Oren Klaff who is one of the world’s leading experts on sales, raising capital, and negotiation, having spoken at companies like Google, Xerox, and Cisco on these subjects. His first book, Pitch Anything, is considered “required reading” throughout Silicon Valley, Wall Street, and the Fortune 500, with more than one million copies in print worldwide. He has written for Harvard Business Review, Inc., Advertising Age, and Entrepreneur and has been featured in hundreds of periodicals, podcasts, and blogs.

Previously, Oren was at Geyser Capital Markets, where he led more than 120 private finance engagements, that raised more than $500M in capital for acquisitions. Oren has a 360 degree view of how a company can maximize value for its shareholders via raising capital, selling their company, and / or growth via acquisition. Industry experience includes: healthcare (IT, services), media, technology, financial services and consumer products. Representative engagements below:

Key Information:

Access to jobs and walkability are very critical when evaluating land

Newly developed builds in the surrounding market with rents per sq ft between $1.40-$1.50 and 200-300 units are ideally for new development

To develop you need to understand city zoning and planning

Entitlements: A specific plan or use a city has for a the land or building

Nashville B-C Acquisitions = $70-$100k per Door

Nashville New Build = $150k per Door

Land prices increases due to compressing cap rates due to demand

The less barriers with the land, the more costs saved to prepare it for sale

Civil engineers help promote your plans to the city

Land sales haven’t slowed down during the pandemic due to leasing is 36 months from now

Small developers leverage local banks for financing

Expert Pro Tip: Submit offers on deals and provide feedback to the brokers, especially if it is an off-market opportunity.

Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children.

Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives. The couple is constantly asked about how they balance their entrepreneurial and real estate journey while raising their kids. The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community.

In this show, Julia & Gino share how mothers not only impact the family, but have a huge impact on all of us. They both share stories of their mothers, and how they shaped their lives. Julia also shares her trials and tribulations as a mother, and tells all moms out there that it can be lonely at times, but it all comes back to the lasting impact that we have on our kids.

We can also look back at our relationship with our mothers and now realize what struggles they had, and see that they were doing the best job that they could at the time. One of the most important factors is to determine what you want, and become clear with why. Mothers are not championed as much as they should be, and we are here to tell you that we think they have the most important job in the world.

Mr. Childers is a Managing Member of Cedar Rock Capital based in Nashville TN. Mr. Childers has over 15 years of experience in real estate investing in Middle TN. He was 25 years old the first time he partnered and purchased his first rental property. At 27, he formed another partnership and secured University Lofts, a 114 unit property in Murfreesboro TN, which allowed David to learn the business in all aspects. His most recent purchase was Hilburn Apartments, a 86 unit complex located in Pensacola, FL.

RCRE - Underwriting For The Future with Rob Beardsley May 13, 2020

Mike Taravella and co host Will Coleman interview Rob Beardsley founder and principal at Lonestar Capital.

Key Information:

Rob identifies three major levers of underwriting he is looking at in order to better prepare his underwriting on future acquisitions. Those three levers are:

Stabilization timeline - Having a realistic time frame of when you will make the improvements of the property, increase rents, and get your occupancy up. Don’t assume everything will be perfect in one year. Rob underwrites at 0% rent growth during the first 24 months of the stabilization timeline.

Going in Vacancy Rate - Things are uncertain in the market right now, there is a possibility of an increase in vacancy and it is important to stress test this number to see how it impacts your model.

Hold period - If you were underwriting at a 5 year hold period now stress test it to 7 years. Which will automatically impact your IRR.

Rob and his team have not changed the level of return they are looking for on a deal.

When underwriting make sure you understand how you are valuing the property upon sale and that you are not being over aggressive.

Make sure you understand your cap ex budget. Rob recommends doubling whatever the lender will require in reserves.

Expert Pro Tip: Build a ton of relationships and do lots of due diligence.

Gino discusses the other pandemic that is slowly overtaking society, the assault on the family, and daughters who are being neglected by their fathers. Dads, it’s up to you to stand up and fight for your daughters! It is your duty to show them that you are the leader, you are the authority figure in their life and it is up to you to protect your daughter against all the evils in this world.

Your job is to protect them, raise their level of expectation for their life, show your true love and admiration for them, and sometimes, just be there for them when they are going through a rough time. It is the most important job you will ever have!

I love the quote from the book Strong Fathers, Strong Daughters “A hero is doing what is right even in the midst of anguish.” Sometimes, dads have to do what is right, even though it may not be the popular decision, but your daughter will thank you in the long run.

RCRE - Following the Data with Robert Durham and Jordan Brooks May 06, 2020

Mike Taravella and co host Will Coleman interview Robert Durham and Jordan Brooks with ALN Apartment Data.

Key Information:

ALN provides data to apartment owners throughout the country.

DFW: About 82% of tenants paid rent in April compared to 90% in March. Occupancy still looks strong, Jordan is not seeing a drop in Occupancy for Dallas so far.

Atlanta: Rents have increased about 0.2% in 2020 compared to about a 2% increase in 2019. Jordan is not seeing a large jump in concessions as of yet. Demand is looking good in Atlanta.

Orlando: Rents in Orlando have been flat for a while with rents growing less than 1% per year for the last couple of years. Robert believes there will be some investment opportunities in Orlando due to the negative impact COVID-19 will have.

Phoenix: Rent growth in the first quarter was 2%. Rent concessions are being less prevalent. They are also seeing a strong occupancy of approx. 92%.

Nashville: They have seen a negative absorption in the first quarter of this year. Stabilized class A has seen a 2% drop in occupancy. Nashville is a very active market with a strong supply being added.
