Dave has spent probably every day of the past year looking at housing market data and investing himself. With the Dave-duo back in the podcasting saddle, you’ll be able to make wiser investment decisions this year while following the “pendulum swing” of wealth-building in real estate!

551: Brandon’s Final Episode: Life Beyond Real Estate, w/ David Greene and BiggerPockets Founder Joshua Dorkin Dec 30, 2021
    Show notes

Brandon Turner has been an essential part of the real estate investing community for almost a decade. Some could say that he is THE person most thought of when you say “real estate investing”. But, in a both sad and happy way, Brandon is taking time off from the BiggerPockets Podcast to spend more time with his family, build his business, and surf significantly more.

Due to the magnitude of the occasion, we brought in BiggerPockets’ founder, Joshua Dorkin, to help hand off the keys to the castle to your new show host, David Greene. Brandon, David, and Josh spend this show talking about burnout, identity, the cost of comparison, wealth building, new year's resolutions and goals, and how to become a better person, bit by bit, every day.

We will miss hearing Brandon’s metaphors, jiu-jitsu references, and real estate horror stories from years ago, but we wish him the best of luck on his new ventures and hope to hear him back on the podcast soon with an update. For everyone but Brandon, stick around for new show formats with brand new co-hosts and content that you, the BiggerPockets community, have been asking for.

    In This Episode We Cover:

Why burnout can be dangerous and often deceiving on your journey to success

Separating your identity from your occupation and being more than just an investor

The cost of comparison and why being content is the ultimate sign of success

The “Wheel Of Life” practice to help you analyze where you are lacking

2022 goal setting and resolutions, and whether or not they work

Advice on podcasting and taking the reins from Brandon Turner and Joshua Dorkin

550: BiggerPockets Podcast 550: Foreclosures, Flipping, and Creating Your Rental Property “Buy Box” w/Tommy Christy Dec 28, 2021
    Show notes

Tommy Christy has bought more homes than most investors you know combined. While he didn’t have to put up his own money to close on the deals, he did go through the process of lead generating, offering, auctioning, analyzing, and finally closing on them for his hedge fund employer. He was able to score twenty-seven hundred homes in just over two years, before realizing it was time for him to build his personal portfolio a bit more.

When the market crashed in 2009, Tommy saw an opportunity to buy homes at a significant discount. He was essentially buying anything under sixty thousand dollars in California, which turned out to be a good idea seeing how much the state has appreciated in the past twelve years. Tommy knows what it takes for the hedge funds to buy a great deal, but he also knows what they’re overlooking.

Even if you’re not planning on buying two-thousand plus units in two years, Tommy’s knowledge of “buy boxes” and systematizing your lead flow can help you reach a significant unit count, much faster. If you want to partner up on a deal, have a chat, or wholesale a home, get in touch with Tommy at tommy@ilovehouses.com!

    In This Episode We Cover:

REOs vs. foreclosures vs. pre-foreclosures (and which you should look out for)

Creative financing and understanding which type falls into which market cycle

Developing your “buy box” and “crystal clear criteria” for real estate deals

Thinking like a hedge fund so you can beat them at their own game

How to scale your portfolio so you don’t just have more units, but less work

Where to find the best lead sources so you can buy, BRRRR, or wholesale as you see fit

    549: Building a $2M Portfolio While Raising 2 Kids w/ Maria Friström Dec 26, 2021
    Show notes

Maria Friström is an investor, designer, mother, and business owner from Finland, and she’s one of the only few people that can match Brandon Turner in height. Maria was working in Silicon Valley before she voluntarily left her position to build an empire of her own. She took her down payment savings for a primary residence and on a whim bought a rental property in Fort Collins, Colorado.

She and her husband then decided to move to Finland to raise their children. Through some challenging life events, Maria was left heartbroken and grief-stricken, with a business that became a full-time job for her. She wanted to express her creativity via design, so they decided to move back to America to flip their first rental property in Colorado.

Maria’s inspiring story is a testament to how real estate investing can pull you out of financial, emotional, and mental depths. She has built a real estate empire worth well over two million dollars and has the financial freedom to spend time where she wants, with who she wants, doing what she wants.

    In This Episode We Cover:

How to build your real estate portfolio without building yourself a job

Using real estate as a hedge against high taxes

Presenting investment opportunities in a professional, efficient way

Healing after heartbreak and using your passions to bring you mental clarity

The 4 keys to raising capital for real estate investing (whether it be banks, private money, etc.)

548: How to NOT Get Scammed on Your Next “Real Estate Opportunity” w/Mike Nuss & Tyler Combs Dec 23, 2021
    Show notes

Your real estate partnership may be closer than you think. Maybe it’s that seller you’re talking to on craigslist, maybe it’s your home appraiser, or maybe it’s someone you meet at a sketchy real estate investing company. Mike Nuss and Tyler Combs never planned on becoming partners when they linked up to discuss a potential sale of a property. But, when fate put the two together again in the same company, they decided to split off and use their complementary skill sets to build a real estate empire.

Mike brought the acquisitions and property management side to their business, while Tyler focused on managing and selling flips. Together they brought the rocket fuel of profit and cash flow to their growing business. Now, they’ve acquired more than eighty units and aren’t planning on stopping any time soon.

Mike and Tyler built their business on the back of strong investor relationships, truthful and honest work, and the ability to find seller finance deals. With the combo of creative financing, marketing, and hard work, they’ve become real estate leaders in their area with an expanding portfolio, team, and strategy.

