How to Prepare For a Recession? Apr 04, 2019
    Show notes

    Market crashes. Brexit. Recessions.

Be prepared. Look out for your business.

In today’s episode of The Business Mentor Podcast, Jay urges you to prepare for recessions and market crashes. It’s unpredictable when and how grave will recession’s effect be to your business, so it’s better to anticipate the worst right now. Don’t miss the 4 tips that Jay gives on how to prepare for a recession. Whenever it happens, you have to be equipped to get through it. Remember to yourself surrounded by the right support group (including your mentor), be financially stable, and be adaptable. Discover more when you tune in.

    KEY TAKEAWAY

      • A recession happens, on average, every 10 years. It happened since 1946, and it’s unpredictable of when exactly it’s going to happen and what’s its effects will be. The last recession that occurred in October 2007 took 65 months to recover.
      • Lately, there has been too much competition, and a lot of people are looking at investing in property. According to Jay, that’s a tell-tale sign that recession is coming.
        • Laying off employees happens a lot in the first phase of recession.
      • You don’t know what you don’t know. You have to be prepared when it happens. For Jay, it was approaching his mentor about it. He asked about his mentor’s experience, studied about the recession and did a SWOT analysis. It became clearer for Jay how he should plan for his business’ next move.
      • Keep going even if it’s recession. It will happen no matter what, and your business shall be able to withstand the outturns. You should be fully aware of even the minute details of your business so you can prepare, and once it happens, it’ll be easy to adapt.
      • 4 Tips for preparing for recession:
        • Have an emergency fund. Jay advises that you save at least 10% of your business’ profit. The sooner you start, the better.
        • Have multiple streams of income. If you only did one market, you’re vulnerable. There’s a lot of ways you can earn income. Look into where you can branch your primary business, look into the skills that you can develop.
    • Keep some cash aside. When the market crashes, stocks become cheap, so buy stocks.
      • Have the right support network. The most important thing is you have the right mindset that can face the consequences that happen during a recession. If you’ve got the right mentor and the right community, you become firmer and more driven to overcome it.

    BEST MOMENTS

    • “If you’re not prepared, when it comes, it could take out the market.”
    • “Recession comes out of the blue.”
    • “When recession does come, rather than panicking and saying, ‘We can’t do anything’, we did a simple SWOT analysis.”
    • “If you’re going through hell, just keep going.”
    • “You may never use your emergency fund, but at least it’s there when you need it.”

    ABOUT THE HOST

Jay Dhillon is a serial entrepreneur, investor and philanthropist based in the UK with a proven track record of growing businesses from start-up to success- and helping others do the same. From humble beginnings, Jay grew his first business from 0-500 employees and three locations, racking up sales of over £30 million – all without any investment other than a small amount of savings. The business went on to acquire major clients such as Landrover, Jaguar, Toyota and New Look, to name a few.

Its huge success inevitably brought about outside interest and at the age of 33, Jay eventually sold the company to a London investment firm in Doyen Resources. Today, Jay owns several businesses in different sectors and helps entrepreneurs achieve success.

A calling to give back and help others led to Jay being chosen for the highly-coveted role as a Prince’s Trust mentor, where his achievements were marked by a personal invitation to Buckingham Palace to meet Prince Charles.

After helping several young entrepreneurs to success as a mentor for the Trust, Jay’s burning desire to bring his wisdom and knowledge to a wider audience ultimately triggered the concept of The Business Mentor Podcast.

Jay feels that anyone can achieve success in business with the right advice and mentoring and is now sharing his knowledge with his growing audience via his podcast.

In the UK alone 95% of business fail within the first five years and Jay’s aim is to reduce that number.

Backed with the hard-earned knowledge and experience from his time in business, The Business Mentor Podcast will share Jay’s personal business lessons as well those of other successful entrepreneur guests who share their wisdom and secrets on the show.

