Case Study: Her 9 unit Rooming House for Traveling Professionals Nov 11, 2022

A rooming house is a great investment to consider. Unlike, short term rentals, it requires much less work. It’s also easier to build a sense of community and have a little bit more consistency between people renting there. In this episode, Rachel Swanson shares her real estate experience, how she ventured into rooming houses, and how she tripled her income in 12 months. From planning, construction, qualifying tenants, complying with state regulations, and managing the property, you’ll be sure to pick up valuable nuggets that you could apply to your investing strategies. Rachel Swanson is a bestselling author turned real estate investor in 2021. She transitioned from writing books and coaching online full-time to working her real estate business, only part-time, tripling her previous income in only 12 months, all while balancing motherhood with Wannabe Triplets. Her goal is to bring her husband home from his 9-5 before his 40th birthday (2022) through the time-freedom they will have from passive income from real estate investing. What Not To Do When Working with a Commercial Broker (Minisode) Nov 08, 2022

Breaking into the commercial real estate market may be challenging to do on your own and hiring a commercial broker will help you get the best deals with minimum risks and maximum returns. In this minisode, Liz discusses what it takes to build a relationship that is beneficial both for you and your commercial broker. She lists things every owner-operator should avoid doing, including not being clear on your deal criteria and borrowing power, not giving feedback, wasting the broker’s time, and more. Always remember that the broker is vetting you as much as you are vetting them, so it’s important that you know what they want and show them that you are true to your word. Turn your short term rental into a scalable business by operating on a higher level Nov 04, 2022

Running a short-term rental has its own advantages and associated risks. It pays off to be prepared from the beginning and improve as you learn along the way. As the market for this is getting tighter, how do you stand out from the competition and find a guest that would keep coming back? Sarah Karakaian and Annette Grant talk about how you could find loyal guests by raising the bar on hospitality. People who commonly use short-term rentals are those who are on people either vacation or business trips, so they have a specific set of needs that you must address. They discuss everything you need to know from thinking about furnishings, utilizing technology for monitoring and property care, and setting up automation software hacks. As short-term rental investors and operators for 10 years and counting, Sarah and Annette founded Thanks For Visiting to bring their diverse knowledge to stagers and hosts ready to grow their businesses. They met at a Columbus, Ohio City Council Meeting fighting for their right to host homes on Airbnb. The two shared a belief that the short-term rental industry needs hosts to be more hospitable. Every resource they’d come across in growing their own businesses was purely profit-driven, and “heads in beds” just isn’t their style. They had to figure out a lot of stuff on their own and now they want to give hosts the behind-the-scenes look they tried to find when they started. How She Built Her Diverse Portfolio Without Syndicating Oct 28, 2022

With a real estate syndication, you can access other people’s resources and invest in larger deals with less out-of-pocket money. It’s a great way to grow your portfolio, but it’s not for everybody. There are definitely other means to find financing and acquire properties without the need for syndicating. As long as you build the right team and you have clarity on your goals, you can thrive in real estate. Joining us today how she hustled her way to success is Kimberly Marie. She takes us through her journey and how she’s able to scale without syndicating by reinvesting her profits back into her properties. She also shares the value of not only setting goals but also auditing them to ensure that every decision she makes is aligned with her lifestyle and happiness. Kimberly Marie is a Doctor of Physical Therapy, published model, and astute real estate investor based in Indianapolis, IN. She started investing as a residential fix & flip and buy & hold investor in her surrounding neighborhood all while practicing as a physical therapist. Kimberly has spent the last 5 years becoming an expert in Indianapolis real estate, the acquisition process, and construction, and now buying and operating multifamily apartment buildings, which is her primary focus. She leverages her decade of experience in the physical therapy world to foster strong relationships with her team and investors to get deals done. Accountability partners are incredibly valuable because they allow you to achieve more than you would on your own. They help you stay on track and keep you motivated to reach your goals. But before you enter a partnership, how do you make sure that it’s the right fit? In this episode, Liz and Andresa recommend ways to find the best accountability partner for you. When vetting an accountability partner, there should be a sense of compatibility. It’s also important to get clear on the expectations for the partnership and both parties should be willing to put in the effort in order for it to work. Think of your partner’s progress, too, and get to know them, so you can build trust and have fun in the process. By getting in touch with a public adjuster, you'll be able to protect your interests and receive the most compensation possible for your losses. In this episode, Gwynne Beatty of United Claims Specialists explains why public adjusters are your superpower when it comes to maximizing insurance settlements. She breaks down everything you need to know about filing claims, dealing with insurance companies, and finding the right public adjuster for you. Gwynne is a public adjuster, and a property damage, insurance policy, statute, and claims expert. She seeks to educate the public about coverage and claims. She worked in Haiti for 11 years, most significantly as Director of Corporate Social Responsibility with a multi-national telecom. Her CSR work won the Award for Corporate Excellence from the State Department. She also headed a celebrity foundation and founded a human resources company. Previous to that, she was Director of Digital Entertainment at a prominent public relations firm in NYC, handling large tech clients that wanted to get into the music and film space. In this minisode, Andresa gets real about her experience with burnout and how she recovered by rediscovering herself and reflecting on her business and personal life. Two Millennials Build Their Empire Through Creative Financing Oct 14, 2022

Investing at a young age may seem challenging, but it is rewarding in the long run. By starting early, you earn compounding returns and build wealth over time. Zoe Cramer and Sasha Torchigina are two young investors who found success in real estate. They join us today to discuss how they got into investing without having a ton of capital, how they connected with sellers and utilized seller financing, and how they are making a profit with student housing. They also talk about the value of leveraging each others’ skills as partners and being persistent in pursuing their goals. Best friends since second grade, Zoe and Sasha took different career paths after college but both ended up in real estate in their own way. Now, in their mid-twenties, they have become business partners in their various real estate endeavors. Their partnership journey began a couple of years ago when they purchased their first student rental property together. They focus primarily on seller-financed buy-and-holds. They started out with student rentals, but have slowly progressed into bigger and more hands-off purchases, like multifamilies and mobile home parks. They also flip houses on occasion to acquire capital quicker to use for down payments on new buy and hold purchases. Quotes • “There's a lot of programs that are out there for first-time home buyers.
