    What does invest in you mean to you?

    The entrepreneur's organisation experience has been great. If you're an entrepreneur or business owner or CEO it can be a lonely place and you often need advice from people with less of a stake in the business as you to give you perspective. Harvard is interesting because with the executive education I'm able to invest in myself by looking at case studies and thinking about strategy.     What brings you to Harvard?

    I just wanted to see what it's like I plan to apply in the next couple of years. Ideally, I want to apply to the business programme in conjunction with the law. My first step into owning my own business was photography. I was able to easily gain experience and get out there. Outside of that, I started a brick and mortar second-hand lego store. You learn a lot by owning your own business.

    #34 Cash Flow Fundamentals in Business and Privately Nov 12, 2018

    In this episode of Invest In You Podcast, Fredrik and Charlie discuss Cash Flow. You have to take note of your income and your expenses. Be it in business or in your personal lives. It is best that you know where your cash is going or where it is disappearing to. You can do this manually or easily? have a bank to monitor all the cash flows of your personal or business life.

    A lot of things are considered so you will have a smooth cash flow. It is best to earn money and save on the expenses. With the right advice, you will be on the right track. More pieces of advice on cash flow on this episode, so stay tuned.

    • Cash Flow. What are your incomes? What are your expenses? You can put that on paper or have the bank do it. So you will know where all the money disappeared. You can also do this manually. Cash flow is the one that goes out every month.
    • Working for investing in assets vs. working for a salary. Fredrik tries to work mainly for creating assets, for spending most of his time either refining assets, working on how he can make the best out existing assets and building very much for the long haul.     • Financially free. You don’t have to work but you get yours. If you strip out the things which cost you a lot in your daily life, you get rid of expensive debt, you tidy up amongst us expenses and all of a sudden you might have yourself a financial freedom number which is linked to a cash flow. When you are financially free, you have more.
    • External help. It is really hard to challenge ourselves. We need to have external help. Someone gets to hold up the mirror to be the accountability portion especially when it comes to setting up a new direction. Someone to help makes us everything from the planning to the follow-up and so on and so forth and we're still talking about cash flow money coming in and out all the business.
    • Mentor or Friend. The mentor, he or she can help out because they have been there done that and got the t-shirt. A friend, it depends on the quality of the front. They must be direct and challenging enough, to make it a stretch to do the tough choices. Help you to say that actually if you carry on what you're doing, you will fail. It is important to know how qualified your friend is.
    • Individual Cash Flow. It is quite the same as business cash flow, but it is even more granular, how you spend your money in your household.
    • Good debt vs. Bad Debt. A credit card is a temptation for us to overspend. Credit cards are carrying a high interest which means that not only do you need to pay back your debt, you need to pay more. Payday loans, these are horrible for your cash flow. You not only have to pay the principal, but you might also have to pay even more as an interest.
    • Owning a house. So, therefore, if you do have a home, that usually means that you have a negative cash flow for your home where else rented or you own it. If you got maintenance on it or not as usual as a big fat - usually. Unless you have a lodger, you will earn by having it rented. If you have a couple of events in the house, you can also earn money. If you have a theatre, you can actually sell tickets. Or fly some people from other people to have training in your house. Or rent it to someone getting married. So, cash flow is great to rent.
    • Combining cash flow and privately. All of Fredrik's car travel, all the travel back in 14 different countries that took a lot of, that is pure business. It is like pretty tax money. Many times no means it's a massive saving, so you might remember when we start this conversation like a dream for many people would be to make like £100,000. How many other people who make £100,000 they actually get 50,000, so therefore you can live for much £50,000 and live a style much easier by allowing the business to pay for all those things.
    • Make more money from the accountant’s money than you actually pay them. They should be able to give you tax advice worth more than their face.
    • Rich problems. The need to have financial advisors because they have so much money to invest. The kids must be spoilt too, so they spend a lot of money on them. The whole family lifestyle, etc.
    • Poor problems. If you're poor you don't have too much. It is a huge problem not to have enough. Income is another problem. Then finding the right advice is another one. You're not so well off. You're usually in a job working for a salary or you're self-employed. For whatever reason, that usually means that you are not really optimizing the tax. You're usually ending up having to pay a lot of money. When you retire, your money diminishes your savings decreases. It is probable that you will go from poor to worst. That's a good idea to invest in your knowledge so that you can get out of a situation.
    • Best advice. If you are in business, try to invoice really really early or even better get paid before you lived on the job. Selling a merchandise. Sell before you even have the product. Credit cards, it would be best to pay them early before they are due before you go into any kind of fees.