Long Eaton (Nottingham) Property Hub Q&A with Jay Dhillon! Mar 29, 2019
    Show notes

In this episode of the Business Mentor Podcast, we hear Jay answers questions during the Q&A session during a talk about ‘Property as a Business & Multiple Streams of Income’ which was held last February 26 in Long Eaton Hub. He met with fellow property investors, and he was an absolute inspiration and a mentor to all of them.

Jay also talked about his businesses – how did he start and grow them, what efforts he has to put in them, and what obstacles he has to face every single day. If you want to increase your streams of income, make sure to take down notes of what Jay has to say about it.

    KEY TAKEAWAY

    • When to start your brand and create your content? The ‘brand’ can just be doing one or two post on your Facebook. When Jay began the Business Mentor Podcast slowly. It wasn’t getting enough engagements, but this didn’t let him stop producing content. But now, he was able to monetise it and invest the money to the team.
      • He sets up the systems to set up his brand with the help of his staff and technology.
    • When something unexpected happens, what do you do with it? Acknowledge the fact that not everything you do will go as you planned. Be ready for it and condition yourself that there will be times that you’re going to do things outside your comfort zone.
      • Sometimes you’ll have to stay in and won’t be able to go home to get a shower or see your family. There are sacrifices.
    • What is passion? Jay’s mentor advised, “If you do something well enough and it makes you money, it makes you passionate about it.” That’s the way it goes. Passion is overrated and makes some money.
    • What drives Jay to do the podcast? Jay answers the legacy out of it, and he’s able to help other people. He’s happy that he’s doing what he loves right now.
    • What do you do if you want to start a business (i.e. coaching business)?
      • Think of what you can charge.
      • Offer them a demo service for free.
      • High ticket – Think of what events could you offer.
      • Start small.
    • Should you use LinkedIn? LinkedIn is one of the hottest platforms. It’s easier to network and get some resources on the platform.

    BEST MOMENTS

    • “You got to get on with it. Sometimes you got to get dirty.”
    • “For me, I work for mentors that are above me. I look up to them and think, ‘I want to be on your level.’”
    • “Don’t think of building your social media to build this massive platform. Just build a core group of people and built it slowly.”

Dealing with Rejection in Business Mar 22, 2019
    Show notes

“Rejections should not discourage you or should it end your dreams.”

As entrepreneurs, you’re going to have to accept that it is highly likely that you won’t please everyone. A customer can love your product/service, but they could also dislike it too. But should you be affected by a sole customer’s decision?

Today on The Business Mentor Podcast, Jay discusses the 4 key areas to focus on when dealing with rejections in business. It’s understood the first rejection will significantly hurt you and that’s okay; We are only human! But you have to accept that there can and will be more rejection in the future. Treat them as motivation that can help you grow and progress in your business. Time to discover more! so tune in...

    KEY TAKEAWAY

    • Rejection an excellent way to tell you that your product is not good enough for the market. You’ll be rejected not just once, but twice, thrice, or a couple of times. But you should take this as learning instead.
    • You won’t please everybody. But you have to have that burning desire to continue what you have started and aim to be successful.
    • Get the right people around you. Have a mentor who you can help you grounded and remind you of your long-term goals. Don’t let rejections get to you.

4 Areas to Look At When Dealing With Rejections In Business:

    • Don’t take it personally. Your business is a separate entity from your personal life.
      • For example, some business owners think that selling their products and services to their family and friends. Though it might be good for your business, there’s a possibility that they really don’t need and buy them. And business owners tend to get hurt when this happens.
    • Make it a learning opportunity. Aim for constant learning. If someone tells you something, listen and make notes on how you can incorporate it to improving your business.
    • Use it to educate customers. Instead of seeing the customer’s comments as an attack, why don’t you educate them on what you can do for them and what other services can your offer. Give them free trials, demos, etc.
    • Take it as an indicator where to go next. Round up 50-60 people, ask for feedback, and evaluate the gathered data.

