    Show notes

Real estate investors often jump into it as a way to diversify their investment portfolio and create some passive income streams. For some investors, the investing bug hits, and they discover they love it.

The more you invest in real estate, the more you discover the parts you like--and the parts you don't. That's when you can begin to niche your assets. And the more you niche your career, the more lucrative you can become because you'll have less competition.

In this episode of Zen and the Art of Real Estate Investing, Jonathan welcomes guest Ashley Wilson of Bar Down Investments and Apartment Addicts. Ashley began investing in real estate with her husband in 2009. Today, she is the bestselling author of The Only Woman in the Room, has managed over $10 million in construction, and has been involved in over $120 million in transactions.

Ashley's success in the real estate world and her grit make her a force to be reckoned with.

In this episode, you will hear:

    • The reason they started their company, Bar Down Investments, and a coaching company called Apartment Addicts
    • Why pride of ownership is important and how you can help tenants achieve that when you purchase a property
    • Purchasing a distressed property and resolving the issues that come with that
    • What Apartment Addicts teaches people about owning and managing multifamily assets
    • The differences between landlord-friendly and tenant-friendly states and how having a niche can make it more lucrative
    • What Ashley finds hardest about tenant management in today's economic climate

041: Taking Note of New Investment Opportunities with Fred Moskowitz Apr 26, 2023
    Show notes

When you think of real estate investing, you probably envision rental houses, multi-family units, or commercial properties. But just like other kinds of investing, real estate investing has layers. Knowing about and understanding these other investment vehicles can diversify and amplify your investing career.

Mortgage note investing is an alternative investment inside real estate investing, and it can have less risk than buildings. Buildings have to be managed and maintained, but a mortgage note leaves all the risk to the property owner.

In this episode of Zen and the Art of Real Estate Investing, alternative investor Fred Moskowitz tells Jonathan how he landed in mortgage note investing and why it's not as complicated as you might believe. A public speaker, entrepreneur, and author of The Little Green Book of Note Investing, Fred is an expert on navigating alternative investments and teaches others how they can do it too.

Don't miss this episode for tips on investing alternatives and Fred's advice for investors wanting to branch out.

In this episode, you will hear:

    • What prompted Fred to shift his career away from computer engineering and into real estate investing
    • The workshop he attended held by Jimmy Napier on investing in debt that caused Fred to begin buying mortgage notes
    • Why mortgage note investing is an alternative asset class but without the liability and work of managing properties while diversifying your portfolio
    • How to buy notes and why it isn't as tricky as it sounds
    • The steps to evaluating what a mortgage note is worth and what its long-term benefits are
    • Where you can attain access to mortgage notes and the role of industry relationships in buying these investments
    • The reason institutionally originated notes are a more stable investment than seller-financed notes
    • How Fred began to realize there were more ways to invest when he wanted to scale
    • His steps to building the relationships he needs to continue making transactions
    • What note funds are and how they can help you scale
    • The purpose of note-servicing companies
    • The concepts from Think and Grow Rich that still apply to Fred's career

040: Creating a Blueprint for Real Estate Success with Drew Breneman Apr 19, 2023
    Show notes

Successful investors often take an interest in investing at an early age. One of the great gifts of youth is the self-confidence to try new things without knowing all the things that can go wrong. Without that information, you can make decisions at 20 that can completely change the trajectory of your life that you wouldn't have made at 40.

House hacking may be a new term, but the concept isn't. It's a great way to get started in real estate investing if you don't have a lot of funds to make an initial investment. And it's a common theme for successful real estate investors.

In this episode of Zen and the Art of Real Estate Investing, Drew Breneman from Breneman Capital talks to Jonathan about how he started investing in real estate at 19. Drew house hacked his first investment property, and his real estate portfolio has grown to $200 million. You'll hear how he did it and some lessons he's learned along the way.

Don't miss Drew's philosophy on investing and the book that changed his perception on dealing with people.

