Wil has always considered East Tennessee his home. In fact, with both his father and grandfather being a part of the building and real estate industry, serving the community of East Tennessee has been a family affair for over 60 years. Wil has proved himself to be one of the brightest and hardest working real estate professionals in his field. He has welcomed clients from a wide array of backgrounds and fully serves them with eager knowledge and ability. In just his first 6 years in the real estate industry, Wil has produced over $100 Million in sales has solidified himself at the most productive individual agent in our entire region.

Wil previously worked for Amazon.com Managing 500+ employees which brings a truly refreshing professionalism and perspective to the real estate industry for every client he serves. He can relate to demands and schedules of his clients who are high up in the corporate ladder and need efficient and accurate advice.

He also enjoys competitive sports and is active throughout the community in participating in a variety of events. In 2005, he traveled to Australia and represented the United States of America as a sports ambassador in competitive basketball tournaments. In 2010, he fought for Golden Gloves of Knoxville and was the South Eastern Champion for his weight class. Wil and his wife, Devon, are proud parents to their son, Titus Coley Glafenhein and their daughter, Kate Adeline Glafenhein.

RCRE - Operating Expenses 101 Feb 19, 2020

Dylan and Mike discuss operating expenses and the future risks of each

Key Information:

Management Fee= % of Income the property management in. Verify if other fees are included

Repairs & Maintenance are recurring maintenance such as turn costs, touchup costs, etc

R&M should be increasing at the rate as the Consumer Price Index (CPI) due to material costs

General & Admin (G&A) includes office expenses, computers, technology, golf carts

G&A will increase due to your management’s view on technology moving forward

Contract Services include trash, landscaping, pest control, and other services

Contract services will increase due to increasing wages

Marketing Costs have shifted from being physical ads to technology

Payroll includes salary, benefits, turnover costs, and continuing education

Payroll will continue to increase because labor markets are continuing to be more competitive

Utilities include water, electric, and gas for office, common areas, and vacant units

Natural resources continue to increase in prices and you have to build a buffer just in case

Property Tax increase on the front end when you purchase a property due to the assessed value is increasing to the market

Property tax can also increase due to mill rates increasing

Insurance has been increasing substantially from last year due to more claims being created

Mike Taravella is a CPA, graduated from Michigan State University in 2014 with a Masters of Science in Accounting. He has worked 5 years professionally in accounting. He started at Ernst & Young in public accounting and then transitioned into Detroit’s startup community at Rock Ventures.

He began his real estate investing career in 2016 by owning and self-managing investments in Michigan. He also took an interest in real estate development before joining Rand Partners in 2019. Mike is currently an associate that is responsible for underwriting deals, investor relations, and asset management.
