    In January, Charles Roberts helped Justin Cooper buy a rental property in Aurora. It's a very interesting story because the property went under contract twice and other investors passed on it. Listen to Charles and Justin discuss the details and why it was a great property for Justin. It's a 3 bedroom / 4 bathroom townhome originally listed at $240,000, but Justin purchased it for $200,000. It's a 15% cash-on-cash return and 8.4% cap rate (11% CoC and 7.5% cap with property management fee.) It was found on the MLS. Charles also shares an analytical approach to seeing if the numbers make sense on an apartment to condo conversions.     Podcast #20: December Roundup – Saving a Deal! Jan 12, 2018

    We discuss two buy-and-hold rental deals around Denver for December 2017. Both deals were found on the MLS. The first deal is a 3/3 condo that is over 1800 square feet. It's big! The size and layout are ideal to create a fourth bedroom by adding a wall for $1,500 to $2,000. As a 4 bedroom, it's a 7.8% cap. Joe Massey did the loan on this rental and discusses how the HOA almost caused the loan to blow up! By pulling county records, Joe was able to prove that the HOA's information was incorrect. The second deal is a 3/3 condo in First Creek. If you've followed us for awhile, you know Charles loves this complex! It comes in at a 7.1 cap rate.     Karl Busch shares his story of going from zero rentals in 2010 to 18 rentals in 2017 around Denver. In 2010, his computer business had failed and left him out of work. However, he had a paid off house, no debt, and a good credit score. He bought his first rental property using a HELOC and a cash advance from a 0% credit card! In addition to sharing his very interesting story, he discusses: His investing strategy - only buy properties that he would live in at some stage in his life (i.e. as a college grad, a retiree, etc.) How he self-manages 18 properties.
