    Welcome to the Cash Flow Connections Real Estate Podcast. This podcast provides insights into the intricacies of commercial real estate investing through interviews with some of the leading investors, sponsors, and managers in the U.S. The program centers on cash flow focused asset classes such as mobile home parks, self-storage, multi-family, and office, but virtually all types of real estate transactions will be covered. The podcast is hosted by Hunter Thompson, founder of Cash Flow Connections and full-time real estate investor.

    Cash Flow Connections is a private equity firm that assists accredited investors achieve diversification though recession-resistant real estate.

    When the markets take a nosedive (or seem to be headed there), I reach out to one person…

    Adam Gower.

    With over 30 years of experience, Adam has transacted over $1.5 Billion in assets, raised over half a Billion dollars of equity, and always has the pulse of the market.

    That’s why, today, I discuss with Adam what’s shifting in the economy that is affecting us as sponsors and investors to rethink how we are raising capital.

    The multifamily real estate sector is in distress as we approach the next year…

    And educating investors is no longer just about raising capital—it’s about survival.

    Interest rates and insurance rates are rising while rent growth slows down—a perfect storm for financial distress.

    Unfortunately, sponsors who are unprepared for the downturn enter panic mode…

    And as competition battles for the highest IRR, there’s a lot of overpromising and under delivering.

    Match this with the fact that investors probably don’t know the technical jargon of an economic downturn and you’re left with a recipe for disaster (and downsloping funds).

    The key to making it through tough financial times is communication.

    Long before a downturn hits (or as soon as you’re aware of it), talk to your investors and keep them in the loop.

    Don’t stay quiet when a deal isn’t panning out and only contact investors for a capital call.

    Focus on transparent communication and protecting your investors’ capital…

    That’s what secures your clients for future deals and keeps your credibility intact.

    Look, imposter syndrome usually happens because we’re projecting our uncertainty about the future in the present moment.

    But, even if you analyze all of the worst-case scenarios, their impacts are limited…

    The power of entrepreneurship lies in its unlimited possibilities for greatness.

    You have to address the questions that are holding you back and answer them to the best of ability because those are the same questions your investors may throw my way.

    Just remember that making decisions with limited information is inevitable, and that's okay.

    You can build the confidence you need to succeed by addressing the concerns stuck in your mind.

    Embracing your emotions will help you realize that you do have control over your experiences and can navigate the challenges.

    Ultimately, success is about serving others even if it means being misunderstood, so don’t let reputation stop you from taking action, either.

    Everyone needs an insurance plan in place to safeguard their assets and Whole Life is a game-changer in establishing a secure financial foundation (and future).