    “A lot of things are possible basically. So you can actually use your home for a lot of other income activities assuming that you own it yourself. There are some restrictions if you're renting it because often the landlord will have some ideas and thoughts, how he how you may or may not use the house of course.”

    “If you pay a really good accountant, they know more tax rules you, therefore, get more tax benefits.”

    “The more money you can usually make, you have all of a sudden unlocked a whole level of different investments which does require a high level of financial IQ. So unless you like to lose big, then you need to know a lot or we need to have lots of good advice as to help you. And if you don't know what those pieces of advice are, it will cost you a fortune as well.”

    In this episode of the Invest In You Podcast, Fredrik interviews Nigel Best and Ray McLennan. Today, the serial entrepreneurs discuss raising finance and how both Ray and Nigel are investing in themselves. Discover how they decided to jump into business together and also what they get from working with each other and how they raise finance.

    Nigel is a property investor, business owner, dad, and husband. He does a lot of things and tries to get the most out of life. Ray helps people find money for business or for property projects. He also has a few property projects of his own on the go. Tune in today to learn about investing in oneself and what stops one from doing so.

    • Learning. Where it starts for people is when they have an interest in something. If somebody develops an interest, if you develop an interest in personal growth or if you develop an interest in teaching and training or whatever, you can go out there and start finding that information. And one thing leads to another lead to another. And they've actually scientifically proven it. If you give a person a book that's of interest to them, the pupils actually dilate which they open up to take in more information. And if you're teaching other people that subject, you'll learn quicker.

      • Scarcity mindset. There's no shortage of money. People need to realize that. A lot of people can have a scarcity mentality. Thinking, Oh there's not enough money out there. Or Oh there's a recession on... Not true. There's more money in the world than there's ever been.
      • Self-sabotage. Without skills and knowledge, all they gonna do is sabotage themselves. People have to work their way up. They channel. So when it comes to raising finance, you have to be realistic about now. Example, if you are thinking, I'm gonna do a commercial conversion and I don't have this experience, you can join and venture with someone who does. So, you can fast-track your way to that experience. But if you try and do it yourself, you run the risk of self-sabotage.
    • Fear. This fear that there isn't enough money. This fear that the deal of the century only comes along every hundred years as opposed to every day. This fear of what we were talking earlier, and we were saying one of the biggest that holds people back is actually asking the question, would you lend me some money? Would you like to jayvee in this deal? Would you like to invest in this project? These very simple things now when we debated what was the reason, it's probably we're a product to the system. so, it's been highly structured for many hundreds of years, where we are predominantly shackled by our way of thinking.
    • The concert pianist story. After the concert, they’re having drinks and someone would say to the pianist, I'd give anything to play the piano like that. And she turned and looked him straight in the eye and went, oh no you wouldn't. No you wouldn't. You wouldn't give anything because you've had your chance. You had piano lessons and you gave it up. So, you didn't. So, there comes a point in most people's lives you would imagine where there's a crossroad, there's a junction, there's decision to be made. It's the same when you invest in yourself, it's a never-ending process.
    • Risk. Risk is risky if it is unknown. Just turn on the light. The internet is free. It's all there but why don't we do it.
    • Atomic Habits: Tiny Changes, Remarkable Results. By James Clear. The idea on that is to do granular tiny change each day. This invest in you never stops. And we're always seeking ways to make a lot of changes. Incremental change. Tiny little changes on a daily basis. This invest in you doesn't have to be expensive, difficult, big, it can be tiny things.
    • You don't have to be an expert. You can become an expert in something quite quickly by just a few hours of research. That's all it takes.
    • It's very difficult to jump up 10 flights of stairs in one step. You got to take each step as it comes.
    • When you open up your mind, you realize that you can choose to react to anything however you want. And you don't have to follow any other person. You can choose to do it yourself.
    • Doing it. It is better to make a decision even if it's a wrong decision than to make no decision at all. At least you learn something. You learn something by doing it. It is not the thinking about it that matters, It’s the actual doing it that you will learn.
    • Mentality. We are mentally obese because we fill our head with the equivalent of junk food. And I think that we need to get into at some sort of fitness regime for mental health fitness which is taking things in.
    • Surround yourself with like-minded people. Surround yourself with inspirational people. Avoid the negative media. Don't get suckered into petty arguments of and joining in.
    • Advice: Every morning and every night express gratitude for at least 3 things. Do that for the next week and you will see a completely different change in your mood.
    • Advice: If you find yourself in a situation where normally you would be very negative about it, for example, road rage or something/someone cuts you up, just choose to pause and smile and wave and not judge them or anything like that but just relax yourself and don't rise to any bait... just choose to react differently.

