Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children.

Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives. The couple is constantly asked about how they balance their entrepreneurial and real estate journey while raising their kids. The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community.

Julia & Gino discuss the importance of choosing a partner that shares your core values and goals, and why it is so important to have your core values help you with decision making and setting goals.

Our core values are our deeply held beliefs. We can use them to easily make our decisions in life… sometimes we don’t know what our core values are or just never thought about them. When we find ourselves struggling to make decision - it may be time to reevaluate our core values, then ask ourselves “Am I living according to my values…” They can be used as a guide for our behavior, decisions and Actions.

We can’t force values on others. But we can live by example and hope those around us notice and adopt those values.

Mike Taravella and co host Will Coleman interview Joe Fairless Co Founder and Partner of Ashcroft Capital.

Key Information:

When Joe first started he learned valuable lessons, for example your investments need to be well capitalized. You shouldn’t rely on the cash flow of the property for your capital expenditures. He was also not as focused on the quality of areas he invested in.

He now focuses on deals that meet his medium income and crime requirements.

As Joe’s business has grown he has brought on new team members on the acquisition and underwriting side.

On the asset management side Joe has gone from working on the property himself to hiring a team that is still very hands on for the properties they are managing.

Hiring is key when it comes to creating your company culture. Joe mentions that he asks himself “knowing what I know now would I hire this person” after they have worked for the company for a few months. If the answer is no, it may be time to go in different directions.

Welcome to the Movers and Shakers Podcast. In this episode, learn how Hendra & Mercy use the 3 T’s, (Time, Treasure & Talent) to create success in Multifamily Real Estate. Coming as a foreign student to the US, Hendra & Mercy earned their degree from San Francisco State University. After graduation, Hendra has worked in Pre-IPO startups, Fortune 50, and Big 4 corporations while Mercy worked in the hospitality industry and successfully operated multiple restaurants.

After investing in Single Family on the side to save for their son's college fund, they realized that it's not scalable fast enough. It prompted Hendra & Mercy to start looking into Multifamily by late 2018 and finally decide to jump in by mid-2019 with Jake & Gino.

To date, Hendra & Mercy have been involved in 4 projects with a total of 771 units as both General and Limited Partners.

During these trying times, the fixed mindset is exposed, and many people revert to casting blame and judging others. Julia & Gino discuss the difference between a fixed mindset, one that casts blame and judgment, versus a growth mindset, one that is focused on growth, hard work, and seeking solutions.

Gino shares his story of selling the restaurant, and how fortunate he was to exit before the pandemic hit. He has empathy for all the small business owners who are clamoring to reopen the economy, fearful that they will lose everything that they have worked so hard for. On the other hand, he also empathizes for all of those who have fear for the virus and want to continue to lock down the economy.

In life, those with a growth mindset will lead a more fulfilling life, and will continue to challenge themselves and step out of their comfort zone.

Solutions will only be created by utilizing the growth mindset!

Vinney got started in senior living due to the “silver tsunami” coming. 10,000 baby boomers will be turning 65 plus each day.

Vinney is involved in two areas of senior living:

Active Senior (55+ only communities).

Assisted Senior Living with memory care.

Vinney has seen a bit of a pullback on leverage when looking at construction financing, in the ballpark of 75% to 70% LTC.

Senior living has an opportunity to improve the quality of senior living communities. Making sure the amenities are high quality and the type of amenities this generation will want.

Now is the time to get into the game. This downturn is presenting an opportunity to new and old investors. Even if you think you can’t afford it you have to take action.