    In This Episode We Cover:

How to vet someone who’s raising capital for a real estate investment

Combining flips and rentals to maximize growth in real estate

Using seller financing to acquire more units with less money upfront

Creative financing options like subject to, raising private capital, and more

“Land Banking” and using it to set up your portfolio for future success

    547: 52 Properties in 52 Weeks with Omni Casey Dec 21, 2021
    Show notes

Buying and selling real estate portfolios isn’t what Omni Casey was raised to think about. As a middle child in a large family, Omni was never given the “investing talk” and was often surrounded by people who thought landlords were greedy. But, Omni had the entrepreneurial spirit, and through trial and error, found real estate investing to be the most reliable, practical, scalable, and fun business around.

He started with a single “condotel” in his native state of Hawaii before branching off into out-of-state investing. For most of the past two decades, Omni never spoke about his investing career to those outside of his immediate family. It wasn’t until recently that he started the “Cash Flow Breakfast Club” for agents in his brokerage to talk about investing, financial freedom, and generational wealth.

Now, with over one hundred properties, Omni is on a mission to purchase fifty-two properties in fifty-two weeks! Although it’s not the end of the year just yet, we’re quite confident that he and his team will successfully cross the finish line.

    In This Episode We Cover:

How to get into real estate when your family doesn’t openly talk about money

Finding a mentor and using their expertise to propel you forward

Purchasing real estate in expensive markets and when to value appreciation over cash flow

The questions to ask a potential property manager in a new market

Buying and selling real estate portfolios to create a win-win for both parties

2022 market predictions and why you shouldn’t depend on today’s political environment

The “Cash Flow Breakfast Club” and Omni’s new book

546: Flipping 30 Houses Per Year All While Keeping Wealth-Building Cash Flow w/ Noah Evans and Jeff Fawson Dec 19, 2021
    Show notes

Adversity tends to breed ingenuity and genius. More often than not, smart and capable individuals will find a way to use their hardships as fuel to build something better. This is exactly what house flipping, wholesaling, and rental property-owning partners Noah Evans and Jeff Fawson did.

Noah and Jeff were both following different paths to real estate success, taking on apprenticeships under investors who had already made it big. It wasn’t until Jeff was doing some work on Noah’s house that the two began talking, realizing they had the same type of past conflicts and saw each other’s strengths as their own weaknesses.

Now, they’re building a systematized, scaling real estate business, operating in multiple markets, and bringing in not only flipping and wholesaling profits but generational wealth-building cash flow. Noah and Jeff discuss how they research markets for investing, systematizing fix and flips down to a point-by-point checklist, and how to make networking beneficial (instead of a drag).

    In This Episode We Cover:

Using your past struggles to fuel your future success in real estate and life

Networking in a way that truly adds value to other investors’ lives

Finding a partner who matches your weaknesses and struggles in your strengths

How to identify and research a new market for real estate investing

The systems and tools that Noah and Jeff use to run their scalable business

Paying attention to personal progress, instead of the dollar amount on a deal

545: Self Storage Investing and Avoiding “Monster Houses” w/ Sergio Altomare Dec 16, 2021
    Show notes

Sergio Altomare didn’t start out investing in self storage. He made a massive leap, making lots of mistakes along the way until he found this gold mine of an asset class. For years, Sergio was buying small multifamily properties, one of them being a “monster house” which he later had to sell due to some serious zoning issues. Once he was introduced to syndications, he knew he could take his portfolio higher, without the headaches of large multifamily.

Now, Sergio has twelve self storage facilities, with a combined valuation of close to $40M. He’s been able to increase his equity by many, many millions with simple value-add strategies like increasing rent, paving parking lots, and installing key-accessible gates for his customers. This isn’t the regular value-add you’re used to with granite countertops and freshly tiled showers; self storage value-add can be minimal with massive results.

Sergio also dives into his long-term exit plans—something every investor should be thinking about. Are you planning on selling your properties one by one to the highest bidder, or will you package them up and walk away with a huge payday?

    In This Episode We Cover:

What a multifamily “monster house” is and why you should avoid them

Zoning laws and how they can affect your long-term profit

The pros and cons of investing in self storage facilities

What to look for in self storage facilities and other types of commercial real estate

How to raise money for your deals (even if you’re a new investor)

Defining your exit plan so you can walk away rich after building your portfolio

544: How to Craft a Vivid Vision in Your Real Estate Business w/ Cameron Herold Dec 14, 2021
    Show notes

Cameron Herold developed the “Vivid Vision” format years ago, allowing not only him but other high-level business leaders to peek into the crystal ball of their futures. This vision doesn’t magically come true once you write it out, but mysteriously, those who craft a "Vivid Vision" accomplish, if not exceed, their goals for the future.

No one is more deserving of a call with Cameron than J.B. Klein, our winner of BPCon 2021’s coaching call giveaway. J.B. scaled quickly over the past year to hit a respectable unit count, but he’s feeling traction slip out from under his feet. J.B. wants to ensure that his business is set up to grow if he intends to acquire many multiples of his current portfolio.

To that end, JB crafted a Vivid Vision, and a team of copywriters at Conscious Copy helped turn it into a masterpiece!

This call between Cameron and J.B. is a massive resource to anyone investing in real estate, regardless of business size or experience. Cameron is a highly sought-after business coach and he makes clear, direct points that any listener of The BiggerPockets Podcast can take and expand upon to make their lives more fulfilling.

    In This Episode We Cover:

How to craft your three-year “Vivid Vision” of a future business

Describing and defining your why behind business growth, passive income, and freedom

Building strong relationships with your team, partners, and investors

Minimizing anxiety and sleepless nights as a stressed-out leader
