes

On today’s episode of The Real Estate InvestHER Show, Liz and Andresa welcome three guests: Anna Kelley, Giang Nguyen and Pili Yarusi. Together with Andresa, these three women have created the Trailblazer Project, a real estate syndication inspired and led by women. Their goal with this project is to honor the past, leverage the present, ignite the future, and create a meaningful investment opportunity for other women who want to make a social impact. Anna got started in real estate investment over 20 years ago and used her investments to retire from her 9-5 job at the age of 44. Now, Anna is able to pursue her true passion: helping other women create the financial freedom they need to radically transform their lives. In today’s episode, Anna explains that sometimes it’s the small things that make the biggest impact. She urges listeners to think about the small ways that they can make a difference in the lives of their tenants, such as bringing a pack of diapers to a mama who’s struggling to get by. www.ReiMom.com www.GreaterPurposeCapital.com Pilialoha (Pili) Yarusi has made it her life’s mission to “Lead with Aloha.” A wife and mom of three magical kiddos, Pili is also a Large Multifamily Owner, Operator and Syndicator. She and her husband Jason founded Yarusi Holdings LLC, a large multifamily investment firm. They have over $75M in AUM across over 850 multifamily units. Pili encourages listeners to reframe their “yes, but…” mindset and take the leap into what they are truly passionate about. In her words, “Why would you wait to live? Why would you wait to give?” https://www.yarusiholdings.com/ Giang Nguyen is a scientist and real estate entrepreneur. With over ten years of experience as a researcher, Giang is highly skilled in collecting and analyzing complex data, as well as building and employing financial models. She applies this data-driven approach to helping guide the Trailblazer team in identifying key markets across the US and underwriting multifamily syndication opportunities. Giang tells numbers-focused listeners to add a line in their calculations for whatever social cause rings most true to them. She explains that this is an easy way to start making a meaningful impact with your earnings. https://www.instagram.com/thatsalsainvestor/ To learn more about our about these incredible women and the Trailblazer Project, check out this link: https://www.therealestateinvesther.com/trailblazer Quotes • “In order to really create financial freedom and have that balance, we have to have a truly compelling vision of what we want our lives to look like.” (08:08-08:15 | Anna Kelley) • “It’s not worth it to me to do a deal just to do a deal….The beauty about living within your purpose and creating true financial freedom is it allows you to say, ‘What do I want to do? What fuels me? What am I passionate about?’” (10:04-10:20 | Anna Kelley) • “What’s in your heart, what you love to do, who you love to help: that is what’s going to get you up in the morning.” (12:36-12:43 | Pili Yarusi) • “You don’t have to wait to make a social impact.” (18:25-18:28 | Giang Nguyen) • “I think we tell ourselves we can only do so much instead of saying, ‘How could I make an impact even in a small way?’” (23:07-23:12 | Anna Kelley) • “Tell yourself, ‘I have all the time in the world’ even if it doesn’t sound truthful….You can make it truthful for yourself by creating that mindset shift, telling yourself you do have all the time in the world, and then going out and creating it.” (26:54-27:20 | Pili Yarusi) • “If you're the running numbers type of person, add that one line in your calculation. Hey, you have cash flow of x, right? Add that one line. Don’t name it “Social Impact”; that’s too big. Name it for whatever cause you want it to be.” (30:35-30:55 | Giang Nguyen) • “Why would you wait to live? MINISODE Why You Should NOT Invest in Multifamily Oct 05, 2021
    Show notes

Are you thinking about investing in multifamily properties? While there is a lot of money to be made in this type of investing, it may not be right for you. In today’s episode, your hosts Andresa Guidelli and Liz Faircloth share their reasons why you should NOT use your money to invest in multifamily properties. Before you begin your investment journey, Liz explains that you need to set clear and concise money goals. Think about where you want to be in 5, 10 and 15 years from now and set your goals with the understanding that multifamily is a long term asset that takes years to generate passive income. Another factor to consider is the barrier to entry in the multifamily realm. In a hot market, new investors are having a difficult time finding and closing deals. Rather than doing what everyone else is doing, Liz suggests creating unique solutions in other types of real estate like affordable housing. Tune into this week’s episode of The Real Estate InvestHER Show to learn about alternative ways to start your investing business and why multifamily investing may not be the right choice for you. Quotes • “The more doors you own doesn't necessarily mean you're going to make more money.” (06:03-06:06) • “When you buy multifamily, it means a lot of work and if you don’t do your numbers correctly, they may never cashflow.” (07:55-08:01) • “Multifamily can be great but it is a long term asset.” (08:18-08:20) • “Observe what people are doing and do something different.” (10:46-10:49) • “Just because everyone’s investing in multifamily doesn’t mean that's the only thing you can do to make money.” (11:20-11:24) Your Voice Matters. We can all do hard things.” (10:15-10:18) • “There have been many times in my life that I have thought why me? …but [with support and prayers] during that time, we felt like superheroes. Why not us?” (10:33-10:55) • “I opened four Airbnb’s in four months using the Arbitrage model…[and] I’m so grateful to people who taught me to be creative with financing, who taught me to be creative with contracts.” (33:30-34:28) Connect with MeiLani Hock: https://whynotmeacademy.com/speaking/ https://www.youtube.com/watch?v=bfWVM4aad9A&t=11s https://instagram.com/MeiLaniHock https://www.instagram.com/whynotmeacademy/ https://www.facebook.com/meilani.hock What is really unique about Avery Carl and the Short Term Shop is that they train each and every one of their clients on how to manage their short term rentals remotely from anywhere, without having to employ a property manager (in short term rental, the average management split is 25-40% of the GROSS INCOME, which is a ton). MINISODE How to Stop Doing Everything Yourself Sep 28, 2021
    Show notes

How will your business be impacted if you continue to do everything by yourself? For host Andresa Guidelli, working from sunup to sundown exhausted her of all energy to the point where her business began to suffer the consequences. When she opened herself up to the idea of asking for help, she was pleasantly surprised at the positive impact it made on her real estate career. In today’s minisode, your hosts share their advice on how to get over the fear of asking for support. As women, many of us have been trained to believe that if we can do it, we should do it. In order to take your business to the next level, Andresa explains that it is crucial to spend less time doing mundane tasks and more time doing the things you are excellent at. Rather than feeling shame, Liz suggests looking within yourself to understand why you are attached to unnecessary tasks. Once you are able to ask for help, think about one thing in your personal and professional life that you need to let go of and pay someone else to do it for you. A little bit of help goes a long way! We can’t do everything alone. That’s why it is necessary to create a reliable support network in both our personal and professional lives. Tune into this week’s episode of The Real Estate InvestHER Show to learn how to alleviate unneeded stress by choosing to not do everything yourself! Quotes • “To be honest, it’s a pleasure to not have to do everything by myself.” (03:43-03:47) • “I am totally fine because I am only focusing on things that I am very good at.” (04:01-04:07) • “It’s really helpful to know why you are the way you are so you can move past it.” (06:17-06:22) • “You won’t get bigger if you don't start hiring.” (07:44-07:51) How To Join the InvestHER Movement  1) The Real Estate InvestHER Podcast - The weekly show details the journey of some of the most amazing women real estate investors around the world, who open up their lives and share practical and strategic tools for growing a rental portfolio, flipping houses and the mindset that allows them to run a successful investing business while taking care of their families and most importantly taking care of themselves.
