    Will Coleman, began his real estate career in 2016 by investing in and self-managing single family properties in the DFW market while working in property management for Greystar Real Estate Partners. In 2018 Will began working in commercial lending at City Bank as a Credit Analyst. Will now works as the Director of Rand Capital, a mortgage brokerage which focuses on finding the ideal financing on apartments and mobile home parks.

    Will Coleman, Director of Rand Capital started his career by being the analyst behind the debt at a bank and seeing how decisions are made. Will used this experience when investing in his own properties, to see what the lender sees and what the investor sees and incorporating it.

    He shares his views on single family in comparison to multifamily and how starting out as a single family unit owner has shaped his view on multifamily. Will shares his view on how he stepped into larger multifamily units from the single family space and how education must play a huge role in it.

    Both Gino and Will share their behind the scenes knowledge of lending, what banks and brokers look for, and some intimate knowledge of how lenders operate in regard to newer investors.

    Will also shares his first hand experience of the up-sides investors get in relationships with community banks in the real estate space, the assistance that they may be willing to provide and the risks they take on newer investors.

    Most companies in multi-family are paying higher service fees for trash removal than is necessary.

    Review the terms and conditions of your service agreement with your vendor to determine what exactly you are being charged for.

    Speak to other haulers in the area to gauge what price you should be paying each month.

    Avoid signing contracts with auto-renewal stipulations. Renegotiate your contract each time it expires.

    Nathan Tabor has been involved in real estate since 2006. He has purchased, renovated and flipped over $52 million dollars of class C apartments; he has raised over $1 million from private investors, he has his commercial real estate brokers license in NC; and he has authored several books on real estate. He’s had amazing successes and epic failures and learned more from his failures than his successes.

    After years of struggling to keep all of the balls in the air, he learned that there are laws and processes that, when implemented, will deliver the desired results. Nathan is committed to enjoying a true balance between working hard and enjoying life. He is married to his best friend and they have a busy young daughter that keeps them on the go. His hobbies (Yes, hobbies!) include shelling deserted islands, building furniture, raising toys for ChristmasToyDrive.com, reaching inner city kids with The Story Bible, and cultivating his personal relationship with Jesus Christ.

    Throughout this podcast, Nathan describes his personal journey and what has kept him going throughout it. He emphasizes that without balance work is hollow and goes into detail of that statement. Jake and Gino ask questions, diving into the aspects of Nathan’s values.

    Key Information:

    Lessons Learned:

    • Don’t have a knee jerk reaction to fear in the market.
    • Reserves can be necessary not only for capital improvements but also economic downturns.
    • Reach out to your tenants early and establish positive relationships with them when there is uncertainty about collections.

    How to know if you are at the top of the market cycle:

    • Deals only work with heavy IO periods.
    • New and inexperienced investors are entering the market.
    • Cap rates are highly compressed.

    As cap rates continue to compress, institutional investors are overlooking smaller unit properties in tertiary markets.

    Real estate is in many ways the new gold. It is being used as an investment to hedge against rising inflation.

    MFZ - Looking To The Past To Strengthen The Future Of Your Relationship Dec 22, 2020

    In this week’s episode, Julia & Gino are interviewed by their niece Emily & their daughter Gabriella. At first, I was unsure of where these questions were going to take us? Would I sound stupid? Did I really know my spouse? Were some of the questions going to make me feel uncomfortable?

    The girls did a terrific job asking questions about our relationship, our strengths & weaknesses, who was a better cook (tough one), and questions that made us really think about our past and how we have grown since getting married.

    Emily summed it up perfectly at the end by stating that what she learned was that we grew in our marriage and relationship since tying the knot over twenty years ago. Our lives have become more intertwined and so have our experiences, and that we are learning more and more about ourselves every day. To me, that is what makes a successful marriage, one that the spouses continue to grow closer together.

    I want to thank the girls for making me realize how lucky I am and how much I love my wife and my family! It made me think of the gratitude that I need to express and to enjoy every day that I have with my family. It also made me realize that we all need to set goals for our relationships and revisit those goals together to continue to grow.

    In this podcast Jake and Gino talk to Tucker Max. Tucker explains how starting out trying to find his place in the world he was met with failure after failure. After being fired from both his first law firm job and the family he was left trying to figure a different path. Jake and Gino dive into how Tucker was able to come back from failure by recognizing his talent for writing and pursuing it. They go on to discuss how a shot to Tuckers ego was the eye opener that lead to the idea of Scribe.

    Tucker Max is the co-founder of Scribe Media, a company that helps people write, publish and market their books. He has written four New York Times Best Sellers, which have sold over 4.5 million copies worldwide. He's credited with being the originator of the literary genre, “fratire,” and is only the third writer (after Malcolm Gladwell and Michael Lewis) to ever have three books on the New York Times Nonfiction Best Seller List at one time. He was nominated to the Time Magazine 100 Most Influential List in 2009.

    He received his BA from the University of Chicago in 1998, and his JD from Duke Law School in 2001. He currently lives in Austin, Texas, with his wife Veronica and three children.

    Logan owns and operates a growing real estate business with 103 different properties, 770 total units, in 15 cities across the state of Wisconsin valued at over $66M.

    Logan spent the first decade of his professional working career working for a fortune 50 corporation leading retail operations. He escalated quickly through various leadership positions where he built high performing teams and managed large P&L portfolios. During this time, he was able to lead and implement strategic operational changes at the enterprise level across the US.

    In 2013, Logan began investing in real estate and through a lot of hard work, Logan achieved financial freedom in the spring of 2018 when he was 30 years old and decided to leave his corporate job in early 2019 to focus his efforts on his real estate business.

    Logan has been able to grow his business aggressively by adding 180 units in 2019 and over 450 units this year.

    He also owns a Property Management business that manages his and his employees’ properties. Over the last few years, Logan has also focused on building a foundation dedicated to coaching adults and kids how to better understand personal finance and real estate.

Starting in a law firm Chris realized the power of multifamily investing and the rest is history. Chris specializes in finding underperforming multifamily assets with high upside opportunities. Chris is based on the North Fork of Long Island, applies the management and efficiency principles that Jackson has acquired over the last 15 years as an Information Technology consultant. Chris’s career, specializing in operational efficiency to maximize profitability, has spanned a wide range of disciplines but has mainly been focused on servicing the legal industry. He has provided a strategic and tactical implementation of a suite of efforts including cybersecurity, project management, vendor selection, personnel selection, and mentoring, and software architecture.

    Chris’s management experience of large and multi-disciplined teams, his enterprise-level project delivery on tight timelines, and his operational strategy and implementation are the same principles he brings to each new multifamily project acquired.
