This weeks guest on the Movers and Shakers podcast is Baron Hollowell.

Baron’s serial entrepreneur life can be traced back to his childhood and parents. Being raised by entrepreneurs and he knew he never wanted to work for anyone else. His first entrepreneurial pursuit was starting a successful trucking business. Taking his profits he started investing in real estate and bought his first 2 SFH in 2011. Quickly realizing it wasn’t scalable. Then when oil tanked in 2015, Baron adapted and started a meal prep company. Recently Baron shifted his focus back to real estate, first buying a duplex to house hack. Wanting to go bigger he joined the Jake & Gino community and last November closed on his first 16 unit apartment complex.

Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children.

Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives. The couple is constantly asked about how they balance their entrepreneurial and real estate journey while raising their kids. The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community.

In this episode, Gino and Julia discuss the importance of teaching youth about the value of money and the importance of being a positive role model.

What can parents do?

- Be the role model. We are stewards of our money - Baby steps

- Let’s start being aware of our attitude with money

- Budgets work

- Show them accounts

Talk money
Teach value versus price

- Time is most precious asset

- Create home budget

- Create Net Worth for kids

- Use positive word

- Delay gratification

- Work ethic. Answer question “Why do we work”?

- Play board games

- Let them listen to podcasts

Dylan and Mike interview Jennifer Outland, the Regional Manager of Rand Property Management.

Key Information:

Budgets should be consistently reviewed to create feedback loops with your property management company and your investing entity.

Property Management first and foremost entails creating a positive resident experience

Every month you should be reviewing budgets to compare actuals with the budgets and to see if there are areas that team members need further training on certain aspects of the business

The biggest change in the last month for Rand Property Management is hiring Area Property Managers to help Community Managers with extra training and reporting

When creating a positive resident experience treat each person like a guest (Ex: smile, move in baskets, giving residents undivided attention)

Language dictates how you feel (Home instead of unit, Resident instead of Tenant, etc).

Net Promoter Score (NPS) asks: “On a scale of 1-10, would you refer your community to a friend to a colleague?”

A good NPS score has feedback of 70%+

Consistently measure will result in improvements

Invest in the right People, Systems, and Culture to help your company to flourish

This weeks guest on the Movers and Shakers podcast is Adam La Barr. He joined the United States Air Force in 2003 and has been all over the world since then including Iraq, Afghanistan, Korea, Japan, Germany, Spain, Thailand, and many other places.

After getting married to his beautiful wife, Raquel, in 2010 he began to spark an interest in real estate. This interest turned into a passion which led Adam to many different mentor groups and eventually joining forces with Jake Stenziano and Gino Barbaro who gave Adam more than just an education; they gave him a desire to succeed! He took off and purchased a 62 unit apartment and joined in a 132 unit syndication while living overseas. Adam is currently invested in over 340 doors and climbing!

Adam is very active in educating military members in ways to invest in real estate and even co-authored a #1 best selling book to work that front. Active Duty Passive Income currently has over 7,000 members and continues to provide military members and veterans from around the globe a quality education platform and an amazing group of collaborators.

Dylan and Mike interview Travis Watts discussing how he went from an active investor to a full-time passive investor.

Travis has been investing in real estate since 2009 in multi-family, single-family and vacation rentals, while working on an oil rig. Travis is also the Director of Investor Relations at Ashcroft Capital. Travis has invested in over 25 passive syndications between 14 different firms

Key Information:

Travis moved to a passive investor once he built enough liquidity to invest and being actively in several single family homes

Try to meet the sponsors in person or on Zoom to build trust with sponsors

Investors need to understand more than the pro formas

Ask the sponsor your questions, there are no dumb questions

Self educate yourself through podcasts, books, and networking

Ask tough questions on the front end

Review rent growth to see if it is conservative

Review debt structure

Does your investing philosophy align with the sponsor?

Understand the full story of the deal

Expert Pro Tip: Have people within your network review the deals before investing & be fully transparent when working with investors

In this episode, Gino and Julia talk about Values. Life is about choices and values. Our values reflect the things that matter the most to us. When we live our best life and our most authentic life, it is usually lived from our values. Our values are an important part of the decision process and really define who we are as people.

You can literally take your core values list and use them as a guide in your decision making process. Your values become a guide for what you say “yes” to and what you say “no” to. A life that is in sync is a life that makes decisions consistent with one’s core values. It would be very challenging to be able to set goals and achieve them without getting clarity on your values.
