Single-family investing is sometimes easier to begin with as it involves just a transaction of buying the right property, however, in the long term, most investors switch to Multi-family investing due to the scale, tax advantages and more wealth creation opportunities.

In this episode of Movers & Shakers, Josh & Gino interview Mike and Bernie on how they started their multifamily investing journey after joining the Jake and Gino community.

Bernie has a background in running high performing teams at scale and he currently manages multimillion-dollar operations. He started with multi-family after investing in single family homes in 2018. Mike is a senior executive, retired Air-Force officer with extensive experience of 25 years in real estate investing. He transitioned to multi-family in 2019.

Syndication is much more than raising capital and becoming a partner. It is about coming together with a bunch of people in whom you have mutual trust in order to materialize a deal so that everybody wins.

Rising inflation makes debt a major wealth building tool
Manage debt before managing the real estate itself. Maximize debt as long as a property is financially When inflation rate is higher than your debt interest rate you are being paid to borrow
Pay attention to not be under-leveraged just as much as over-leveraged
Reposition quickly to decrease LTV and gain more equity than originally put in
Tenants are willing to pay $150-200/month more for a home they’re proud of
Underwriting is useless if you don’t have the team in place to carry the plan out
Pain + Reflection = Growth

Bridge Loans: A bridge loan is short-term financing used until a person or company secures permanent financing or removes an existing obligation.

Do not wait until you have the property under contract before discussing financing quotes with lenders. Start developing relationships with early.

Fannie Mae has stopped requiring 18 months of principal and interest reserves. Freddie Mac has reduced their reserve requirements.

As an investor, your goals should not be to earn more profit per unit but to accumulate more and more profitable units and build a vibrant portfolio.
More than 99% of closings are done by brokers. So, network with great brokers in your markets to get good deals.
The people who build the biggest real estate portfolios are the ones who come across and analyze a large number of deals every single week. It’s about the deal flow.
Do not lose sight of the forest for the trees! If a property looks to be a high-potential one, don’t just lose the deal for the finer elements such as minor repairs or other such issues.
