    • Produce at your W2 job or business to earn & save money. Save your additional income to invest.
    • Begin to educate on investing & changing the mindset (Education X Action = Results).

    • Become a producer, not a consumer.
    • Purchase assets that produce a yield.
    • Get into a better tax position.
    • Reinvest the yield into other assets. (Refi & Roll)
    • Pay off all personal debt to create snowball.
    • Keep snowball rolling & move to fulfill soul purpose.
    • Give back.

    Tips:

    1. Create home budget.
    2. Plan your weeks.
    3. Create yearly goals.
    4. Put aside emergency fund of $1,000.
    5. Put aside 3-6 months of income.
    6. Properly insure yourself. Insure for the catastrophic, not the consequential. Look at all coverages, and your investments to make sure you are maximizing them.
    7. Take control of your credit score.

    RCRE - New Year, New Budget Jan 01, 2020

    Dylan and Mike discuss why budgeting is so important and how to review your revenue and expenses.

    The reason for budgeting is to create accountability for you and your property management team. By creating budgets that both agree on you can create a game plan and prevent expense creep. You will continue to improve by constantly monitoring your budgets.

    The first step to budgeting is reviewing the current year’s performance. This will allow you to create a baseline and understand how the property is performing. This will also allow you to also reset your underwriting assumptions going forward.

    Next you need to review your revenue nd see how the nature of the expenses. For revenue can you improve your rents to market rents or can you improve your occupancy. Can you increase other income by charging fees such as Pet Fees or Move-In Fees?

    When reviewing expenses can you reduce the fixed, seasonal, or variable expenses? You can do this through negotiating and reaching out to your vendors. Review the rent roll to see how many move-outs will occur per month so you can see your turn costs. This will also allow you to create better baselines for renewals.

    You need to compare your actuals and budgets with your initial proformas. This is important so you can see your investors’ returns.

    Budgets are a tool that allows you to start the conversation on ways to improve the performance of the property.

    Expert Pro Tip: Review your market assumptions and see if they appear reasonable with your performance. Example: Expenses per Unit.

    Isaac was born in Taiwan. He came to NY in 1984 at the age of 14. Growing up, he worked as a bus boy in Asian restaurants, delivered newspapers, and worked as a guide in dance clubs. After college, he worked in the Tech industries for 15 years. Being an ex-employee of Intel Corporation, as well as founding and selling a tech startup in 2007 by the name of Formosa Technology which manufactured and distributed memory chips for both PCs and cell phones. After that he took his savings and decided to jump into MF in 2010. Currently Issac and his wife are full time real estate investors owning a personal portfolio of approximately 200 apartments in greater Cincinnati, greater Charleston, SC and Queens, NYC area.

    RCRE - Finance Right Year End Review with Mitchell Stogner Dec 25, 2019

    Dylan interviews Rand Capital’s newest team member Mitchell Stogner to discuss the 2019 Financing Year-End Review.

    Mitchell has worked with a diverse group of real estate investors and developers during his previous role as a commercial loan officer throughout the SouthEast. Whether it be new construction, renovation, acquisition or refinance, he ensures debt be structured and tailored to meet a client’s specific needs, financing over $250M in deals. Mitchell is focused on the relationship and believes it outweighs a simple transaction.

    2019 Year-End Review

    • Q1 2019 had a lot of deals come from 2018 due to agency running out of funds
    • Summer 2019 rates got cut and investors take advantage of the favorable rates
      • Always make sure you have a backup plan that aligns with your business plan
    • Private label products emerged in June-August due to Fannie and Freddie reaching their lending limits again
    • Bridge Lending has also emerged starting Q3
      • It is vital to make sure you know your exit out of the bridge loans

    RCRE - The Great Debate: Development vs. Multifamily with Sam Bates Dec 18, 2019

    Dylan Marma and Mike Taravella interviews Sam Bates who is a Principal of Trinity Capital Group.

    • City dictates the developments due to zoning, permits, and plans approved
    • Labor rates have been rising but has found material costs to decrease due to strategic partnerships
    • Sam looks to exit a property when syndicating in about 5 years
    • However, when working with a few investors he likes to hold indefinitely
    • Trinity Capital differentiates itself by systematizing and develop their niche in development
    • Be flexible and adaptable as a real estate investor
      • Sam traded a plot of land for a RV park
    • Developments focus on IRR and Cash on Cash Returns, instead of cap rates
    • Most recent development Trinity is targeting a 5 year hold and 30% IRR
    • HUD loans require longer periods to process so always have backup and options
    • Investor paradigm for development deal: It takes 2 years to build and is generally a longer hold period compared to multifamily acquisitions
    • Multifamily Acquisitions
      • Pros: You know what you are getting
      • Cons: So competitive in the market
    • Always add value in a relationship
