Surprise Housing Slowdown (Part 3) | Harris US Tour Day 15 Jul 21, 2021
    Show notes

    6. Monitor the New Construction starts in the areas you sell. NewHomeSource.com can help you with this but you can simply Google 'New homes in __zipcode__ and change your zipcodes until you find what's going on. Who's building what and where? SOME MLS's list new construction, some don't and even if you have it in your MLS it won't have ALL the new construction so you still need to do your own homework. According to a report out this week, new housing starts are up by 19.4% year over year, which is the highest level since 2006. When you see more homes being built, your market may be adjusting because supply will start to meet demand.

What is the definition of a BALANCED Market? We'll look at 7 indicators so you'll know it when you see it. Warning: Point #2 is pretty analytical, so get your pencils sharpened.

Currently we have a Seller's Market: There is more demand than supply. This causes multiple offers, over listing price sales and not enough choices for buyers.

In a Buyer's market, it's the opposite. That's what we had during the Great Recession and the Housing Crash from 2007-2012.

So what's a Balanced Market? Economists, NAR and analysts define this most simply as : when supply and demand are equal. Here are seven ways to tell when this has happened:

    1. Prices remain stable or grow modestly, usually in sync with inflation, ranging somewhere between 3-8% per year, NOT what we've seen lately with between 12 and 24% year over year.

    2. Economists agree that a 6 month supply of homes indicates a balanced market, and that when inventory grows to more than 6 months, it becomes a buyer's market, less than a 6 month supply means it's a seller's market.

A special shout out to all of our fantastic podcast listeners, coaching members, coaches and eXp family here in Idaho. We really enjoyed meeting all of you! Keep up the great work being the leaders in your beautiful city.

Reporting live, traveling between Boise and Kennewick, we discuss the next few things you have to be monitoring to see if YOUR market is experiencing a shift, a slowdown, an adjustment.

    2. Monitor the average Days on the Market where you sell. Are they going up or down? Does it depend on the price range, the zip code, the county? Days on the Market can vary greatly depending on the subject property, so drill down and be specific before each and every listing appointment. Your town might have an average DOM of 40 but the neighborhood you're going on an appointment in could be only 3, or the opposite. When you see DOM increase, your market is shifting towards a less competitive one.

    3. Watch the number of offers that active listings are receiving on average. Your Board of Realtors, your MLS and your local housing news all report on this regularly. Again, it will depend on the same factors we discussed on point #2. In most markets, the higher the price, the fewer offers the home will get but this is not always true. In the beginning of this year, homes were receiving more than 20 offers but in many markets this has decreased significantly. When buyers are less and less likely to compete, your market is shifting toward a more balanced market.

    4. Watch for the percent of sales that received competing offers. It's not 100%. Redfin recently reported that just under 40% are currently receiving competing offers. When you see this continue to drop, you're seeing a market shift.

    5. Monitor the number of Purchase Mortgage Applications. This is an indication of buyer demand. For example, according to the Mortgage Bankers Association this week:

"Purchase applications increased last week, but average loan sizes decreased to their lowest level since January 2021. We continue to see ebbs and flows as housing demand remains strong but for-sale inventory remains low. However, lower rates may be helping some home buyers close on their purchases, especially first-time home buyers. The year-over-year comparisons were down significantly for both purchase and refinance applications, as they were relative to a non-holiday week in 2020."

If applications (not refinance, just purchase), continue to decline, you're seeing less buyer side demand and your market is shifting.

Surprise Housing Slowdown? | Harris US Tour Day 13 Boise, Idaho Jul 20, 2021
    Show notes

Today we're meeting with friends, coaches and clients here in Boise at the Riverside Hotel, talking about real estate trends while watching the 'river surfers' and the ducks. Zoë rates the french fries here 'best ever'...but after all, we are in Idaho, the potatoes better be good!

Forbes, CNBC, USA Today, Wall Street Journal, Redfin and others all are suggesting this, so let's deep dive into what's actually happening out there...

