    WBP - Value-Add Property Management with Logan Rankin Sep 23, 2020

    Will Coleman and Mike Taravella Interview Logan Rankin of Rankin Enterprises.

    Key Information:

    Play the long game: You have to build up your infrastructure and education before you can really get moving in Real Estate.

    Invest in banking relationships: Develop relationships with your bankers by setting up meetings and periodically sending them updated financials.

    Target properties with bad property management and develop detailed systems and processes.

    Reach out to tenants in the first ninety days. This will go a long way in making sure they feel valued and decrease the overall rate of turnover for a property.

    Use tools like appfolio, dropbox, and google drive to keep detailed records of how properties are performing.

    Keep your employees accountable. Be transparent so they are aware of when they are doing what they are supposed to do and when they are dropping the ball..

    Doug and Jill Reddell are multifamily investors with a rental portfolio of 181 units in Nevada and Oregon. Their properties range in size from 2 units to a 117-unit property bought with a co-owner.

    They live with their two young boys in Reno, Nevada. Doug was an Aerospace Engineer in Los Angeles for more than two decades until 2015, when he shifted into self employment with an investment into a small business. And Jill worked for the University of California Los Angeles where she helped to form a major research initiative called UCLA Grand Challenges.

    RCRE - Construction 101 with Jorge Abreu Sep 16, 2020

    Will Coleman and Mike Taravella Interview Jorge Abreu of Elevate Commercial Investment Group.

    Key Information:

    The value of having a construction company in multi-family real estate:

    1. The ability to feel comfortable buying a value add property that requires a heavy lift
    2. Being able to come in with a better offer as a result of having precise estimates of capital expenditures needed.
    3. The necessity to develop detailed systems and processes which can be put in place throughout the entire company.

    Main items to look at during due diligence: roof, foundation, plumbing, boilers and chillers, electrical wiring, mold in the interiors.

    Plumbing is the most commonly overlooked line item during due diligence in multi-family.

    Come out of due diligence knowing exactly what needs to be fixed, how long it will take to be fixed, and how much it is going to cost.

    Make sure to find qualified professionals to help identity problems when looking at value-add properties.

    It is so easy for us to judge, assume and point out everything wrong with the way people act, speak, think and do everything. I’m noticing the more we do this the less we take care of how we act, think, speak, and do things. I wonder if we do this as an excuse not to work on our personal development.

    What if we shift our focus from them to us…what would we see?

    AJ Harbinger is one of the world’s top relationship development experts. His company, The Art of Charm, is a leading training facility for top performers that want to overcome social anxiety, develop social capital and build relationships of the highest quality.

    Raised by a single father, AJ felt a strong desire to learn about relationships and the elements that make them successful. However, this interest went largely untapped for many years. Following the path set out for him by his family, AJ studied biology in college and went on to pursue a Ph.D. in Cancer Biology at the University of Michigan. It was at this time that he began to feel immense pressure from the cancer lab he worked in and began to explore other outlets for expression. It was at this point that The Art of Charm Podcast was born.

    The Art of Charm Podcast would go on to become one of the largest and most successful lifestyle podcasts in the world. What started out as two graduate students conversing and laughing in a basement in Ann Arbor has turned into a top rated podcast and highly sought after coaching business.

    Today, AJ and his co-founders teach people from all over the world how to create, develop, and maintain top business and personal relationships. It is often said that the best learning can be found in teaching a subject – for AJ, it was in coaching others towards success, that he was able to rekindle his own confidence and passion. The love of science and the desire to understand relationships at an elemental level had stopped being separate paths and interests for AJ and now merged into a single focus.

    From an early age, Johnny Dzubak was driven by passion. He grew up in Greensburg, Pennsylvania, a town strongly associated with coal mining, and in a family that had been solidly blue-collar since it had come over from the Old World. Over the last 40 years, many of these towns have become economically devastated, and Greensburg was no different. Searching for an opportunity, Johnny left home at the age of 21 for Chapel Hill, North Carolina.

    There, Johnny worked in promotions and publicity for musicians and shows and learned the art of persuasion and influence. But boredom crept in and Johnny began to take an interest in self-development. Never one to take things lightly, he went “all in” and began reading and learning about the subject voraciously.

    The research into self-development, combined with this on-the-ground experience dealing with people on a daily basis, led to a gig, as Johnny took a part-time position up in DC helping a personal development company with weekend boot camps. One fateful weekend, Jordan and AJ Harbinger were visiting the program that Johnny just happened to be a part of as an instructor and as “fate” would have it, spent time that weekend becoming fast friends and discussing plans of what would become the mission of the Art of Charm.

    Part of what Johnny has always loved about music is the ability to create lasting art. At the Art of Charm he gets to work with people, and instead of tuning guitar strings, he’s strengthening heart strings. He’s creating art within people, by having them seek out what they are passionate about in direct ways, by confronting the past, to calibrate a present, to achieve a future. It’s not music you can hear, but it is the changes you can see. While he doesn’t believe he has all the answers, he certainly has quite a few, and he’s dedicated to continuing to study and never being satisfied with where he is either personally or professionally.

    RCRE - How DST’s Work with Paul Moore Sep 09, 2020

    Will Coleman and Mike Taravella Interview Paul Moore of Wellings Capital.

    Key Information:

    1031 Exchange: A swap of one investment property for another in order to defer capital gains and appreciation recapture taxes.

    Pros:

    1) Capital gains tax deferment

    2) Higher leverage to be used on a new investment property

    Cons:

    1) A timeline of 45 days to find a replacement property following the sale of a property.

    2) Complete compliance with strict rules and regulations associated with the 1031 agreement.

    3) Lack of negotiating power during acquisitions.

    Common 1031 Myths: You must have equal equity and debt for the next deal, following a sale. You must hold a property for two years.

    Delaware Statutory Trusts (DST): A syndication which satisfies the terms and conditions of a 1031 exchange.

    The downside of DST’s is the lack of control over the investment, the restrictions on investing in high value add assets, and the high commission and fees charged.