    “I think it has to do with having an open mind. And if you have an open mind, there are no barriers. There's no ceiling. There's no limit. You learn something all the time. You think you know everything. All you have to do is watch a few quiz shows on tele, you realize how much you don't know. There's never an end.”

    “You are aware that you are walking down a corridor but no one's pointed out or you haven't realized just how many doors there are. And how many doors you haven't even tried to open to see what's behind that door. And then suddenly when you are almost when you become conscious and you are working on all these things, you are suddenly aware of how many doors are up. You are suddenly aware of how easy they are to open. And when you peer inside you realize, it is a whole new world that you're completely unaware of. And how much more there is to know. so, you almost need a hundred lifetimes to kind of experience everything that's out there.”

    “It's a bit like washing or shaving or personal hygiene. You don't have to do it every day but it helps. And it's the same when it comes to investing in your self, you don't have to do it every day but it really does help.”

    “A great way to invest in yourself is to teach others. You have to invest in yourself so therefore you are worthy to pass all the knowledge to other people.”

    Ray McLennan is a keynote public speaker and former corporate solicitor who has many years of experience owning and operating a variety of businesses in the UK and Ireland. Ray is the Regional Manager for Scotland & Ireland for Angels Den, which has over 13,500 high net worth Angel investors that help to find funding for property and SME businesses.

    Ray also helped to create Property Angels Den (PAD) in Sept 2014, which matches High Net Worth Investors with property proposals of all sizes. PAD now meets regularly and has funded dozens of property projects all over the UK.

    In this episode of Invest In You Podcast, Fredrik is on a road trip from the UK to several different countries: France, Belgium, Netherlands, Germany, Denmark, and Sweden. While he is travelling, he talks about the Holy Grail of Investments, No Money Down. How can you invest money with none of your own money? People would really love to know this very trending topic. You will need to work with other people’s money.

    Fredrik talks about all the ideas that he has come up with about No Money Down. He talks about it in details explaining each one of them with great knowledge based on his experiences and the books he’s read.

    • If you don't put any money into a deal, there is no deal usually. There is always some kind of transaction of funds. One way or another. And it can be everything from 1 pound upwards. It can also mean that there might be a substantial amount of money which will change hands but it might not be yours.
    • Five F Formula

    o Find. Find the actual whatever you going to purchase and acquire. That also clears, of course, to analyze the deal if make sense or not. It also involves how to negotiate it.

    o How to fund. Funding. How to come up with a funding solution for whatever you intend to acquire. That can be debt. It can be equity. It can be working with cash. It can be a loan, a mortgage. It can maybe sum in different ways. It can also be done with a broad range of interests and layers of finance of different categories in terms of risk. And often, high risk usually means that they need to pay more for you.

    o To fix whatever it is. The fix stage is if you are working in property, real estate, it is all around, for example, to do a renovation, a restoration, a refurbishment, you might as well add value using skills such as planning, uplift, you might extend. The property upwards to the rear, to the sides, or downwards. You might also move around the interior design to be a better purposely done for what you intend to use the property for. If you relate fixing to a business, that can be everything to doing cost savings, changes in the staff structure. It can often be linked to becoming better at debt collection. It can also mean that you improve the cash flow so your fostered collection and you negotiate better terms so that you can pay later.

    o Flip. So that is a trading profit or it can also be that if you would like to maintain it. It around filling it. And if it is a business, is filling it with more purpose energy. The right direction. If it is in property, it is filling with the right kind of tenants to ensure that you also got a right structure in place. Which hopefully means using as little time as possible from yourself.