    BEST MOMENTS

    • “Rejection is part of the business. You are gonna get rejected.”
    • “Rejection is not a bad thing, it’s a positive thing.”
    • “If someone or the statistics and the math are telling you that the part isn’t up to speed, it’s a great way to learn, right?”
    • “A lot of us assume that the customer we deal with knows everything about our product, they don’t. so, have an option to educate them.”

Jay Dhillon & Mark Homer Talk Business Strategies, Foreign Property Investment & Jeremy Corbyn! Mar 15, 2019
    Show notes

What drives you to keep going in property? One of the fascinating questions that serial entrepreneur, investor and philanthropist Jay Dhillon poses to Mark for The Business Mentor Podcast. They talk about Mark's childhood in Singapore, how he got into property and the rights and wrongs of politics and property in 2019. Listen here for a conversation on learning from two experts in property, and business.

    Key Takeaways

What are you doing at the moment? I’ve got three projects on the go at the moment. Our biggest project is just under 100 flats. I’ve got another project, with a commercial tenant on the ground floor with some residencies above. I’m doing lots of different things, with various different projects.

How was your childhood? I was born in Singapore and came back to England when I was around 12. I went to an international school in Jakarta in Indonesia. Jakarta is a crazy city, pollution, and people everywhere. I learnt the local dialect and played outside with the other kids in the area. I’ve found that to be a really useful experience in dealing with very different types of people.

Private schools give you a bigger network and a bigger outcome. The difference between the mindset of the private school, and the local college in the area is massive. The people I met at college are all doing more vocational things like dentists, doctors, and solicitors. Whereas the private school went more into business, and are earning lots of money. There is no right and wrong, but if you have the opportunity to invest in your children you can.

The academics are really useful. If my child wants to go to university, I’ll encourage them to but at the expense of life skills, I think that’s wrong. I think if you can have academic skills, and have business skills, rather than just what a textbook says then that’s even better.

In 1997/98 it was like the gold rush, and the market was ripe. My father had worked across the globe and met a lot of business people. He knew that business and property was a good route to go down. My friend had made over £70,000 on property and even without planning permission added an extension. I got really into property books, videos, learning loads. I met a local letting agent who'd figured out which properties were good to buy in Peterborough, which is where I started really.

I’d bought lots of properties abroad especially in Eastern Europe and Florida. So I thought that when they would enter into the EU there would be an increase in the middle class and the property values would go up. What I didn’t realise was that I didn’t know the local knowledge. It’s really exciting to have international property, but the yields are really low, and the maintenance will be very high. Everything that you’ve learnt in the UK is wrong abroad, and you have to learn it all again. There is lots of corruption in various different places around the world, and it’s really difficult to work out the local rules if you’re not from there.

Treat your property as a business, so systemise it. The one guarantee in business is that it will change. If your systemising your business, doing monthly management accounts, and getting your viewings and inspections sorted then you are going to find it easier to adapt to the change. You’ll find it easier to grow your business because you are able to find out what is working and what isn’t.

Do you think the middle class now are being hammered, so you need to grow all the time? You need to grow otherwise you are in decline. If you carry on doing what you’re doing and not grow, then you will fail. We’ve had various changes in the legislation, and it will all happen again. Make sure you get a really good accountant, who’ll be able to save loads of money for your tax bill.

Let’s talk about Jeremy Corbyn if he did get into power what would happen? People were concerned about the Labour party before but Tony Blair turned out to be quite a light touch. He says he will introduce rent control, but hasn’t given out any specifics on that. Dependant on how that is introduced could be positive or negative. He says he is going to nationalise, water, and rail. With big companies, he says he will give 10% of the shareholders to the staff, but I don’t know how that is going to work in practice because they are so divested. I don’t think he will be a sustainable model. The debacle that is the EU is costing the country millions in decisions not taken, and uncertainty.

Which property/business strategies will work in 2019, and why? In business and property it’s best to find what you love and what you’re good at. If you’re good at marketing then build a business that needs that skill. Build a team around you who are good at the things that you are not good at. It’s better to do what you love rather than what’s hot in the media at the minute.

