    Multifamily assets have more factors to consider compared to single family (market, submarket, and income approach)

    Welcome to the Movers and Shakers podcast. Our guest this week is Greg and Rachel. They are living in College Station, TX (home of Texas A&M University) and investing right in their back yard. In October 2019 Greg and Rachel relocated from Wilmington, NC to TX to pursue their dreams of becoming real estate investors. Greg was a Marine Corps Huey pilot for 9 years and Rachel was gym manager and Personal Trainer for the past 4 years. In 2017, Greg became intrigued with real estate investing and spent all his spare time reading and listening to Bigger Pockets podcast. Rachel matched Greg's passion for real estate in 2018 after her pursuit of self-education. As a team, they decided to go all-in as multifamily investors.

    In October 2019 they made the big move to TX, Rachel's home, and became full-time real estate investors. Shortly after this move, they knew a mentorship was essential for their success and they joined the Jake and Gino community. They landed their very first property while driving for dollars in College Station, TX. They are currently in the middle of rehabbing on a 4-plex that is also a house hack which they plan to Refi and Roll.

    RCRE - Value Investing with Ryan Smith Mar 04, 2020

    Mike Taravella interviews Ryan Smith from Elevation Capital Group to discuss the value of cash flow, manufactured housing communities, and self-storage

    Key Information:

    Cap Rate is the equivalent of an equity multiple

    If you increase the NOI of a 5% cap rate property by $1 per month:

    The Cash Flow investor will see a $12 increase

    The Value Investor will see a $240 value increase ($12/5%)

    Value investors is looking to add dollars of NOI to grow

    Manufactured Housing Communities and Storage Facilities have favorable business models where you can consistently add value

    Manufactured Housing Communities value add opportunities: provide storage options, covered parking, sheds, increasing rents responsibly

    Fund structure allows more diversification by being able to buy more assets with a single investment

    Funds allow for more balance sheet which is vital for financing

    Only reason you sell is because the market or property is impaired

    Expert Pro Tip: Know what you value and find a structure and sponsor that aligns with your value

    Welcome to the Movers and Shakers podcast. Our guest this week is Francesco Guarino. He is currently a Managing Director of Operations for an NYC based alternative investment manager with over 15 years experience in the alternative asset management and FinTech industries. Francesco got started in multifamily investing back in 2010 with the purchase of a “mom and pop” owned fourplex in Northern NJ. Over the next 7 years Francesco earned his MBA from Rutgers Business School while self-managing his first property. Francesco “refi and rolled” into a second fourplex on the same block, purchasing it directly from the property owners in 2017. He recently acquired a third fourplex in the same neighborhood in an off-market deal from two retiring partners, bringing his portfolio to 12 doors. Francesco has been happily married for the past 11 years to his wife Mary Ann, a cosmetics manufacturing executive, and the pair are parents to their two daughters, Liviana and Sienna. Francesco credits his father in-law Franco for urging him to acquire his first property and mentoring him throughout his multifamily investing career. Francesco is a first generation Italian American, and currently resides in Scotch Plains, NJ.

    RCRE - Tax Time with Tom Castelli, CPA Feb 26, 2020

    Mike Taravella interviews Tom Castelli, CPA from the Real Estate CPA to discuss tax time, what to look for a CPA group, and the importance of having clean books.

    Key Information:

    Find a CPA has experience with real estate specialization and have the same value based system

    Understand the fee structure because it could be hourly or certain fee structures

    Look to engage a new CPA before year-end

    Do your bookkeeping throughout the year, not just at the end of the year

    As a real estate syndicator make sure you have your K-1s by March 15 so investors can file their taxes by April 15

    More sophisticated groups will have K-1s issued by March 15

    K-1s are an investor’s portion of the profit/loss and distributions for a particular process

    A great CPA will allow you to continue to apply offense in finding new deals, while they are playing defense

    You need tax returns from last 2 years before being a General Partnership

    Can take deduct W-2 income if you are a “real estate professional”

    Always have an audit trail and document your income and expenses

    Be proactive with your accountant
