    542: 22 Doors After “Starting from Negative” w/Billy Dha Kidd Dec 09, 2021

    Billy Dha Kidd is better known for his rapping than his real estate skills, but both careers are worth celebrating. Billy’s early life was anything but comfortable — growing up in El Salvador, he was used to no running water and no electricity. He likes to say that he didn’t start at zero but started at negative one-hundred. Billy’s family immigrated to the United States when he was 10 years old, moving first to California and then later to Nebraska.

    As a teenager, Billy began rapping as a way for him to express himself but found he loved the craft. Rapping allowed Billy to fill his time with something positive, instead of taking the wrong path many of his friends were on. His rap taught him sales skills, business skills, how taxes work, and most importantly, how to make money.

    Reading stories of generational wealth, Billy was compelled to start investing in real estate. He got his first deal, learned a lot about the BRRRR strategy, and continued to put his knowledge to work. Now, he’s sitting on twenty-two doors between eighteen different properties. He gives credit to simply taking responsibility for his outcomes, instead of blaming others or the system around him.

    How do you build massive wealth while keeping your passions, family, faith, and bank account intact? Successful real estate investors will tell you the same thing: you need to automate and systematize to make time for it all, and they aren't kidding. Whitney Sewell was working as a cop when he got his start in real estate. Looking at his $35,000 salary, he realized that the long hours and tiresome, but enjoyable work, wouldn’t allow him financial freedom.

    Whitney wanted more time with his kids, his wife, and his beloved horses. So, he started attending every real estate conference he could go to, networking with anyone who owned any amount of real estate. He hired a performance coach, built a successful podcast, and flipped his limiting beliefs on their head, so he could tackle big deals.

    In only three years, Whitney built a real estate empire with over $300M assets under management. Part of his personal profits are donated to help adopted children and those who need adoptive parents.     538: Find the Real Estate You Hate (So You Can Buy the Real Estate You Love) Nov 30, 2021

    Not everyone will love commercial investing, mixed-use buildings, flipping houses, BRRRRing, or even traditional buy-and-hold rentals. But you’ll probably find one type of real estate class that you absolutely love. It may take you some time, but if you’re able to find a property type that sparks your creativity, all while providing positive cash flow, you’ll know you made it.

    Katie Neason definitely didn't love government-subsidized rentals. She dreaded the phone calls, the repairs, and the unresponsive tenants. Katie thought that upgrading her investing strategy to multifamily housing would solve the problems. Unfortunately, after buying some fourplexes, she realized that too wasn’t for her.

    After trial and error, Katie found her true real estate loves: flipping, developing, and mixed-use buildings. So, she went into all three and is doing phenomenal! Katie shares a special Deal Deep Dive where she walks through a degraded downtown building that is now the talk of the town due to her smart negotiating, creative redesigns, and ability to use her network to fund the deal!

    On today's show: a coaching session with David Greene and the winner of a charity auction at BPCon, Carla Holmes from Yellow Square Properties.

    Carla is a long-time investor and rookie to commercial investing. She's been cautious with her real estate investing and never took on debt after she went through foreclosure during The Great Recession. Now, she sits on over a million dollars in equity, spread across multiple properties in the Carolinas. Her recent acquisition is a 4.5-acre commercial property that she’ll convert into a parking lot for big rigs in her area.

    Since this is a brand new real estate class she’s entering into, Carla wants to be absolutely sure she’s crossing all her t’s and dotting her i’s. David walks her through a live analysis going over the hurdles, work, expenses, and income that this property will bring in.