What drives you? What keeps you going? I like driving income, and rent roll, I like having a bigger and bigger wall of money to hit the back account every month. I find that very exciting, more than the value of the properties. I get a lot of pleasure in learning from others in the training business we have. We are able to have choices, travel and buy the right house that I want.

Where would you start in property now? I would buy single lets, under £140,000, probably stuff that has been built in the 1970’s. West Midlands, and in the North are probably best rather than in the South. Cut your teeth, and make some mistakes before moving to HMO’s. You don’t have to move up, just do what you enjoy.

What mentors have helped you? There have been loads of different people over the years. I have a lot of friendships who’ve done lots of different things, often in their 50’s and 60’s who have been there and done it all. I had more informal type mentors.

    Best Moments

‘My background was really good for helping me deal with lots of different people.’

‘There were other people at boarding school whose family owned big businesses.’

‘Through those years I learn loads and loads about business.’

‘I think the network is worth everything.’

‘Private school kids all wanted to go into business.’

‘We are a reflection on what we have been taught.’

    ‘Network is your net-worth.’

‘You can’t learn everything in a textbook.’

    ‘Take the calculated risk.’

‘I got really really excited with property.’

‘Everything that you’ve learnt in the UK is wrong abroad, and you have to learn it all again.’

‘It’s really exciting to have international property, but the yields are really low, and the maintenance will be very high’

    ‘Investing in the UK works.’

‘You do end up making more money in markets that are more efficient.’

‘There is one guarantee in business is that it will change.’

    ‘Systemisation is key.’

‘You have to be growing otherwise your declining.’

‘The value of getting a good accountant is priceless.’

‘Accountants are not a consultant unless you pay them to.’

‘Do your own research, and take your questions to the accountant.’

‘I think Corbyn is going to go on a spending spree.’

‘I think it will be an unsustainable model.’

‘Politicians have been telling so many lies.’

‘Theresa May is like the school teacher keeping it all together.’

‘If you are making products, uncertainty on the price of your produce., is unacceptable.’

‘Uncertainty is affecting business everyday because of Brexit.’

‘I like driving income, and rent roll’

The Simplest Way to Make More Money Mar 01, 2019
    Show notes

    Keep It Simple.

In this fascinating episode, Jay explains the quickest way to make more money for anyone. He shares the techniques and processes he uses when working with entrepreneurial mentees, shaping and growing their businesses.

Jay takes us through practical advice that can be implemented rapidly and will quickly lead to more income.

    KEY TAKEAWAYS

    • Look at what you  already have

Record all the income streams you have, this may be one or multiple streams. What is generating income now? How can you generate more income from your current income stream. This is the quickest way to make more money.

    • Double up

If you are already making money from something then the quickest way is to double up. There will always be opportunities for innovation but it's important to never neglect the money-making part of the business.

    • Systemise it

If you have reached a ceiling with your current income stream, don’t want to work in it or grow it further then you should systemise it.

Entrepreneurs, by their nature, like new ideas so the danger is that you pursue this and neglect the income stream that is making you money. Systemising your business can help to ensure that the money-making income streams run smoothly.

    • Use a proven formula

If your motivation is to make money  very quickly so you can build your business around it, then use a proven formula.

Something that has been done before, something that has positive results, an industry that is making money.

Get the education, get the mentors, get the mastermind and be part of something that will give you the information you need to make it a success.

Once you have created more cash flow you will have more freedom to  innovate and develop new ideas

    BEST MOMENTS

‘Go into an industry where you know you can make money’

‘If you don’t look after it the income stream that is making you money will dry up’

‘You may see a new and shiny idea and think it's going to make you lots of money’

‘You’ve already got the systems in place’

‘Look at what you’ve got initially then move forward’

‘You get bombarded by loads of videos telling you how to get rich in 30 days’

‘You don’t need to overcomplicate it’

‘Ultimately we want to do it for ourselves we want to be the first into the market, innovative and find something different’

Its huge success inevitably brought about outside interest and at the age 33, Jay eventually sold the company to a London investment firm in Doyen Resources.

