E159: The Hiring Screening Process - Steven Pesavento Oct 19, 2020
    Show notes

Last week we spoke about what type of person we want to look for in a hire and what tools we can use to find them. This week we're following on from that and diving deeper into the actual hiring process. When we’ve placed an add on job sites, we want to think of this as a funnel, because this is where we’re going to have to eliminate the most candidates. After that we want to look at call screening and then follow that up with a video call or in person interview. What I like to then do is have a team member interview the candidate… just to make sure that the team fit is locked in. It’s absolutely vital that you have a strategy in place for the hiring process or it will most definitely be overwhelming, take up more time than it should… or you could end up with the wrong hire.

So join the Investor Mindset community by hitting subscribe and let us know down in the comments below what your recruitment process is.

    KEY TAKEAWAYS

    1. Make sure the job description is in total alignment with the person that we're looking to hire.

    2. Take a look at the people in an already successful sales team and see what you need (or what you're lacking) from their skill set.

    3. Think about the hiring process as a funnel and have a solid process of elimination.

    4. At the top of the funnel have everyone apply through a website such as Indeed or Monster. Then we can have them instantly complete a personality assessment such as DISC.

    5. The phone screening process is really important... especially in sales roles. This gives us an instant idea of if we want to continue to the next step or not.

    6. We need to ask some key questions during the short phone screening. Check the episode out to hear these in detail.

    7. If the fit is not right then move on quickly and end the call in a respectable way. You're going to be talking to a lot of people!

    8. The final step in my process is an interview with someone from my team. This is important because it allows us to ascertain if they have the right team fit. My team members might also notice something that I missed.

E158: The “No Jerk” Policy - Brian Adams Oct 15, 2020
    Show notes

Everyone needs more strategies for raising money, right? Well, very successful fundless sponsor Brian Adams drops by this week to take us through his wealth of experience in raising capital and growing a real estate business. We take a deep dive into the process of acquiring investors who are the right fit for your business style and how to keep them happy and informed in real time with modern tech. We also discuss the key strategies needed in order to grow a business by hiring the right people and which areas to invest in. If you are growing a business or looking for ways to get more investors onboard then this episode is a must.

Brian is the President and founder of Excelsior Capital, where he spearheads the investor relations and capital markets arms of the firm. He has 10 years of experience in real estate private equity. In addition, he frequently participates in speaking engagements focused on providing the real estate investment community with a real and honest outlook of the commercial real estate market so intelligent investment decisions can be made.

Join the community by subscribing and drop a comment below to get involved in the conversation… we would love to hear from you!

    KEY TAKEAWAYS

    1. It's not just about the deals and investments. If you don't have a solid team and infrastructure in place then your business will never grow into what it could be.

    2. Stay in touch with your investors. There are technology platforms that can provide information to your investors in real time and... it's 100% worth the investment.

    3. Be upfront and set expectations for your investors.

    4. Have a strict "no jerk" policy so you know who the right type of investors for you are.

    5. Don’t push unrealistic goals to investors. It's better to under promise and over deliver!

    6. Focus on three things: capital preservation, cash on cash yield and the tax benefits of real estate ownership.

    7. Provide transparent communication and build a solid honest partnership.

    8. The average attention span of a person is 12 minutes... so don't waste it with spiel!

    9. Know what YOU are best at and then bring in people that will compliment your skills and fill the holes that are in your skillset.

E156: The Pitfalls & Prosperity of Passive Investing - Jeremy Roll Oct 08, 2020
    Show notes

Our guest this week, Jeremy Roll, has built his entire 16-year career around passive investing and has more than $1 Billion worth of real estate and business assets. As Founder and President of Roll Investment Group, Jeremy manages a group of over 1,000 investors in the US and Canada who seek passive/managed cash flowing investments in real estate and businesses. Jeremy is originally from Montreal, is a licensed California Real Estate Broker (for investing purposes only), has an MBA from The Wharton School, and is an Advisor for Realty Mogul, the largest real estate crowdfunding website in the US.

We go into why Jeremy became an investor, what he learned along the way, and how you can achieve success in your investing career without hitting those common pitfalls. Jump into this episode and learn what the pros/cons of passive investing are and if it's the right choice for you and your personal situation.

Are you a passive investor and have something to add to this discussion? If so then subscribe and drop a comment below!

    KEY TAKEAWAYS

    1. ALWAYS do your due diligence and make sure you really know who you're doing business with.
    2. Be careful about projections and assumptions from operators. Sometimes these numbers can be inflated and dressed up to hook investors in. Conversative numbers are more safe and can show you who you're really working with.
    3. You can have two properties that are identical but the operator who manages the property better is going to achieve the best return on your investment.
    4. Review current mainstream consumer sentiment to give you an idea of what's happening in the market.
    5. Think ahead. Is asset X going to be valuable in 10 years? Look at what's going on in terms of the market, technology, and job growth.

    E153: How Can I Help? - Steven Pesavento Sep 28, 2020
    Show notes

Have you ever asked yourself: How can I be of value to others? This week we’re looking at the philosophy of giving more value than you expect to receive in return.

Sounds crazy, right? It might at first, but by giving incredible value to people you’ll not only build stronger relationships, but you’ll also create an energy that will attract greatness to YOU.

It can be easy to think that if you start giving amazing value to others, you could be taken advantage of… but if you're giving immense value to others it doesn't mean that you need to stop charging for your services or that you're opening yourself up to potential leeches. What it really means is that people will look up to you, see you as a person of strength and want to do business with you.

I've used this philosophy and it's worked wonders for me... now I want to share it with you and see YOU benefit like I did. Everyone has a way that they can be of value; why don’t you start today?

    KEY TAKEAWAYS

    1. Ask the right questions - how can you be of value?
    2. Bring this up in conversation and ask directly
    3. People are very receptive to this and love receiving a gift
    4. You will create an energy that will attract greatness to you in return
    5. You don’t need to be taken advantage of if you’re giving value to people
    6. People will see you as a strong and respectable person who they want to work with
    7. Create a log and check regularly to see how many times you’ve asked the question
