    740: From $500 to 40 Rental Units After Going Broke in The Last Crash w/Eric Quinn Mar 16, 2023
    Show notes

    Eric Quinn turned $500 into over forty rental properties without rich relatives, a winning lottery ticket, or a magic genie. Like many investors after the 2008 crash, Eric was left flat broke, with an unbelievably high adjustable mortgage rate, hundreds of thousands in credit card debt, and just a few hundred dollars to his name. His “bed,” a pile of clothes in an empty apartment, was the one thing that could comfort him while digging himself out of the housing market hole he fell into.

    Now, Eric’s life looks a little different. With dozens of cash-flowing rental units, even Eric questions how he got here. His story includes selling snakes, dealing drugs, storage wars, terrible real estate deals, and bad debt, but at the end of it, thanks to making the perfect pivot, he came out on top. He made almost every real estate investing mistake in the book, from buying a property he knew nothing about to purchasing fifteen rental properties in one month (don’t do this) and taking risks that were never worth the reward.

    But Eric isn’t here to cry over spilled milk. Instead, he’s here to share EXACTLY how he made it out of a horrible situation and turned his life around to build wealth, have time freedom, and live without worrying.     738: Future Millionaires: The “Pickle Jar” Offer That Could Score You a Property Mar 12, 2023

    Building a real estate portfolio in 2023 isn’t as easy as it used to be. Without the free-flowing deal flow of the past decade, real estate investors need to try more intelligent strategies to snag properties that can help them reach financial freedom. To help them hit their goals, expert investors David Greene and Rob Abasolo have been coaching a small group of real estate mentees on their journey to build a robust property portfolio.     734: Seller Red Flags I Should Have Seen Before Doing a Nightmare Deal w/David Pere Mar 02, 2023

    There are a few real estate investing red flags that an investor should ALWAYS look out for. If you don’t, you could end up in the same situation as David Pere, who just finished off a four-year lawsuit after a seller tried to get rid of a deal that wasn’t even worth the dough. But David wasn’t a rookie when this happened. This was David’s third deal after having multiple units under his belt. And even though he was able to walk away from the lawsuit, the downsides, years of stress, and wasted opportunity is what he wants to make sure you DON’T repeat.

    This deal didn’t look fishy at the start, but as soon as closing came, difficulties started to crawl out of every nook and cranny of this property. Made-up leases? David’s got them! Weirdly intertwined relationships between sellers and property managers? It’s there too! Repairs that never got made? You bet! And this isn’t even the worst of the deal gone wrong. The story gets even more unbelievable, fraudulent, and downright confusing as David spills the tea.

    But this isn’t a pity party. All while this lawsuit was happening, David has been scaling his rental property portfolio, reaching financial freedom, and still doing the best he could to build wealth.     733: 3 Real Winning Deals in 2023 (and Where You Can Find Them!) Feb 28, 2023

    The housing market is heating up as homebuyer season comes back in full swing. For the past few months, most real estate investors have assumed that high interest rates and low inventory would stop first-time homebuyers from making offers on houses. But, most of us assumed wrong. At the start of this year, demand started picking back up, causing investors to pivot to get offers in quickly. So, if you’ve been waiting to buy your first or next deal, now may be the perfect time to start analyzing properties, sending in offers, and getting your property portfolio started. But you can’t do it without an elite agent!

    We brought in three of the nation’s top agents to tell us what’s happening in their markets, what types of deals they’re doing, and how you can make the most off your next purchase. We first welcome back Dahlia Khalaf from ASN Realty in Tulsa, Oklahoma. She’s recently helped a client get into a “double dip deal” that resulted in tens of thousands in profit on a deal that almost any beginner investor could do. But they had to get creative to find it!