Celebrity A-List Cake Maker Paz Heer; Working With World Elite Stars, Such as Arnold Schwarzenegger, Floyd Mayweather to Name a Few.. Feb 22, 2019
    Show notes

This episode is a fantastic opportunity to find out about the journey of Paz Heer ‘ Cake Maker to the Stars’. Jay discusses with Paz the traits of entrepreneurs and how these have played a vital role in the success story of the ‘Cake Maker to the Stars’. Listen in to find out more.

    KEY TAKEAWAYS

    • The beginning of the journey

I went through university studying marketing and retail but still didn’t know exactly what I wanted to do. Entrepreneurs were very much a part of our family. My mum broke down barriers in her work as the first lady Asian driving instructor in Midlands alongside her role as a social worker.

    • When there was an opportunity to take over a cake business and I went for it.

I didn’t know anything about baking and had to work my way up from the bottom. I worked with the previous owners and learnt from them.

I started at the grassroots of baking, learnt all about that and then was able to begin learning about decoration. I have always been creative, so the decorating was an exciting prospect. I took the skills I learnt and then practised extensively. I had no other option other than to practice non-stop, it's not glamorous.

As a business owner you’ve got realise that you are always learning. Lots of business owners fail to recognise this and it is damaging to their businesses.

    • Knowing your worth

You take on everything when you start, whether you can do it or not – it’s being a busy fool, you need to understand your skills and worth and develop the confidence to say no in some circumstances.

Why do all those hours if you are going to end up with something the customer doesn’t want, there is no profit involved and you potentially damage your reputation.

    • Reputation is everything

If you have a product or service you must take a long-term view. With the reviews we have, as part of service, the market will call you out. Sometimes you may not be able to compete on price but can offer great service.

    • Doors opening

I had the opportunity to make a cake for Floyd Mayweather and the media coverage opened lots of new doors. Following the positive media, I networked to secure more work with high profile celebrities. This was important as I was aware the initial media interest in the Floyd cake was limited so I wanted to make sure I could continue the wave.

    • Future plans for the business

I am going to launch my own YouTube video series and brand aimed with the celebrity cakes as I want to see how far I can go with this and I am still very involved in the day to day aspects of the cake shop

My passion is the designing of cakes where I’m given a brief and have the opportunity to be creative doing new things.

    • Key lessons

There is no short cut, I had to wash pots and work my way up

You have to keep doing it over and over, don’t give up something will happen

With patience and hard work, you will create the luck

    BEST MOMENTS

‘Let the dots connect themselves together’

‘A true trait of an entrepreneur is about putting the work in’

‘If you’re looking to buy a business find out if the current owners care’

    ‘It’s all about the networking’

‘It’s a piece of art, not just a cake’

‘You're not just feeding someone with the cake it's about creating a celebration’

‘You can create a visual and a special memory for lots of different celebrations’

‘Grab everything, work out how to do it later’

‘I’d rather have a happy customer’

‘I’m talking big time, ‘A’ list celebrities’

‘Everyone has their own personal journey’

This Method Can Solve The Problems in Your Business Feb 15, 2019
    Show notes

In this episode, Jay looks at the critical role numbers and maths play in understanding your business and being successful.

He provides us with a pathway through the numbers in business and shares how you can make it work.

    KEY TAKEAWAYS

    • It’s using a set of numbers to come up with a solution
    • The numbers game will get you the desired result, A Personal trainer, 5 a day are all mathematics. If you smoke and drink every day then you will be looking at negative numbers.
    • In business people talk about you being lucky and about taking a risk but for every business that is successful there are 95 that are not.
    • I looked at those businesses that were successful and they all shared the same activities day in and day out.
    • It came down to them doing the same activity day in and day out, they got really good at the numbers. Once I learned that method I applied it to my business.
    • The sales activity is really important to monitor, there are certain things you can’t monitor but you can monitor the number of sales calls, the number of visits, the number of KPIs and the number of contractors out.
    • When you start building your team in marketing and sales you can base your results on maths.
    • Look at maths as your business – ‘here are the statistics I know that if we hit this’

The data will drive your activity and the activity will drive your results. If I look at the data I can see where the activity is.