    o Flourish. Flourish is using your own knowledge or your partner's knowledge or coming up with really creative ways how to add a substantial amount of value. For example, seeing things that other people can't see. Having an extraordinary level of financial IQ or be really business savvy. It can also be having unique skills and talents that add to the deal in one way or another.

    o Bonus. Why would they ever like to give you any money at all? You don't look like a bank. You don't appear like a bank or do you? There are many aspects of how to do this. So if you take the best from what we can see in the financial sector, what is good and common practice and you apply that. Things to consider are why would people like to do business with you? You would like to build trust. Trust is so important in this case. Beyond having that level of trust, you need to know what you can offer in any kind of negotiation.

    • Best advice: If you would like to do something and you would like to save yourself both time and headache, find the best person who's doing what you would like to do and do it with them.
    • Build Credibility online. Social aspects of things to link to your personal brand. Example, in Social Media platforms like Google, LinkedIn, YouTube, etc. Take control of the first page. Google your company. Just be aware of your social footprint.
    • SPV - Special Property Vehicle.
    • How we are as potential borrowers ensure that we can get the money out of the deal? Example, use an investor to repay another investor.
    • Buying things below market value. Buy something at a discount, even a 25% discount.
    • Get much higher value for the money. How to do this? It is a magic trick. You need to dare to ask other people for the money. No rocket science.
    • Ten ideas linked to how to buy a property using none of your money:

    o Use someone else's money. You borrow money from someone even the equity part.

    o Another way to do it is to do a so-called lease option with a purchase.

    o Take over an existing mortgage. Particularly useful if they got a low-interest rate.

    o Take a property and exchange it for another one. Swapping it.

    o Offer your time, skills, and knowledge to get a property.

    o Vendor finance. Get the seller to finance this impart. Most sellers put part of the money in the bank.

    o Offer a much higher price but that will be paid in a number of instalments.

    o Joint venture. A partner who puts in all the money.

    o Purchase a property by exchanging them. Exchange maybe at any amount of money. Delayed completion.

    o Try to always buy for cash flow.

    • Challenges with no money down. You, your head, your mind, and your potentially limiting beliefs of your own capability.
    • Advice from Belgium:

    o It doesn't take money to make money. It takes courage to make money. You take a risk, a calculated risk. Have the courage to ask for other people's money. Do you have the courage to dare to work another with other people's money so that you can do a no money down deal?

    o It is all linked to money. The money is increasing value. Countries are printing money. Who has got my money? Think hard. Would you like to have some of the profits? Come with a sale of a plate. Get a list of people that you want to offer that profit opportunity. Happy customers will come back to you. You can be oversubscribed when it comes to your deals.

    o You need to be aware of what is legal and what is not legal. Just be aware of the local rules.

    o If you are looking for other's people's money, then really what you need more than anything is to understand this is a matter of selling, influencing, helping and supporting. You have to have an activity or there will be nothing

    • One reason why no money down deals are so exciting is that it forces you to be more creative, more solutions driven, inviting you to search problems, and usually the bigger the problem, the bigger the pay. The bigger the problem, the lesser the competition.
    • Control. Influence. Accept.
    • You don't have to do everything yourself. Who else do I need to engage to find the best solution for this? What can we do to bring this to the best possible solution?
    • Due diligence. You are very much responsible for doing the analyzes on the deal which is at hand as part of finding something. Highly recommended that you and the potential investor are doing the due diligence on each other.
    • Find out the real motivator.
    • No money left in the deal. Time and money and speed of money that you can use and recycle the money at a higher pace, that's really really key. You can use the money over and over.
    • Timing is essential. To match the deal and the money flow are equally important. It needs to happen at the right time or it might be lost.
    • How we can customize the message so it is best understood? Treat other people the way they like to be treated. That is the golden standard of communication.
    • Values. Foundations underlying. Values very much drive the habit and the behaviours. How to work with someone else? What do other people value most? Understanding what their life is all about.
    • It is really cheap money to refinance money from your home to use for investments. Also, if you have got a business, you can also get a business loan.
    • Two core components are security and commitment.
