How to run a 6-figure Airbnb property: Ginny Townsend: 239 May 11, 2021
    Show notes

Have you ever thought about having an Airbnb property and how much money you could make? Today we have Ginny Townsend on the show and she talks about how she accidentally made 6-figures with her first Airbnb property. I wanted to have Ginny on the show today because I know so many of us are trying to figure out ways to make extra money from home and you might of not considered doing a real estate investment. We chat about why her property did so well and that it wasn't actually tourists that were staying at her property and how you don't have to live in a vacation destination in order to be successful with short term rental properties. Ginny also mentioned how moms would be so good at having a rental property and managing it because they are great at making a house feel like a home and it's all about how your property looks and feels that draw people in. One thing that stood out to me is when she went over 5 different ways to get in to the market and how you can make it more affordable. Hear what she has to say about this topic and more on the podcast. If you don't follow me on Instagram make sure to go to https://www.instagram.com/mominspiredliving/ I posted pictures of my recent trip to Turks and Caicos. I went there for work to do site inspections for 2 properties, and it was amazing. If Turks and Caicos is not on your bucket list make sure to add it because the water is the most beautiful turquoise you will ever see. DM me or email me at ambersandberg@hkluxurytravel.com if you want help on your next vacation. Did you know the average age to start menopause is 51: Vanessa Ford: 238 May 04, 2021
    Show notes

Did you know there is something called "menopause rage" ? Today we have Vanessa Ford back on the show to do the second episode discussing the perimenopausal/menopausal transition. If you missed last week's episode make sure to go back and listen to that first, it's full of amazing information. Today, Vanessa shares with us that the average age of menopause is 51 so if you can have perimenopause for 7-13 years that means you can start having symptoms in your late 30s'. Menopause technically is when you don't have a period for 12 months consecutively, so if you start your period within that timeframe that means you start all over again before you can say you are in menopause. Vanessa who is cofounder of Menolabs, was prompted to action when, at 44 she had a period that lasted 3 weeks! Unsatisfied with the lack of support that women experience during this stage of life, and finding the stereotypes of women in mid-life exasperating and insulting, she created MenoLabs to address what she sees as a glaring need in every woman’s life. If you are curious what products Menolab has to offer check out the link below or in the shownotes and make sure to use my discount code to get 10% off! Vanessa knew she needed to do something about this topic because there is severe lack of research into perimenopause and menopause, despite the fact that it affects all women: • 25 million women in the United States are in the menopause transition right now. • 6,000 women enter this transition in the United States every single day. • Millennials, America’s largest generation, started turning 40 last year, the prime decade for menopause symptoms to begin. • Worldwide, there will be 1 million women in menopause in the next 5 years. So if you are finding yourself not sleeping, losing hair, gaining weight, having acne, dry skin or mood swings you could possibly be experiencing perimenopause symptoms and not even realize it. One topic that really stood out to me is how important it is to make sure your gut microbiome is healthy to help reduce perimenopausal/menopausal symptoms ! Hear what she has to say about this topic and more on the podcast. Shop Menolabs products with the link below, make sure to use my discount code AMBERSANDBERG to get your 10% off. Six-Figure Blogging: Careers you can do from home series: Kate Kordsmeier: 236 Apr 20, 2021
    Show notes

Have you ever wondered how you could make money blogging, especially six-figures? Today we have blogger and business coach Kate Kordsmeier on the show. Using her journalism career and paired with some health issues that she was having with PCOS she built a blog that ended up making six figures. She then realized that people really wanted to know how to make money on blogging so she explains how she pivoted and started a brand new blog focusing on that. Kate, mentions that when she started her blog it was very intentional, she wanted another revenue stream and she always knew she wanted it to be a business not a hobby. We talk about how blogs can still be monetized even if people think blogging is from the past. Kate told us that people say oh it's too late to start a blog it's 2021 but she said more people are online then ever before because of the pandemic and that actually more people read blogs then check email. She did say that you have to have the right mind set if you want to make money and treat it like a business vs. treating it like a hobby. You need to be willing to invest the time, money and energy to make it a profitable business. One thing that stood out to me is that Kate was clear when she said it's not a get rich quick scheme, there is a lot of work that goes into and you have to be patient but it's a snowball effect! Hear what she has to say about this topic and more on the podcast. If you liked this episode make sure to listen to the episode I did with Abbi Peret about being a freelancer from home: Click HERE Looking for 3-4 women to coach that need help with either weight loss, maintaining weight loss, style at any size, body confidence after kids! Taking care of yourself in your 40s: Kate Turner: 235 Apr 13, 2021
    Show notes