    • Get started tracking and recording the numbers daily, weekly, monthly, yearly

This will really drive your success.

    • If you work hard on an activity but don’t track it you will not know what is working.

You need to review the key performance tasks that are going to get you the revenue you are targeting.

    BEST MOMENTS

‘You’re just spreading yourself to thin and the thing that’s making you revenue will stop making revenue’

‘If you want to go with new idea leverage your existing business so it can run without you’

‘You’ve got to know your numbers’

‘Very easy to put a spreadsheet together’

‘Are you seeing your activity doing what you want’

‘Are you getting the revenue you want’

‘It’s using a set of numbers to come up with a solution’

TEDx Speaker Born With Brittle Bone Disease, an Inspiring Interview With Winston Clements Feb 08, 2019
    Show notes

“I’m in a unique position because I’m going to be more memorable and I use this to reach as many people as possible”

In this episode, Jay interviews Winston Clements who shares his story of being memorable and his perspectives on how resilience and positivity should be a part of everyone’s lives. Listen in now to find out why.

    KEY TAKEAWAYS

I started in corporate financial services within technology roles and then moved to consultancy work in software engineering. I initially began public speaking as a hobby but demand for my speaking work has increased and the majority of my time is now focused on sharing my story.

I have a condition known as Brittle Bone. This means my bones break very easily, during my childhood I experienced more than 100 breaks in my bones, this is the nature of the condition but as I have grown older it has stabilized.

I’ve always been open with people about my story and it inspired me to want to be a public speaker.

You have a very strong mindset, where does that come from?

I had physical challenges, but my parents brought me up to believe I was the same as anyone else. My sister and I have always been treated equally. So, at school, I expected to be the same as everyone else.

Overprotecting me would have hindered my progression, I was able to get out there fall over a few times and learn to pick myself up which is the reality for everyone.

I had my down days like everyone else, but I learnt to focus on my strengths. I’ve always found it easy to make connections, be present in the situation and so I concentrated on developing those and being happy.

What challenges did you have gaining employment?

In my mind, I thought getting a job would be very straightforward, but it took me 6 months to find my first graduate job. During this time, I looked at my mindset and I realised I needed more resilience as it's not just about having the talent but about keeping going even though I didn’t see results straight away.

    Where did you find resilience?

Lots of my close friends got jobs within 1 or 2 months and I started to question how it was possible for them not me. I then realised I needed to look closely at myself and stop playing the victim, blaming it on being different. So, I decided to take ownership of it and instead of applying for 6 or 7 jobs a week I doubled my efforts over everything.

    Have you had any mentors?

I’ve had several mentorship experiences and some that have been life changing. One of my mentors helped me to understand my mission and purpose – that my disability, is my gift, it is about a bigger picture and supporting others.

Mentors – it’s all about finding the right fit someone who has experience of where you want to be and someone who you have a rapport with.

How do you deal with the down days?

I’m a human being and being resilient is a spectrum. Like everybody else, there are days where I feel more or less resilient than on other days.

I surround myself with people who are honest with me, pull me up and aren’t afraid to tell me how it is and expect accountability from me.

What are you doing at the moment?

I still do some consultancy work but am hoping to move across to speaking full time and sharing my message as much as possible through courses and workshops.

The thing that has enabled me is that it is my passion, I just want to give value and help people. When you put value first and concentrate being the best at what you do everything else just falls into place.

    BEST MOMENTS

‘They just wanted me to have as normal an experience as possible’

‘The easy route is usually not the best route’

‘The comfort zone is to stay in the victim mentality, at that moment you don’t have to try’

‘If you take action you can change things for yourself’

‘Failure happens the day you stop trying and anything in between is feedback’

‘Whatever you have you need to turn it into a positive’

‘When an individual messages me to let me know I’ve made an impact on them’
