E149: Know Your “What” & Define Your “Why” - Steven Pesavento Sep 14, 2020
    Show notes

We hear a lot about the importance of knowing what you're after and why you're after it... but sometimes we really drop the ball on what that truly means. We need to get really clear on what we want, why we want it and how to make it measurable. We need to really emotionally connect to that reason why so our emotion can turn into MOTION… propelling us into success!

So join me and The Investor Mindset community and let's get clear on our goals, connect to them emotionally and then prove to ourselves that we truly achieved them.

    KEY TAKEAWAYS

    1. Get really clear on what you want by writing down, on paper, all your ideas.

    2. Once you get clear on what you want you can make it measurable and analyze your results.

    3. Visualize what your potential goals might feel like.

    4. Prioritize what your goals truly really are.

    5. Get really emotionally connected to your reason WHY and that emotion will turn into motion.

    6. "Seven Layers Deep" - keep asking yourself why until you truly understand, in your soul, why you want to achieve that goal.

    7. Define what is most important to you and then schedule your plan.

E148: The Art of Underwriting - Robert Beardsley Sep 10, 2020
    Show notes

Our guest is the author of the fantastic real estate investing book "The Definitive Guide to Underwriting MultiFamily Acquisitions" and we take a deep dive into the art of underwriting!

Robert oversees acquisitions and capital markets for Lone Star Capital and has acquired over $100M of multifamily real estate. He has evaluated thousands of opportunities using proprietary underwriting models and published the number one book on multifamily underwriting, The Definitive Guide to Underwriting Multifamily Acquisitions.

He has written over 50 articles about underwriting, deal structures, and capital markets and hosts the Capital Spotlight podcast, which is focused on interviewing institutional investors.

If you're someone who wants to learn more about underwriting multifamily deals then this episode is for you. We dive into how to get started, vetting deals and making sure you've got the knowledge to succeed. Join our community and improve your investing knowledge completely free.

    KEY TAKEAWAYS

    1. To get started you should research and become familiar with income statements and rent rolls.

    2. Take the above information and plug it into a model that will provide you with vital financial data.

    3. Underwriting is the financial aspect of evaluating an opportunity. It will also allow you to determine your return hurdles and risks.

    4. A key contributor to risk is debt. The more debt, the more risk, and we also want to look at the maturity of the debt. For example bridge loans are more risky vs permanent financing.

    5. Look at business plans and ask: How much are we changing the revenue? We can demand a higher return for more potential risk.

    6. The number one way people lose out in real estate is because they can't afford to cover the debt service.

    7. The main assumptions that you want to get right are the pro forma rents, rent comps, rent growth and exit cap rate.

E147: Lens of Fear or Lens of Opportunity - Steven Pesavento Sep 07, 2020
    Show notes

Aloha from Hawaii! This week we look at how we can turn all the world’s craziness and uncertainty into positivity and opportunity. If you can change over the “lens” in which you see the world… you have the chance to achieve your goals and move forward instead of backwards or hitting a plateau.

So join me this week as I go through my own personal journey that allowed me to turn doubt into positivity and uncertainty into opportunity.

    KEY TAKEAWAYS

    1. If you can change the lens in which you see the world through, you'll see that we're actually living in a time of great opportunity right now. Regardless of the crazy things going on in the world, we can still be successful and move forward with our goals.

    2. What is the potential reason that others aren't doing things... so that you can action on them instead?

    3. What is the lens that you can flip over to see opportunity instead of limiting beliefs?

    4. Take action: flip your lens of fear into a lens of opportunity and make that change even if it means doing something small within your community.

    E145: Vetting a Potential Sponsor - Steven Pesavento Aug 31, 2020
    Show notes

Our Mindset Minutes show this week is focusing on vetting sponsors and how to do this effectively. When it comes to passive investing, one of the most important factors is vetting the sponsor and doing your due diligence. I dive into what questions you're going to want to ask the sponsors to get a clear understanding of the investment summary and have confidence going into a deal.

So join the community for free and grab this chance to improve your knowledge on passive investing!

    KEY TAKEAWAYS

    1. Look at the credibility of the sponsor by going online and doing some research on who this person is.

    2. Your first meeting with the sponsor is going to be a call of around 20 minutes and this will be where you're actually vetting each other. A great chance to discover if you're both aligned on the deal and that your core values match.

    3. The next call will be the due diligence call. This is where you'll be diving deeper into the types of deals that the sponsor is looking to invest in. This is where you can ask all the questions you need to about the deal and the team.

    4. If you have fear of investing or serious doubts then you shouldn't invest right now but take time to go and learn more and prepare yourself a little further. Invest when you have the confidence and knowledge to do so.

    5. when you're doing anything for the first time it's going to feel a bit clunky... so give yourself some leeway to gain more knowledge and strengthen your confidence. Remember, there's always going to be more deals coming through!

    E144: The Hands-Off Investor - Brian Burke Aug 27, 2020
    Show notes

Brian has arranged well over $500 million in debt and equity for Praxis acquisitions.

