045: How to Get Bulletproof Cashflow with Agostino Pintus May 24, 2023
    Show notes

The path to building real estate wealth is often a winding one. Most real estate investors don't grow up knowing that they want to own or invest in it. In fact, it's more usual that they stumble upon the idea before diving into it as a career.

Finding a location where you can thrive as an investor is essential to creating the career you want. That might be your hometown, or it could be an entirely different state. But the better you know an area, the better your investment options will be.

In this episode of Zen and the Art of Real Estate Investing, Jonathan interviews Agostino Pintus. Agostino is a real estate investor, syndicator, and founder of Bulletproof Cashflow. With some experience as a landlord and after a corporate career as a CIO, he took the leap into full-time real estate investing and never looked back.

Agostino's background story is fascinating, and he shares his thoughts on gentrification, what makes a deal super juicy, and why land banks are a great place to find new investments.

In this episode, you will hear:

    • Agostino's path to real estate investing through becoming an accidental landlord and what led him to leave the corporate life for real estate
    • Why everyone needs a mentor in real estate investing
    • The appeal of Midwestern properties and what makes them great investments
    • Two things that make a deal super juicy for Agostino
    • What a land bank is, and why communities want to sell them to locals
    • Gentrification, its impact on the surrounding community, and what Agostino looks for when considering an area's potential development
    • Ohio's appeal to investors and unexpected costs that can come up in particular areas
    • One of the hardest things for new investors to understand
    • What a net lease is and how it can be beneficial
    • The hybridization of industrial buildings and what makes industrial real estate a good buy
    • When you need a property manager and the danger zone of property management
    • Agostino's company, Bulletproof Cashflow, and what it does
    • The biggest problems in real estate today
    • The impact of the book On the Shortness of Life has had on his life

044: How to Become a Land Shark with Brent Bowers May 17, 2023
    Show notes

When you think of real estate investing, you probably envision houses, retail space, or maybe industrial buildings. But one of the easiest ways to get started in the business is to invest in land.

Land can offer a lower barrier of entry for new investors because the costs are usually much lower, making investing more accessible to younger investors as well. Land also usually comes with less emotional attachment, making it easier to buy and sell quickly. It's also easy to own without the ongoing maintenance required of owning homes or buildings.

In this episode of Zen and the Art of Real Estate Investing, Brent Bowers, a land coach at The Land Sharks, is with Jonathan to talk about the benefits of investing in land. After spending more than eight years in the Army, he wanted to create a way to spend more time with his family and help others. Brent began investing in real estate and quickly pivoted to land, creating a successful niche for himself that allows him to spend more time with his family and teach others to do the same.

Investing in residential or commercial real estate isn't for everyone, and Brent explains why land can be an excellent alternative for those looking for a different way to invest in real estate.

In this episode, you will hear:

    • Brent's thoughts on service members becoming more interested in real estate while they're away and how having his partner on board made a huge difference
    • His experience with houses and why land has been a much better fit for him with a lower barrier of entry
    • The lack of emotional attachment to land in comparison to homes people have lived in
    • The types of land Brent buys, why he uses realtors who specialize in land, and the three steps he uses to find those agents
    • Why time is the ROI Brent wanted, and the lifestyle land investments allow him to have
    • What The Land Sharks program is and what it teaches
    • Land's lower price point and how that can allow younger investors to get into the game
    • How self-storage can be a good step up into buildings from land investments for a tax deduction but with lower risk
    • The influence reading the book The 4-Hour Workweek had on Brent and the power of leverage
    • Grit and why it's so important for investors
    • Code violations and tax delinquencies as easy buys
