    Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children.

    Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives. The couple is constantly asked about how they balance their entrepreneurial and real estate journey while raising their kids. The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community.

    In this lesson, Julia and Gino share their journey of teaching their children the often neglected skills of money, finance, and investing, which are omitted in today’s public schools. Jake & Gino created a Youth Academy to address the inequities of lack of financial education in the classrooms, and have included lessons for adults as well.

    What is included in the Youth Academy? For starters, what can parents do right now to begin the journey, what life skills can they teach their children, what are some powerful habits to create around money, what is money and how to take control of it, and so many more vital topics.

    The goal of the Academy is to present money and investing in an easy to understand format, where young adults have a framework to begin implementing the lessons in their daily lives to improve their financial situation. These lessons have been created by us, and they have led to our financial freedom and the ability to help others achieve the same level of success.

    RCRE - Cracking Mobile Home Parks with Ekatarina Stepanova Jul 15, 2020

    Will Coleman and Mike Taravella interview Ekatarina Stepanova of M2K Partners.

    Key Information:

    Mobile home parks are divided into lots which have homes owned by either the park or the tenants.

    Mobile homes are considered personal property and not real estate. When underwriting mobile home parks, only underwrite the lots and do not include the homes. Banks typically do not lend on homes in parks because of their rapid depreciation. Look to optimize the infrastructure in the park: septic tanks, clubhouse, roads. If possible utilize the city in regards to sewer, water, and electricity.

    Key Information:

    Accountability: Keep in constant communication with your property management team in order to address any problems as soon as they occur.

    Key Performance Indicators to look at: Occupancy, Delinquency, and Marketing.

    Communicate and be a resource to your residents so that you always have a pulse on how the property is performing.

    Establish a budget so you can see when you are under or over your usual metrics for the month.

    Utilize accounting and property management software in order to keep organized records of the property’s performance.

    Focus on financial metrics which lenders and brokers will look at in the future.

    Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives. The couple is constantly asked about how they balance their entrepreneurial and real estate journey while raising their kids. The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community.

    In this episode, Julia & Gino share their main takeaways from the Greatest Salesman in the World. The book is a beautifully written parable with advice to improve your life. The author has laid out the advice and shared his words of wisdom through ten ancient scrolls.

    Scroll #1 – Today begins a new life. He is reborn. Read the scroll for 30 days before moving on and implement teachings. Create new empowering habits, and the reading has become a habit.. Take the messages seriously even if they are simple.

    #2 Greet the day with love in your heart. Look on all things with love, the sunset. Laud your enemies and encourage your friends. Love yourself. Don’t allow your heart to become bitter. With this one skill, I will become the greatest salesman.

    #3:Persist until I succeed. Each day is one blow against a mighty oak. Keep chopping away. Remove words such as quit, impossible, unable, cannot, hopeless, retreat. Each obstacle is a detour. Greatest principle “If I persist long enough, I will win.

    #4:I am nature’s greatest miracle. No one else is like me, or has my gifts. I am unique. I was brought forth with a purpose. Focus on work at work and home at home. I have unlimited potential, but I need to work and get better. Showcase my uniqueness. I was conceived in love and brought forth for a purpose.

    #5:Live this day as my last. Enjoy the beauty, don’t remember yesterday or worry about tomorrow. Yesterday is buried forever, forget it. Procrastination I will destroy with action.

    If it is my last day, it will be my greatest monument. I will make more calls, sell more goods. And if it isn’t my last day, I will fall on my knees and give thanks

    #6: Master of my emotions. “Weak is he who permits his thoughts to control his actions. Stong is he who forces his actions to control his thoughts.

    Sing if depressed, laugh if sad, work hard if you are afraid, think of past success if you feel like a loser.

    Also, think of the prospects mood and emotions. Don’t judge a person on one meeting

    I will become a master of myself and my destiny.

    #7: I will laugh at the world. Laughter puts everything into perspective. Don’t take yourself too seriously. Only with laughter and happiness can you become a success.

    #8: Today I will multiply my value a hundred fold. Set goals for my life. Plan. Focus on yourself and not others. Don’t compare your results with others. You are competing with yourself. Be humble, continue to grow and learn.

    #9: Take action. Everything else is useless unless you take action. Action is the food and drink which will nourish my success. Repeat “I will act now, I will act now, I will act now!” Say them before you go out, when you hit a road bump, Tomorrow is the day reserved for the labor of the lazy. Success will not wait, if I wait she will seek out another. This is the time, this is the place, I am the person!

    #10: Pray, ask for guidance.Don’t pray for material things, pray for guidance, to be shown the way to acquire things and opportunities.

    Let me become all you planned for me when my seed was planted and selected by you to sprout in the vineyard of the world. Help this humble salesman. Guide me God!!

    The advice may appear to be simple, but implementing it will yield an abundant life!

    RCRE - Don’t Be Afraid of Retail Real Estate in Nashville with Tyler Cauble Jul 01, 2020

    Mike Taravella and Will Coleman interview Tyler Cauble of The Cauble Group.

    Key Information:

    Gain an edge in multi-family by learning how to underwrite commercial and retail properties.

    Good retail deals allow you to lock in long term leases with high credit tenants.

    Commercial lease agreements can vary significantly depending on the tenant.

    To get agency financing for mixed-use properties, at least 75% of the income must come from the multi-family portion of the property.

    Right now the typical commercial loan will be 12-18 months IO, 20 years amortization, and have a 4% interest rate.

    Commercial loans include the cost of renovations.

    Smaller units in commercial spaces are starting to trend as a result of COVID-19.

The couple is constantly asked about how they balance their entrepreneurial and real estate journey while raising their kids. The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community.

    In this episode, Julia and Gino discuss how to set and accomplish priorities in your family and business life. A priority is defined as a thing that is regarded as more important than another. You need clarity on what they are for you and in what order you need to set. They can and will change as you change and those around you. As your kids get older, their needs will change. You will constantly be reassessing them often.

    When we run too thin and try and do everything we eventually get burned out and become unsatisfied with our life. The objective is to create priorities and to stick to them to avoid getting burned out.

    Boundaries are vital to setting priorities, and being able to say no will allow you to focus on what is important to you.

    Here is a framework to follow when establishing priorities:

    Figure Out What's Most Important To You. ...

    1. Create An Action Plan.
    2. Designate Specific Time Slots For Tasks.
    3. Determine How You Want To Live Your Life.
    4. Talk To A Mentor..
    5. Map Out Your Daily Tasks.
    6. Eliminate Distractions.
    7. Take Time To Reflect and re-assess.