Don't miss this incredible episode that gives you, or contributes to, your knowledge and experience of passive investing. Jump in and join the Investor Mindset community!

    KEY TAKEAWAYS

    1. One of the first things to learn: how to look at a sponsor and know if they're going to be successful in carrying out the business plan.

    2. Look at their track record, full cycle experience, general experience and team.

    3. Analyze if the investment is suitable for your goals.

    4. Make sure the sponsors business plan makes sense. Example: don't invest in a new hotel building during a COVID crisis!

    5. It's vital that before you sign on the dotted line you check all the offering documents to make sure there's no hidden "gotcha" terms such as high fees and bad profit splits.

    6. Look at the fee structures that the sponsors are charging such as the asset management fee: it's 1%... of what?

    7. Passive investing is only passive AFTER you've invested the money. Before that you should be working hard to find excellent partners and deals.

    8. Quarterly reports: look to see if the sponsor is hiding bad debt on the balance sheet.

    9. Diversify your portfolio.

E:143 - The Perfect Real Estate Market Has... - Steven Pesavento Aug 24, 2020
    Show notes

This week we're focusing on market selection. We look at how to find the right markets to invest in and what three core elements play a key role in making the right selection. Jump into this episode and refresh or improve your knowledge about market selection so you can start off on the strong foot!

    KEY TAKEAWAYS

    1. Population growth is the primary factor for selecting a market.

    2. A population decline can signify issues with politics, economics, location and more. We typically want to stay away from these areas.

    3. Job growth with a diverse set of industry and good pay scale is a huge advantage. This indicates solid potential tenants and market rents.

    4. We want to look at supply and how many buildings are being built in the next 2-5 years. This means making sure that supply has not outgrown demand.

    5. Crime rate is an important factor that will indicate tenant types, political issues and other unwanted problems within the community.

    E141: Investment Summary - Financial Projections - Steven Pesavento Aug 17, 2020
    Show notes

This week we're continuing with our analysis of the Investment Summary, the all in one marketing package for any real estate deal. We go into financial projections and how to understand the equity multiple and how that plays a role in your toll returns. At the core of every investment is the financials. It comes down to the business plan, the expenses and how the projected income will play a role together in achieving the returns that are being projected by the sponsor.

It's super important to understand how these financials work and how they affect you and the investment you're involved in. So join the community and grab this free information that can help you gain even more knowledge when it comes to your investment strategy.

    KEY TAKEAWAYS

    1. At the core of every investment are the financials. We look at how the expenses and projected income are going to work together to deliver the type of returns that are being projected by the sponsor.

    2. When looking at the investment summary you should be asking questions such as: What is the exit cap? What are the reserves that the operator has in place? What construction projects are they going to do? How conversative are the projections?

    3. It's vital to know what your investing goals are so you can analyze whether the answer to your questions align with those goals.

    4. Real estate investing doesn't fail simply due to the economy, it fails when operators can't pay the bills when the economy isn't what they expected it to be. So make sure there's enough reserves/capital to provide security in the deal.

    5. The equity multiple: how quickly are you going to double your money and at what multiple are your returns going to be at? A longer timeframe relates to a safer lower return investment and a shorter period generally indicates a higher more lucrative risk.

    6. It's easy to fall into the trap of just wanting the highest return but what you want to ask is: How does the return I'm going to receive relate to the risk I'm taking to get said return?

E140: Producing Year One Profits - Spencer Hilligoss Aug 13, 2020
    Show notes

How do you become an effective passive investor?

This week our very special guest is Spencer Hilligoss who is an active syndicator and leading business operations and investor relations for his company maddison investing. He spent over 13 years in tech building building high performance teams and was recently leading up originations at the highly respected Lending Home.

Spencer is a technology leader with a 13 year track record of building high-performing teams across five companies - three of them, software "unicorns" - valued at more than $1B. He built and led the origination teams for LendingHome and currently leads their Professional Development group. LendingHome is the largest residential flip lender in the country, responsible for more than $4B in transactions and is actively funding more than 500 deals per month.

We dive into how you can find what your goals are, before you start investing, and how to move forward with a plan to achieve said goals. It's absolutely vital that you have a clear game plan from day 1 and this episode sets out to help you along that route. Don't miss this episode that is truly packed full of FREE information from an investing pro!

    KEY TAKEAWAYS

    1. Passive is not always completely void of work... you still need to maintain a business model.

    2. The most important rule to start with is: Look at the track record and values of your potential investors and managers.

    3. Find someone to manage the deal that has been through a brutally challenging entrepreneurship challenge. This means they will respect your capital more.

    4. Look for a partner that can help understand and find deals.

    5. Before you invest you want to research: 1. Population growth in the city 2. Migration trends 3. Job supply and growth 4. Crime rate trend

    6. Look at the year on cash flow. Is the deal going to be able to produce operational profitability in the first year?

    7. You don't have to start as an active investor... you can start by investing with an operator, learning from them, and then moving into actually being active yourself.

    8. LIMFACTS - there's 3 limiting factors for every potential investor: Time. Capital. Expertise. Once you identify these limiting factors, you can decide which investing strategy is right for you.
