    Real estate agents have access to resources when it comes to properties. Sadly, a lot of agents don't buy real estate primarily because they don't have an investing mindset. But whether you're a real estate agent or not, real estate investing should come at the top of your list when you're thinking about wealth building. That being said, there's a right way and a wrong way to do it, so you have to have a mindful approach to real estate investing.

    In today's episode, Jonathan speaks with Ricky Carruth with 20 years of experience in the real estate business, both as an agent and investor. Ricky is the founder of Zero to Diamond, a social media platform as well as a free coaching program for agents to learn and collaborate. Ricky is also looking to buy $100,000,000 of real estate in 2023.

    Ricky started his career in real estate quite early in his 20s. He was investing and flipping houses here and there, eventually making $1 million, until the 2008 real estate crash occurred. Not prepared for it, he ended up living in his car and literally lost everything. Today, Ricky shares more about how he got back up and gained traction in real estate. Now in his sixth year of coaching, Ricky also explains the value of giving out information for free to help other investors.

    028: Building Trust Through Performance as a Young Real Estate Investor with David Toupin Jan 25, 2023

    Real estate is a very tough space to navigate but when you have the numbers and you've built up your reputation, it's much easier for people to trust you and invest their money with you.

    In today's conversation, Jonathan speaks with real estate investor and serial entrepreneur, David Toupin, about how real estate investors can build trust through performance. David started real estate investing at 19 years old and bought his first deal, a 12-unit multifamily property, at 20 years old. In six years, he has acquired over $100 million in multifamily real estate assets. For him, it's not rocket science to go and buy properties. It just takes a different skill set where you have to do it once and then you'll figure things out.

    David also created Real Estate Lab, which is now one of the most widely used multifamily analysis tools. What started as a simple Excel spreadsheet has now become an acquisitions platform for investors and an underwriting model that streamlines multifamily investing.

    Living BIG – what does that look like for you? For Sarah Weaver, that meant real estate investing and going from 3 units to 15 units in 90 days across four states. And that's not all.​​

    In 2022, she traveled to 46 countries on six continents in just eight months. And in the last 10 weeks, she has been to San Diego, Bangkok, Phoenix, Kansas City, New Jersey, New York, Iceland, Amsterdam, Guatemala, Iowa, Nebraska and Kansas.

    Through her Arya Design services, they help short-term and mid-term rental owners get the job done on furnishing their rentals. As a coach, Sarah curates events for other real estate investors and entrepreneurs, hosting amazing retreats to help them level up their portfolios. Her five-day retreat was spent ziplining, hiking and going on an ATV tour in Guatemala. Her newest event is an eight-day African safari in Tanzania, followed by an eight-day hike in Kilimanjaro.

    One of the most important traits for investors is the ability to pivot. As a real estate investor, you need to have multiple exit strategies or opportunities so you're always ready in case life happens. That's exactly what Zeona McIntyre had done when she saw that her short-term rentals (STRs) were not doing well during the pandemic and discovered a better market with medium-term or mid-term rentals (MTRs). On today's conversation, Jonathan speaks with Zeona all about the value of mid-term rentals, the ideal markets, and some things to consider before you decide to jump in like she did. MTR is new and so there's a lot of growth available. Zeona McIntyre has been investing in real estate since 2012. She is the co-host of the Invest2FI podcast with Craig Curelop. Owning over 12 properties, Zeona is a licensed real estate agent in Colorado and she is the co-author of the new BiggerPockets book, 30-Day Stay, about mid-term rentals.
