This month's topics: Denver Monthy Market Snapshot Investing Indicator: "Still Broken" Deal #1: Duplex in Aurora Property is in good shape, but rents are under market ($1,100 and $1,500.) Market rent is $1,600 to $1,700. It's a 5.5 cap at current rents At market rents ($1,650), it's a 7.3 cap! Fourplex Listing in Denver This is the first time that we've discussed a listing on our monthly roundups! It's an interesting case study on the Denver market.     #32: House Hack or Hell Hack for Families? Apr 20, 2018

    In today's episode, I share details about my family house hacking plan. Long story short, my wife's mother talked about moving from Reno, NV to Denver, CO once we started a family. Like many grandmothers, she wants to spend as much time as possible with her grandchild. She's even offered to watch the little one while we're at work. As I type this, I can visualize many of the readers cringing at the next sentence: Living near us, morphed into my mother-in-law moving in with us. Living with family can be extremely difficult. But the pros from a financial and family point-of-view, outweighed the cons. We all moved in together just a few weeks ago. I don't have any firm numbers to share yet, but my back of the napkin math estimates saving $2,000 to $4,000 a month. Afterall, a dollar saved, is worth $1.33 or more earned.     In this podcast show I talk with Tyler Giering about his impressive house hack in Arvada. He bought a house that needed a full remodel ($28,000 estimate) with an unfinished basement. With help from YouTube, he did about 90% of the remodel work himself and finished the basement. He lives in the master suite and rents rooms individually (longterm, not Airbnb.)     #24: Colorado Springs Investing with Matt and Dominique Pastore Feb 09, 2018

    In this episode, we talk with Matt and Dominique Pastore about their rental properties in Colorado Springs. They have a very interesting story. In 2010, Matt purchased his first house (sight unseen from Fort Knox, Kentucky) to house hack with his Army friends. They added another rental property and then moved to New York. While living more than a 1,000 miles away they continued to successfully self-manage their properties, but even purchased more rentals! Fun fact: Matt has never stepped foot in any of the properties before purchasing them. How they did it and the resources used are discussed in the podcast interview. Recently, they moved from New York to Denver. Matt and Dominique share their future investment plans which range from an international vacation property to a small apartment complex (9 - 15 units) in Colorado Springs.
