Our next guest on the Movers and Shakers Podcast is JP Albano. JP is a Keto-fueled family man and a founding principal of Refresh Realty Group, focused on acquiring multifamily assets with high value-add opportunities. Prior to starting Refresh Realty Group, JP worked as an Enterprise Account Manager for a Technology Reseller in the NYC metro region. Managing relationships and adding value for his customers, JP understands how to solve problems for his clients and create “win-win-win” situations for them and for vendors. JP holds a bachelor of Science from DeVry University.

JP owns 72 units in Houston, TX, which are currently undergoing a successful repositioning. He is also a GP in a 297 unit student housing portfolio in South GA and 12-unit outside of Atlanta, GA.

Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives. In this Episode of Movers & Shakers Gino & Josh interview Collin Schwartz & Chris Pomerleau.

Collin is a 34 year old investor who lives in Omaha Nebraska with his wife, one year old daughter and 3 year old son. He enjoys spending time with family, CrossFit, traveling, and real estate. Collin has 211 units has done over 30 deals and is involved property management.

Chris is also a father and husband. His analytical mindset has driven him to go above and beyond in his career. He is an attorney with a Master's Degree in Negotiation. He has been able to utilize his legal background and training in negotiation to benefit his work of becoming a polished investor. Chris begin his real estate business in August of 2017. After obtaining 278 units, Chris says what helped him the most in his journey was figuring out a process that worked, and sticking to it.

In this episode of Movers & Shakers Gino & Josh interview John Crouch. John serves as Vice President of Investment and Strategic Planning for a Nashville, TN based commercial real estate firm. Prior to his time in commercial real estate, John worked as a Senior Financial Analyst at Cigna and a tax professional in KPMG’s New York office. He received his undergraduate degree from Cincinnati Christian University and an MBA from the Fordham University Graduate School of Business in New York.

John began his real estate portfolio with a self-funded 32-unit property in the St. Louis, MO market. The property has completed a significant capital budget program and is now enjoying increased rental income as a result. Shortly thereafter, John syndicated a 122-unit property north of Indianapolis, IN. Today, John is focused on expanding his knowledge and expertise within the multifamily asset class. In his spare time, he enjoys spending time with his growing family, underwriting potential deals, and becoming a general aviation pilot.

Nikolai Ray is the founder and CEO of the MREX, creating marketplaces for multifamily markets and secondaries market for real estate. Nikolai discusses with Rand Partners how people overemphasize cap rates in value-add deals.

Key Information:

Cap rate is the annualized return on investment if you purchased a property all cash
The problem with focusing on cap rates with value add deals is that:
- Debt is used to purchase real estate (leverage)
- Cash flows aren’t stabilized, but cap rates are based on annualized cash flows
Don’t look at averages of exit cap rate, look at ranges
