Whole Life Insurance guarantees payment of a death benefit to beneficiaries in exchange for regularly due premium payments.

In addition, Whole Life Policies includes a savings portion called the “cash value” which accumulates interest on a tax-deferred basis.

Policy holders can access the savings portion of their policy by either directly requesting a withdrawal of funds or using their savings portion to borrow against in order to lend to themselves.

Since 2003, Rick has been a co-founder/GP of Mutual Capital Partners, a PE firm with three funds. He co-authored the best-selling book, Who’s In Your Room: The Secret to Creating Your Best Life. Rick’s life purpose is to inspire entrepreneurship, which led Rick to start www.BusinessFinishingSchool.com (“BFS”); a virtual learning platform designed to help businesses scale quickly and profitably, which has helped thousands of people the past 10 years. Rick learned that business growth and success are accelerated when a few key principles are applied. He created these “Foundational Business Principles” that form the frame of BFS to help successful people become more grounded and focused in their business and personal lives.He is a 1987 graduate of Rutgers University, with a B.S. in Industrial Engineering, and resides in Dallas, Texas with his wife and their four young children.

Slack - for a quicker and more organized communication of amongst team members

Develop systems and processes in order to avoid repeating common tasks.

Knowing when to be active and inactive in the market largely depends on understanding market cycles. If you know where you are in the market cycle you will know when it’s time to buy and when it’s time to sell.

Chris’s Bio:

Chris Petrakis is originally from Gulf Breeze, Florida but currently resides in Birmingham, Michigan with his beautiful wife and two young daughters. After graduating with a degree in Marketing from Lipscomb University, Chris began his 22-year career in Medical Sales; currently, he is an Aortic Field Sales Associate specializing in Endovascular Aortic Aneurysm repair working with Vascular and Cardiothoracic Surgeons for W. L. Gore & Associates.

Chris started his real estate investing career in 2002 when he bought his first of five rental properties in the Virginia Beach area. In the meantime, several corporate relocations for career advancement opportunities took him to Baltimore, Boston, Washington, DC and finally to the suburbs of Detroit, where they moved to August of 2019. Moving to his wife’s hometown has surprisingly given Chris the chance to make a leap of faith by committing to multifamily investing. In December of 2019, four months after moving to Michigan, Chris decided to join the Jake and Gino community. It turns out that joining the group was the push he needed to begin his new venture in larger real estate investments. Two months after joining the Jake and Gino community, Chris closed on a value-add Quality Inn and Suites Hotel in February 2020. Currently, he has his first 8-unit MF deal under contract in his home market of Birmingham, Michigan. In addition to real estate investing, Chris and some of his business partners recently opened a speakeasy-style bar in the downtown Main Street section of Plymouth, MI, and he is also a part owner of the restaurant above the bar, Greek Islands Eatery, a family-owned operation. While he’s willing to entertain most any investment opportunity that comes his way, Chris believes he has found his passion in Multifamily Real Estate.

RCRE - What to Know About Supplemental Loans Nov 25, 2020

Mike Taravella and Will Coleman explain what you need to know about supplemental loans.

Key Information:

Before underwriting your financing assumptions, speak to the lender of the senior loan to determine what terms and conditions are possible for the new loan.

Lenders require at least 12 months to pass before you are eligible to apply for a supplemental loan.

For supplemental loans, most lenders will not exceed the LTV on the original loan. Ask your lender whether this is something they would consider. Some banks will do this if they feel comfortable with the sponsor.

Minimum Supplemental Loan Amounts:

Fannie Mae: $500,000

Freddie Mac: $1,000,000

Community Banks: $750,000

Regular loans cost the same as supplemental loans to service: legal fees, third party reports, origination fees etc,.

Fannie Mae and Freddie Mac require the same principal and interest reserves for supplemental loans as they do for regular loans.

She is a 3rd generation guide to mommas birthing babies in her family. Anne has helped thousands of families in her 20+ year midwifery practice and has personally ushered the births of over 1000 healthy babies into the world. She has also guided countless human beings to heal from emotional pain, inner stress and trauma, tap into their strength and power, live fully and vibrantly, and reclaim their radiance, joyfulness, calm and overall sense of well-being.

When she’s not helping mommas around the world you can find her doing yoga (anywhere and everywhere), dancing, taking or facilitating powerful growth and healing workshops, traveling, enjoying family time and watching comedy and historical drama.

RCRE - What to Know About Loan Assumptions Nov 18, 2020

Key Information:

Yield Maintenance prepayment penalties are more expensive than step down prepayment penalties.

The lower the U.S. Treasury rates, the more the expensive the prepayment penalty is for yield maintenance loans.

Before getting a property under contract, contact the originator of the senior loan to verify the terms and conditions.

Terms to verify: LTV, maturity date, interest only period, DSCR requirements, replacement reserves.

Loan assumptions take longer to close than new debt. 75 days is a good estimate.

Supplemental loans can be used in addition to loan assumptions to gain a higher LTV. Available terms will vary depending on the property and the borrower.

MNS - Being Successful Through Determination with Tim Lyons Nov 17, 2020

Being successful through determination, Tim Lyons began his multifamily journey with persistence and hard work. Tim is currently a lieutenant in the New York City Fire Department (FDNY). Until recently, he also worked part-time as an emergency room RN at a level 1 trauma center for eight years. He brings years of real world management and leadership experience to his real estate investment career. Tim’s initial goal with real estate was to create passive income and in turn, be able to spend more time with his wife and three girls. After partnering on a multifamily property, he saw first-hand the power of real estate investing as an opportunity to create passive income and build wealth for his family. He started City side Capital with the goal of not only growing his own portfolio but also to help others realize the power that real estate investing can have on creating wealth. He graduated from Providence College in 2005 and can often be spotted in the crowd when the Friars play in Madison Square Garden in New York City.