    From the Wall Street Journal:

"An uptick in inventory, especially at the high end, is bringing a crazy seller’s market back to earth."

    From Norada Real Estate Investments:

"The decline in time-on-market has slowed for the first time in nearly four months, indicating that some properties are sitting on listing portals for a little longer. These market trends point to a positive development for buyers as we enter the crucial home buying season of 2021. Additionally, compared to last year, the number of newly listed properties is also increasing, and the sharp inventory losses of recent months have moderated. The net result has been a deceleration in the growth of listing prices. While home prices are still rising at a double-digit rate, they have passed their peak growth rates."

How do you know when your market is adjusting?

What are the factors you need to be monitoring?

We'll answer all three of these questions on today's podcast (maybe tomorrow's too!)

    Six Key factors to monitor:

    1. Monitor the number of new listings coming on the market this week versus last week. Know the total number of listings your market 'usually' has. For example, in Austin, active listings have been hovering between 1500 to 1700 for at least 6 months (I watch this daily) and this week, Austin just hit 1809 Actives. That's a noticeable shift. (Use your MLS Hotsheet or ListReports.com). When you see the number of new listings increase, your market is shifting towards a balanced market, or at least a less competitive one.

How Can EXPI Give So Much?

Simple. EXPI has centralized administration and no physical offices. It’s all done in a virtual world created by Virbela (now owned by EXPI).

No physical offices and centralized administration cut significant costs. EXPI passes those savings to the agent.

Another contributing factor is agent acquisition cost. Competitors like Compass pay top dollar to sign top producing agents. EXPI pays zero upfront!

Not only is zero capex growth good for EXPI, it’s good for the agent. Getting a windfall of money generally leads to what Bono, singer of U2, called “Moving House”

EXPI Is Not A Pyramid Scheme or Illegal MLM

According to the FTC, a pyramid scheme “compels individuals who wish to join to make a payment.”

Yes, eXp compels individuals who wish to join to make a $149 start up fee. Afterwards, eXp compels agents to pay $85/ month to use their platform. But does that mean they are a pyramid scheme?

I mean Costco compels individuals who wish to join to make a $60 or $120 payment (which is paid yearly). Is Costco a pyramid scheme?

No. That membership fee subsidizes Costco’s pricing. The fee incentivizes members to be repeat customers. There is value in that payment.

There is value in EXPI’s payment as well. One has access to kvCORE CRM, which normally costs individual agents $300-499/month. Website creation is included. Automated call/text/email is included. And an extraordinary amount of educational content is available 24/7, unlike brick and mortar brokerages.

But accusers then point out that eXp “promises its new members a share of the money taken from every additional member that they recruit”. That is a sure sign this is a pyramid scheme, right?

By itself, no. eXp does promise its members a share of the money generated by each additional member that they recruit. The “down line” goes 7 levels. But the agent has to perform (close sales) to get money to go up stream. That caps at $8k/agent/yr, so exp paying out up to ½ its commission split.

That brings me to my next point: pyramid schemes seldom involve sales of products or services with value.

Real estate agents have been providing a useful service for over 100 years. Home sales is a tricky process. Homes are most people’s biggest asset. The experience is so infrequent for most, that people can’t build the domain expertise to do it themselves. So help IS needed.

The people working for pyramid schemes try to promote the actual company instead of the product they are selling. Sure, there are people in eXp that focus solely on recruiting. But it’s a small fraction. And for anything to happen upstream, real estate transactions with the PUBLIC need to happen.

Think of it like this: a run-of-the-mill pyramid scheme is based on the number of people recruited and sales directly to the RECRUITED. Nothing is sold directly to the agent in EXPI. Money generated is based on transactions of sales with the PUBLIC.

Lastly, the vast majority in a pyramid scheme lose money. With EXPI, that is the opposite. Everyone makes more money than they did with previous brokers almost unanimously because of better splits.
