Clint is one of the founding partners of Anderson Law Group. He has grown this legal and tax firm to hundreds of employees by assisting real estate investors in creating and implementing solid entity structuring plans.

Clint is also an active investor and content creator. He’s got a YouTube channel with a very respectable following and he is a unique person to follow in the real estate space because he can speak about a lot of legal issues without giving the usual disclaimer of “I’m not an attorney”, because he is an attorney!

In this interview, we're going to grill Clint on a lot of the most common questions we hear again and again from other real estate investors. Some of these questions pertain to the land investing audience and some of them apply to any type of real estate investor.

I should also emphasize that in this conversation, we’re obviously going to talk about a lot of things that revolve around legal and tax issues, and you shouldn’t take any of this as legal advice. How Luis Mastered Assignments and Double Closings on Land Deals Mar 16, 2021

Today we’re talking with a land flipper named Luis, who sells most of his properties through double closings and assignments.

This is where an investor lines up both the original owner and the end buyer to close on the same day, a few hours apart.

For example, let’s say Luis found a motivated seller willing to sell their property for $5,000.

Luis will sign a purchase agreement with this motivated seller, locking in the sale price.

Then he’ll go market the property for sale, at say $15,000… before he even buys it from the original owner.

Once he has someone interested in purchasing it at $15,000, he will schedule the closing for both transactions to occur on the same day, making the $10,000 difference between the original transaction and the final transaction.

This is how a double closing works - and the powerful thing about it is Luis is able to scale his land business very quickly because he is not using any of his own capital to acquire his inventory.

This is a very common strategy among house wholesalers, but it’s not as common among land investors… and it might be a way for people with limited funds to scale their business quickly. So needless to say, we’re excited to have Luis on the show to discuss exactly how he does this in his land business!

What it Really Takes to Succeed at a Tax Deed Auction - Interview w/ David Krulac Mar 02, 2021

097: Not long ago, I did a little experiment where I attended over a dozen different tax deed auctions in my home state.

After spending a lot of hours picking out the properties I wanted to bid on and assessing what I thought they were worth, I spent weeks participating in these auctions, and I didn't have much luck finding any amazing deals there, but I took special care to chronicle everything I experienced and published it as a 4-part blog series (you can see them linked below).

Now, just when I was ready to swear off ever attending another tax deed auction, I got an email from this guy named David Krulac.

He told me that he has bought hundreds of properties at Tax Deeds Sales, he’s been buying for many years and he’s still buying now… and I realized, this guy must know something I don’t!

Since I wasn’t able to brag about my own success stories in this realm, I wanted to get David on the show so we could find out (from someone who has actually done it hundreds of times), what was I doing wrong? What should my expectations be at a tax deed auction? What properties should or shouldn’t I be going after? How great is this opportunity, really?

In this episode, David is going to share a wealth of information from his decades in the business, and he'll show us what it really takes to find great deals at a tax deed sale.

How Kevin Rockwood Flips Land in America from South Korea Feb 16, 2021

096: Kevin Rockwood has been in the REtipster Community for about a year now. He came through our coaching program working with Jaren, and he’s been able to make some pretty good headway in this business.

Kevin is also a software developer who is one of the driving forces behind Pebble, which can handle direct mail management and lead tracking for properties in the acquisition funnel.

Another interesting thing about Kevin is that he lives in South Korea and has built his land investing business while working from the other side of the world. In this conversation, we're talking with Kevin about how he’s managed to do all of this while working from such a long distance and in a very different time zone from where his business is happening.

International real estate investors like Kevin always have some ingenious ways of making the pieces of their business fit together even when they aren't physically present in the U.S. These are lessons that all of us can learn from and put to good use.

Real Estate Closings are About to Get a lot Easier With Fabrica Jan 19, 2021

094: In this episode, I'm talking with Federico Pomi, Co-Founder and CEO of Fabrica. Fabrica is a startup that aims to make real estate closings simpler than they've ever been. This is particularly useful to people who self-close (if you’re a land investor, you know how slow and time-consuming this process can be).

With Fabrica, you can close a transaction in minutes. This is possible because each property on Fabrica is transferred into a trust (one Trust per property) and the trust is like a "container" for the title of the property. When a buyer comes along, they can buy the trust that holds the title. This means you no longer have to transfer the deed to them the old fashioned way (finding a notary, waiting for a cashier’s check in the mail, etc). You simply sell the trust to them, and they become the owner of the property through the trust.

Changing the ownership of the trust is something that can be done digitally, enabling safe, instant, online transactions… which is much easier than handling closings the way we’re all accustomed to doing it. Fabrica also facilitates the transfer of funds and can assist sellers who are selling their properties with owner financing.

We’re going to talk with Frederico about how this all works. And to make it even more interesting, we’re also talking with Travis King, who is an actual user of Fabrica. He has closed several deals this way and he’s going to help us understand what it’s like to use the software and how much easier it has made the selling process for him (and if there are any unexpected hiccups to be aware of).

Stessa is free software that allows landlords to automate their rental property financials. We actually did a pretty detailed review of how it works in this blog post.

I also wanted to talk with Devin and get a bit of input from him about his own rental property portfolio.

Devin owns a few properties in Hawaii, but he lives in California… so he’s become a bit of an expert in “laptop landording”, where he manages his rentals from afar. This is a concept that seems a little intimidating, or many even unrealistic to some, so I thought he could help us understand what goes into this, where the pain points are in trying to manage properties from across the ocean, and break down how this works, who it's for, and maybe you’ll realize that you can actually do a lot more than you thought you could.