Are you approaching your 40s or in your 40s and finding that your needs are changing in regards to your overall health? Today we have Kate Turner on the show. Having 8 years of experience in the nutrition field she has a passion for helping women feel their best. I wanted to have Kate share with us her thoughts on what women can do approaching their 40s to have optimal health. If you are already in your 40s don't worry we have you covered as well! So let's start with your mid to late 30s, there are few key things to focus on and even if you are in your 40s it's not too late. Kate shares with us metabolism decreases 5-10% every decade, and that we need to make sure to eat enough, many women are restricting too much, meal skipping, and reducing their calorie intake. Here is the kicker, if you are not consuming enough its slows your metabolism down even more, and then your body thinks its going into starvation mode. We need to be very protective of our metabolism, it's hard to get it back if we keep doing yo-yo dieting. Kate also explains that it's important to consume enough protein and how it helps your metabolism and muscle preservation. She emphasizes that we can start to lose muscle mass around 40 and we want to make sure we are supporting our muscle so that we don't lose it but are still be able to gain muscle, for those of you that don't know this the more muscle you have the more you burn! So we want to be able to add muscle not only for weight loss but to keep our bodies strong. Also, adding collagen to your diet and why it's so important and how it helps joints, our skin and gut health and when our gut is healthy it helps our immune system and weight management. We talked about why sleep is so important for your health and it helps you to reach your nutrition goals and how our hormones reset while sleeping. One thing that stood out to me is in order to feel the most rested you need to be sleeping between 10pm-2am because it will provide what she refers to as the "rest regenerative repair" window. So if you are going to bed at midnight, you are missing out on 2 hours of that precious regenerative time. Hear what she has to say about this topic and more on the podcast. If you liked this episode make sure to listen to the one I did with Lindsay Young about taking care of our health during a pandemic. Do you find yourself squeezing into pants that just don't fit properly but you don't want to spend the money to buy a bigger size? I want to encourage you to say no to the things that are not serving you. What do you feel like you can't wear because of your size? Did you know that you can find your personal style with the body you have right now? Copywriting: Careers you can do from home series : Tam Henderson: 233 Mar 30, 2021
    Show notes

Where are all my writers at, did you know you could make money writing? Today we have copywriter, course creator Tam Henderson on the show. We chat about how as a shy person working in PR it was so hard for her personality to be in that industry. Tam shared with us that while working for the PR company she wrote a press release and found a formula to reissue the press release by just changing the title not even the press release and it landed the client their first million dollar deal. Tam realized that copywriting has such a huge impact and her laptop became a portal for her to be able to communicate without feeling the fear of being judged by what she was saying in person. In her late 30's she knew she wanted to pivot to do something from home because she wanted to be a mom with a flexible schedule. Something Tam said to me that stood out is that when you are starting out doing those small jobs and getting paid for them it helps build up your confidence. Freelance writing: Careers you can do from home series : Abbi Peret: 232 Mar 23, 2021
    Show notes

Have you been trying to figure out what kind of job you could do at home? Today I have freelance writer and business owner Abbi Peret on the show. She shares with us how she started her journey with becoming a freelance writer to now helping women make money writing. Abbi has five kids, one who has special needs and another that battled cancer. During the timeframe that her son was fighting cancer, she found herself not wanting to write. But something had happened, she realized during that time she had started helping women and they counted on her and it gave her a reason to get out of bed in the morning. It dawned on her that she could do this and it could be a thing and that thing that was in her head is now a business. I asked her who would make a good freelance writer, she said if you love words, love reading, you can for sure get paid. Abbi talks about how you have to not be afraid of putting yourself out there if you want to make this work. Something Abbi said to me that stood out is when she said if you want to start a freelance business you need to have 7-10 hours to set aside where someone can watch the kids so you can really focus. No parents are perfect: Ann Wilson: 231 Mar 16, 2021

Does it seem like everyone is doing a better job at parenting than you? Today I have author, speaker and radio host Ann Wilson on the show. It was such a treat to have her on today, she shared her experience raising her 3 sons and the things that she learned. Ann started off talking about the "minivan days" ages 5-12 and how fun those ages were and how she took advantage of being in the car with her kids for so many hours. She also shared with us how they decided that when the kids were younger that they wanted their home to be the home the kids all wanted to go to and how they went about creating that space. Ann also talked about the teen years and what she learned from that time frame and what things she would of changed. One topic that stood out to me, that it's so easy to compare yourself to other moms that you feel like are doing it better. Hear what she has to say about this topic and more on the podcast. Taking your friendships to the next level: Laura Tremaine: 230 Mar 09, 2021
    Show notes

Do you wish you could feel more connected to your friends? Today I have mommy blogger, podcaster and author Laura Tremaine on the show. Laura gives us some great ideas on how to stay connected with our friends and even take it to the next level. She talks about some fun ideas on how to go about this and get the ball rolling in your next group text thread. Laura mentioned that she has noticed over the years that women generally stop talking about friendships, either women get busy with their family and their career or maybe they have been hurt in the past and so they are afraid to put themselves out there. Laura also brought up the topic of having an all encompassing friendship and why we don't necessarily have to have that. That it is okay to have friends that are in one category, you don't have to feel guilty if they are not part of every aspect of your life. Lastly, we talk about why journaling should be your new habit of 2021 and why it's so beneficial not just yourself but for your relationships with others. Hear what she has to say about this topic and more on the podcast. If you liked this episode make sure to listen to the one I did with Jennifer Thompson on friendship and feeling lonely.
