    Welcome to the Movers and Shakers podcast. This weeks guest is Jacob Anderson. He, his wife, and their two children are from Cleveland TN. He attended business classes at Lee University, finishing his study in 1997. At the same time Jacob was working full time as a health and life insurance agent. He would go on to purchase Greentree Financial.

    Since then he and his firm have been a top producer with several fortune 500 companies, including Conseco, Allianz, and Cigna. He is on the advisory board with the Sunrise Rotary Club of Cleveland and has served on the finance committee at a large local church. Some of his hobbies include aviation, and he enjoys flying with the family on the weekends.

    WBP - Getting In, Cashing Out and Holding On with Josh Cantwell Aug 22, 2019

    Josh Cantwell currently manages over $30,000,000 in private money, which is deployed into real estate. He owns 2,208 units of apartments, and manages a real estate private equity fund where he and his team fund hundreds of fix and flips, rentals, small balance commercial deals under $5M and value-add apartments for clients, students and borrowers.

    Josh is a true entrepreneur and prides himself on never having had a boss in his entire adult life. A native of Northeast Ohio, Josh graduated from Baldwin Wallace College in 1998. After graduation, he obtained his Series 6, 63, 66 and life and health insurance licenses, and worked as a Financial Advisor from 1997-2004.

    In 2004, Josh took his knowledge of raising capital and the financial markets and started investing in real estate full time. He was able to combine his knowledge of financial investing with real estate to create a very successful business, which quickly grew into closing over 100+ wholesale and short sale deals per year. In turn, he began training and teaching apprentice partners and students. He founded Strategic Real Estate Coach in 2007, and since then has been involved in 700+ wholesale, rehab, rental, foreclosure, pre-foreclosure and short sale transactions, and taught thousands of investors how to replicate his success. Josh has vast knowledge and experience in helping coaching clients, mentor students and apprentice partners from across the US in finding, structuring, negotiating and closing various types of transactions for a profit.

    He has bought and sold over 700 properties in 25 states, and currently holds a robust portfolio of over 2,200 cash-flowing apartments. He is the founder and CEO of a variety of successful businesses including Freeland Ventures, Strategic Real Estate Coach, and several others.

    Josh lives in Northeast, Ohio with his wife Lisa Marie and three children.

    RPP - Opportunity Zones with Matt Rappaport Aug 21, 2019

    Matt Rappaport, Esq., LLM is the Vice Managing Partner of Falcon Rappaport & Berkman PLLC. His primary focuses on tax planning, deal structuring, generational wealth planning, and all the complexities within real estate. On this episode, Matt discusses the power and flexibility of the 1031 exchange for syndications.

    Key Information:

    • Opportunity Zone is an incentive for private capital to invest in economic disadvantage areas
    • Can find Opportunity Zones with CDFI Map
    • Opportunity Zones are a good investment if you:
      • Capital Gains from a sale to an unrelated party
        • You want to invest only the capital gain, not the entire principal of your original investment
      • Weigh out 1031 vs Opportunity Zone as tax deferral
      • Trust capital with sponsor
      • Understand you have lack of liquidity for 10 years
    • Opportunity zones delay the taxation of the deferred capital gain which is the investment into the property
    • Opportunity Zones differ from 1031s because
      • You can sell any asset type to get into Opportunity Zone
      • Opportunity Funds can invest in:
        • Real Estate (major rehab or development)
          • Not turnkey
        • Starting a business headquartered or mainly operates in an opportunity zone

    Craig graduated college in 2002 and in 2003 moved to NY with no money, a suitcase and a sub par resume (at best) to pursue my dream of being a trader - which was the greatest decision of his life. He spent the first 11 years of my career as a fixed income trader and now he works at a Fintech firm. After being interested in real estate for much of his adult life and dabbling in single family ownership and investments, he began my multifamily journey earlier this year with the purchase of a duplex in January, and has since closed on 31 units.
