Starting Multiple Real Estate Businesses By Leveraging Your Network- Anton Zherelyev #20 Aug 05, 2021

We feature another one of our Rat Race To FI Mastermind members who is killing it as he nears the end of his first year in real estate, Anton Zherelyev.

Anton first immigrated to the United States from Russia when he was only 11 years old. And he’s been residing in Miami, Florida for the last decade. Being 34 years old now, Anton’s biggest hurdle was simply getting started.

Coming from Corporate America, Anton was on track to one day become the vice president of the company he worked for. His trajectory changed with one small, social media connection. With that, not only has he sowed many fruits thus far, more seeds are still being planted with each new deal.

And that’s where we meet Anton in this episode. His story is still very much being written. If his first year is a testament to what Anton’s potential is, who knows what Year 2 and onwards will bring out of him?

Up to date, he’s flipped one property, wholesaled a total of $17K in income, has started a VA cold-calling company, and aims to acquire his first rental before the end of the year.

Crushed Dreams To Successful Businessman and Investor - Felipe Mejia #19 Jul 29, 2021

Felipe Mejia tells his story on how his original goals and dreams were crushed, but then had a new lease on life, making him a successful investor and businessman.

A few episodes ago, we got to hear the story of one half of our hosts on the show. In this episode, we feature the other half, Felipe Mejia.

Growing up, Felipe never fully fit in with any one crowd in grade school because of his background and ethnicity. And to make matters more interesting, he wasn’t always the most well-behaved kid either. So much so that he even had to transfer into alternative school for selling drugs in 10th grade.

Several years later when Felipe was pursuing what he thought was his dream career in law enforcement, he was denied the opportunity almost entirely because of his race. But once he got over the initial shock, he was able to open his mind to the new opportunity and set his sights once again.

And that’s where we meet Felipe in this episode. It’s safe to say that the setbacks he had early on in life set him up to live a life of financial freedom today.

Up to date, Felipe owns over 30 units valued at about $2M. Along with hosting this podcast, he is a coach for the Rat Race To Fi Mastermind. And as far as growing his personal portfolio, he plans to continue scaling it through different and various partnerships.

$100K in Student Debt ,House Hacking and Investing - Ali & Josh #18 Jul 22, 2021

The adage “opposites attract” ring true in the case of Ali & Josh. Ali describes herself as a high-strung Type A and Josh as more of a low-key Type B personality. Ali was heavily into the big crowds and AP classes, while Josh’s world was centered around sports and working part-time jobs.
The two first met in college, where they racked up a combined total of $100K in student loan debt once it was all said and done. And when they began their respective careers, they found themselves pulled between the Dave Ramsy and Rich Dad Poor Dad school of thoughts.
Josh was pretty sure on who he wanted to follow, but for Ali, it took more nurturing until she was convinced of real estate as well. So much so, it wasn’t until they acquired their first deal that she fully believed in the power of passive income.
And that’s where we meet Ali & Josh in this episode. Their story is one of growing their financial literacy and taking control of their financial future, and doing it both as spouses and partners.
Up to date, they are House Hacking their second property. Going Into the next year, they want to acquire more rental units using private money funding. They recently wrote an eBook (The House Hacker's Handbook: A Beginner's Guide to Landing Your First or Next House Hack) and are coaching beginners on finance and real estate investing.

Sarah King tried to run from the nerd life as an adolescent but now she’s embraced it and built her brand around it. But before she ever stumbled across real estate, it shouldn’t come as a surprise that she was one of those kids that followed the traditional path. She did well in school, got a good job, and naturally, got into a boatload of debt. So for a while, she was a Dave Ramsey fanatic. She realized that while she lived the “good life,” she wouldn’t really be able to live the life she wanted if she was tied up with $100K in debt. Eventually, she got financially on track, picked herself back up, and searched for what was next. She knew she was unchained to then go out and reach for financial independence. And that’s where we meet Sarah in this episode. Her story is one of resilience and growth. She’s gone through the grind, she’s gone through separation, and now she’s focused on moving forward. Up to date, Sarah works a day job as a “medical expert in genetics.” She owns three units and is selling her other rentals she co-owned prior. She is looking to purchase more with the proceeds and has made tenant retention her focus while she House Hacks with her daughter. Building The Largest Wholesale Team At 25 Years Old -Gonzalo Corzo #14 Jun 24, 2021

If you didn’t already recognize the last name, we sit down with Diego’s little brother Gonzalo Corzo in this episode. Gonzalo’s journey really started after one fateful weekend where he was exposed to all things entrepreneurship, personal finance, and of course, real estate. Prior to then, he viewed real estate as something his brother did (as Diego’s Realtor career was just beginning to take off at the time) and didn’t really see himself being fulfilled by much of the same things. But sure enough, after that one retreat, Gonzalo was bitten by the bug. He dropped out of college and has never looked back. The years that followed consisted of many hours of networking, shadowing, working for free, working part time, and learning. He fell in love with the thrill of the sale and now mentors and employs others who want the same thing. Up to date, Gonzalo owns and operates his wholesaling company Cash Geeks, who just last month, grossed $372K in sales while currently employing 17 in-house employees and eight virtual assistants. In the four years since he started the company, he’s crossed the threshold into being a scaled production, and the biggest challenge going forward is to continue working in the business while finding more time and leverage to work on the business. Using E-Commerce Profits to Buy Real Estate - Cristian Trujillo #13 Jun 17, 2021

Having come to the United States on a Visa as a 13 year old boy, Cristian Trujillo describes the whole experience as something to that of entering a whole new world. He discovered hot water, the highway system, and even electronic garage doors. And the only English he spoke was to say what his name was. For the first few years, things went well, until 2007 hit and his aunt and uncle lost their home and were forced to move into a one bedroom apartment. Seven different people shared that space. And the best part, he was now in high school. Like many immigrant children that come into the United States, once they come of age, they begin to realize all the hoops and barriers they have to work around to be a functioning member of society. Cristian was no different. Still, at an early age while in Air Force Bootcamp, he decided he did not want to have a boss for the rest of his life. And that’s where we meet Cristian in this episode. Up to date, Cristian runs a million dollar e-commerce business. Just last year, he started coaching new entrepreneurs on how to start and grow their own e-commerce stores. He owns four single families in Georgia and also built a triplex in Columbia where he grew up. He’s also been to over 25 countries and aims to purchase more real estate throughout the U.S. and ultimately branch out to the world!

Growing Up A Third Culture Kid & Investing Across The World - David Grabiner #12 Jun 10, 2021

David Grabiner is what is known as a “Third Culture Kid,” meaning they’ve lived in a culture different than their parents’ and lived much of their developmental years in a different environment as well. In David’s case, he was born in the United States and then did much of his schooling in Africa, and then went to college in Chattanooga, Tennessee.
David, shortly after graduating, would then return to Africa to help his wife’s family with their hospital’s administrative side of things, given he did just graduate with an MBA. And it was at this point he discovered Mr. Money Mustache and began to think about financial independence.
For his first deal, he partnered with his father and within three years, achieved financial independence. And that’s where we meet David in this episode.
Up to date, David owns 170 units along with three commercial buildings totalling over $26M in value. He started his own asset management company and is also self managing his commercial properties. He’s currently accepting accredited investors looking to invest a minimum of $100K and is growing his Homeless to Homeowner affordable housing program. He’s on track to surpass his goal of $20M in real estate acquisitions this year and shares his knowledge on social media.