In this episode, you will hear:

    • Drew's interest in real estate from an early age, his entrepreneurial spirit in middle and high school, and how he started investing at 19 years old
    • Why learning by doing is often the best way to learn about something
    • The process Drew used to purchase his first property and why he never worried about developing a relationship with a real estate agent who would take him seriously
    • What he learned by interning with an industrial company that develops properties and how that turned into his first real estate partnership
    • The properties Drew is most interested in and the types he focuses on now
    • How he took advantage of house hacking to fund his initial investment property
    • Drew's advice to manage your first few deals yourself and what that teaches you
    • Be willing to reach out to those who are farther along in the investing journey
    • The How to Win Friends and Influence People book's influence on him and the importance of long-term thinking
    • The one piece of advice Drew would give to new investors

038: Knowing Your Strengths as a Real Estate Investor with Kyle Root Apr 05, 2023
    Show notes

In a world with boundless amounts of information on a topic, it's easy to become distracted. Real estate investing is a topic where many potential investors develop analysis paralysis. They spend so much time gathering information on how to do it that they never leap into action.

Deciding to act on an investment is the first step to creating a successful real estate investing career. While some find it later in life, others discover it much earlier, putting them on a path to success and financial freedom.

In this episode of Zen and the Art of Real Estate Investing, Jonathan is speaking with Kyle Root, owner and operator of Empire Estates, a leader in long-term rental properties in the Midwest. Kyle began his real estate investing career at 26 years old after spending time in the construction industry and researching the topic of investing.

While Kyle is an expert investor now, he's sharing some of the bumps and bruises he got early in his investing career that helped him scale his business to the level it's at today.

In this episode, you will hear:

    • When Kyle began investing in real estate and how he overcame analysis paralysis

    • The method Kyle used to build his company, Empire Estates and hired people based on the properties the company owned
    • His role in the company today and why he's handing more work over to his employees

035: A Taste of Canadian Real Estate Investing with Daniel Foch and Nick Hill Mar 15, 2023
    Show notes

A lot of new real estate investors make the mistake of believing it's passive income. Doing real estate the right way means being involved--especially if you're new to investing. And you should treat it like any other entrepreneurial venture because it's a business like any other.

While handling your real estate business alone is tempting, your strengths and weaknesses will become more prominent with time, like any business. Hiring or partnering with someone with different strengths than you could be the best business decision you'll ever make.

In this episode of Zen and the Art of Real Estate, Jonathan welcomes two guests, Daniel Foch and Nick Hill, hosts of the successful podcast The Canadian Real Estate Investor. Daniel and Nick tell Jonathan how they each got started in real estate, why they decided to become business partners, and their words of wisdom for beginning investors.

You don't want to miss this episode if you want to know more about Canadian real estate and investing.

In this episode, you will hear:

    • How Daniel Foch and Nick Hill got started in real estate and how they met
    • What they both did to overcome analysis paralysis when they first began investing in real estate
    • Why you should have self-awareness about the parts of real estate you're not good at and how having a partner can make you more successful
    • What compelled Daniel and Nick to start their podcast, and how they designed the show to fit what their listeners want
    • Where they invest in real estate, and what areas they're looking at investing in the future
    • Why you need to remain laser-focused when you start in real estate
    • How keeping real estate investing simple and setting realistic expectations can set you up for success
    • Why real estate shouldn't be viewed as passive income
    • The resources and books Daniel and Nick recommend for learning about real estate investing
    • The one piece of advice they'd each give to a new real estate investor

It's not uncommon for someone to fear real estate investing, especially for people new to the concept. They might believe they don't have enough money to start or maybe aren't sure what types of properties they should invest in. Rather than push through their analysis paralysis, they never even begin.

Having a coach in your corner can help you overcome indecision and build generational wealth with real estate. The right coach can teach you how to reframe your mindset into one that's ready to take action and move forward with your dreams.
