    This week our guest is Gene Trowbridge who has over 25 years of experience in creating and sponsoring real estate investment groups. We're diving deep into what goes into the PPM, the operating agreement, and more importantly, what key aspects and elements you need to understand to set realistic expectations for your investment and returns.

    Prior to becoming an attorney, he was a real estate syndicator. He developed numerous mini-storage facilities using money from private investors. In addition to his law practice, Gene is a pre-eminent educator in the world of real estate and syndication. Gene has served as a senior CCIM instructor for a number of years and he has written a comprehensive book on real estate syndication entitled Itโ€™s a Whole New Business, which has sold over 10,000 copies. Gene has conducted a number of highly regarded intensive workshops for real estate Syndicators, teaching them how to legally raise money from private investors.

    6. Before going into a deal it's VITAL that you read through the operating agreement fully.

    7. Find a PPM and study it before you invest so you can understand how it all works.

    8. You can ask questions about the deal to the attorney that drafted the terms but the person who's representing your interests has to be your attorney.

    When you're a real estate syndicator and investor there's lots of potential potholes and problems you could face and that's why Iโ€™ve invited this week's guest on the show - Dugan Kelley. Dugan is a super experienced syndication attorney, transaction lawyer and has millions of dollars experience on the litigation side. He drops by this week to give us some amazing advice on how we can identify these risks and either avoid or overcome them.

    Dugan Kelley received his Juris Doctor from Regent University in Virginia Beach, Virginia. He has extensive experience representing clients in trade secret, catastrophic injury, class action, product liability, intellectual property, defamation, and other complex litigation matters. Dugan's practice also includes representing companies and family businesses in providing advice and counsel in the capacity as outside general counsel.

    10. As a sponsor or operator it's very wise, and worth the money, to get insurance. This is something that lots of people don't do but it will help and protect you massively should anyone want to come after you in or after a deal.

    11. Even though we're in uncertain times... it's certain that real estate is still the best way to invest. It's a good time right now to hold property and wait for the improvements to come.

    This week I'm joined in the studio by a good friend of mine, Terrance Doyle, and we're discussing the strategy of finding a niche in the multifamily space, doing things differently and taking business from the big players in a saturated market.

    1. In this competitive market we need to find a way of being the best in class. This means asking ourselves: how can we do things differently to gain a competitive advantage?

    2. The deal doesn't stop when construction is done... the most important aspect is the property lease-up which determines the value.

    4. When you start investing make sure you get first hand experience of working in deals. This will give you an amazing understanding of how the business works from top to bottom.

    5. Make sure you work with a team that has a track record and experience of fixing problems in the past. They need to know how to swerve those proverbial potholes.

    6. Look at where your competitive advantage is... and take a hold of it.

    7. Renovate a project into a space where YOU would want to live.

    8. There's a lot of risk in construction... if you're not good at managing construction.

    9. At the start of a deal we should be asking: What is the best way to find the return that we're looking for and do it as quickly and safely as possible?

    10. Don't think that you can't run a real estate business in a very competitive market, you can, you just need to find the niche that will bring you success.

    11. Attention to detail in construction projects will bring you success. We're talking about analysing costs, making sure invoices match the quotes, checking contracts and pay scales. Manage the money like every dollar is your own.

    Are you successful or not? This week we're going to be talking about the importance of working and living with a growth mindset. I go into the difference between a fixed and growth mindset and why the former can be dangerous for your personal growth. Sometimes we make a mistake and get discouragedโ€ฆ but you need to remember that no one can go from being a beginner to an expert with no journey in the middle. If we're not growing, we're dying, and if we're not expanding, we're contracting. Sometimes we need to focus on the destination and not just on the current results.

    This week we're joined by Dan Zitofski and he's a pro at advising people on how to invest those retirement $$$ into real estate for big gains. It can be confusing knowing which processes work and which don't... not to mention the laws that oversee them. If you're retired and looking to invest your money smartly, then this episode will not only give you some new ideas, but it will also provide clarity on which is the best investing route for your personal situation. You do NOT need to just invest in traditional methods such as stocks and brokerage accounts. This is perhaps the only investment opportunities you'll see offered by certain institutions... but this doesn't mean it's the only method for someone in your position.
