    Michael “The AirBNB Guy” is an investor, entrepreneur, CPA, author, speaker, instructor, and iTunes podcast host. His career has spanned from working as a CPA to launching and running an architectural photography studio to purchasing and developing real estate to now running a short-term rental management and education company. He is passionate about helping others create financial independence so they can pursue their passions and leave their mark on the world.

    Michael started his career as an auditor at an accounting firm where he specialized in real estate and economic development. From there he went on to work in finance for an international energy company with annual revenues of $15.2 billion, advising the senior leadership team on high-value, complex transactions.

    Michael earned an M.B.A. in Entrepreneurship from Walden University (summa cum laude), and a B.A. in Accounting from Assumption College (summa cum laude) where he was also the captain of the men’s lacrosse team.

    Welcome to the Movers and Shakers podcast. This weeks guest is Darren Light.

    A mechanical engineer by trade, Darren quickly realized that his W-2 job and 401K would not support the current and retirement lifestyle that he wanted. After being convinced by a friend he attended one of the guru seminars, locally in Knoxville. Darren started purchasing single family rentals and doing flips 4 months after attending the seminar. In April of 2017 he was laid off from his corporate job of 12 years. At that moment Darren went all in to real estate investing by cashing in his 401K and stock options. In November of 2017 he attended the very first Jake and Gino live event in Knoxville. During the first day of the event he made the decision to focus on multifamily assets and sell all of his single family rentals. Darren also still enjoy flipping houses.

    To date Darren has done 13 flips in 2 years. His goal for flips in 2019 was 12. He is currently at 6 in various stages.

    Since October of 2018 Darren has become part owner on the GP side in 103 doors. Along with a partner, he currently pursuing over another 200 doors as we speak.

    Darren started a Multifamily meetup in Johnson City, TN in March of this year. With Johnson City being such a great market, he saw a need to bring other multifamily investors together there, to leverage the power of partnerships, the market, and capital.

    He thrive on inspiring and motivating others and living the Go-Giver attitude! Darren lives each day with gratitude.

    RPP - Financing Using CMBS & Private Lenders with Nick Chapman Sep 11, 2019

    Dylan Marma and Mike Taravella interview Rand Capital’s Nick Chapman to discuss Fannie and Freddie’s lending limits for 2019 and the uptick in alternative funding sources. These alternative funding sources are CMBS and Private Lenders.

    • CMBS:
      • Very common funding source for office space, but becoming more common in the multifamily space
      • Minimum Loan Amount: $3M
      • Loan-To-Value (LTV): 75%
        • Can have higher LTV by leveraging mezzanine debt (85%)
      • Loan Term:
        • 5 and 10 year terms
        • 30 year amortization
        • Less flexible compared to Fannie & Freddie
      • Similar requirements to Fannie & Freddie when it comes to closing
      • Closes just as quickly as agency and in many cases faster
      • Fixed Rates, which are based on Swap Rates
      • Application Fee is $45,000
        • But you do receive most of that back regarding
      • Potential for Full-Term Interest Only Mortgage at 65% LTV
        • - From 1-3 yrs at a higher leverage to full term I/O at 65% LTV
    • Private Lenders:
      • Nondepository bank that is privately held
      • Minimum Loan Amount: $1M
      • Loan-To-Value (LTV): 75%
        • Can have higher LTV by leveraging mezzanine debt (85%)
      • Loan Term:
        • 5 and 10 year terms
        • 30 year amortization
        • Nonrecourse
      • Closing Time: 30-60 days depending on complexity of deal
      • Requirements:
        • Net Worth Requirement: 20% of the loan amount
        • Post-Closing Liquidity: 5% of the loan amount
      • ~50% half of what agency debt requires
    • Much more favorable for new investors

    WBP - Why “That’s Right” is Better than “Yes” with Brandon Voss Sep 05, 2019

    Since Black Swan’s inception in 2008, Brandon has established assessment procedures for new clients that take their needs, situations, and corporate culture into account so Black Swan’s approach can be customized to each client.

    Brandon is the thought leader at Black Swan regarding negotiator types. He has made it his mission to teach clients how to identify the basic types of negotiators and has developed a methodology for dealing with each type in the most successful way.

    Brandon’s background is in sales. He has done retail sales for Macy’s and business-to-business sales for Verizon. Based on his extensive experience with various selling approaches he has been instrumental in adapting the FBI hostage negotiation techniques to the business world. Realizing that the timetable is different in the business world than in high-stakes hostage situations, he created the “Short Game” – a needs assessment procedure that helps in the critical discovery process phase of negotiation.

    In addition to training clients, Brandon has guest lectured at USC Marshall School of Business, Georgetown McDonough School of Business and organizations like Policy Innovators in Education.
