    Your DoorDash driver may be the world's next real estate mogul. If you ever had Josh Janus drop off food at your house, you may have been in the middle of him getting a deal done. That's right; between picking up and delivering food, Josh was cold-calling sellers, sourcing as many off-market real estate deals as possible. This type of serial side hustling led Josh to acquire $1,500,000 in real estate at age twenty-two, making $50,000 per month and building a business most entrepreneurs could only dream of.

    From a young age, Josh was already the king of multiple income streams. He was making duct tape wallets on the bus, flipping shoes online, and doing whatever he could to save more money. When he found BiggerPockets, he realized that real estate was the way to propel his dollars even further, allowing him to have money work for him instead of the other way around. So, Josh set out building a "hybrid wholesaling" model. He would contact off-market sellers, send their information to an agent, and get paid for his side of the deal.

    Once Josh got his real estate license, he started hustling even harder, selling $17,000,000 of real estate as an agent, making more in a month than many Americans make in a year.     A preschool teacher turned rental property millionaire!? You wouldn’t believe it at first. How could someone like Anne Curry go from making five dollars per hour to bringing in five figures’ worth of rent checks every month? While it didn’t happen overnight, Anne’s story is one that’s repeatable by almost everyone, no matter where you’re starting financially, how much education you have, or your background.

    746: 28 Rentals Before 28 Years Old (and Doing it All in Just 3 Years!) w/Jake Radawick Mar 30, 2023

    Twenty-eight rental units before turning twenty-eight years old? That takes some SERIOUS drive. But after talking to Jake Radawick, the whole story makes much more sense. Within three years, Jake built a rental property portfolio that brings in over $200,000 a year in rent and provides Jakes with a full-time salary’s worth of passive income. But Jake wouldn’t have done any of it if it weren’t for his family—specifically his brother.

    Jake’s older brother has been his “why” for as long as he can remember. He broke through barriers and was able to achieve what most thought impossible of someone with autism. This gave Jake the confidence to go after goals that others told him weren’t achievable. And now, after three years, a lot of work, and some serious goals, Jake has a real estate portfolio that would have taken most investors decades to build. But it didn’t come without its struggles.

    745: The MOST Underrated Way to Get Started in Real Estate in 2023 Mar 28, 2023

    There is an almost fool-proof way to invest in real estate in 2023. It requires very little money down, no experience in investing, and can be used over and over and over again to build millions of dollars in real estate wealth. The strategy? House hacking! Real estate millionaires agree that this strategy is the BEST way to get started investing and can help launch you to the next level of financial freedom. You DON’T need a ton of time or money to house hack, and doing so could set you up for life.

    And if you think our empire-building hosts, David Greene, Henry Washington, and Rob Abasolo, aren’t spitting facts, think again. All three of these investors started house hacking and credit it as the greatest move they made to build wealth.     743: Better Than BRRRR!? How to Make $200K+ on ONE Deal w/Janice Stitzer Mar 23, 2023

    The BRRRR method is one of the most celebrated, highly-effective real estate investing strategies the world has ever known. Never heard of it? BRRRR stands for “Buy, Rehab, Rent, Refinance, Repeat” and is a simple framework to allow any real estate investor, no matter their skill level, to get into real estate investing for no money at the end of the deal. This down payment recycling system allows you to use the same amount of cash to build a real estate portfolio that’ll expand to infinity. And for a while, the BRRRR method was yet to be bested—until now.

    Janice Stitzer may have cracked the code. As a house-hacking California native, Janice was pushed out of the golden state right before the last crash when housing prices were high, cash flow was low, and traffic was at a standstill. She and her husband decided to boost their quality of life by relocating to Colorado, where they started a construction company and a BRRRR-ing empire. Then in 2008, when lending screeched to a halt, her BRRRRs died down. But some years later, a new idea hatched—the BRRRR 2.0.

    Using this simple strategy, Janice got a brand new short-term rental that cash flows like crazy, all while gaining $200K in equity before her first guest checked in. This repeatable system can be used by almost anyone and doesn’t require much experience. With just five properties, this “BRRRR 2.0” investing style could make you a millionaire.     The golden age of cash flow real estate investing could be over as we know it. For the past decade and a half, landlords got used to buying standard homes that made a killing in cash flow. Combine that with exponentially appreciating home prices, and anyone who purchased a property in the past ten years looks like an investing oracle. But now, the tide is starting to turn, and rookie real estate investors are struggling to find any house in almost any market that can cash flow. So what happened, and why has the nation’s cash-flowing real estate suddenly disappeared?

    Welcome back to another Seeing Greene, where your “don’t just go for cash flow” host, David Greene, is back to drop some real estate knowledge for ANY level of investor.     SVB’s (Silicon Valley Bank) collapse has more to do with the housing market than you think. With bank runs becoming contagious, Americans in fear of economic turmoil, and a recession now closer on the horizon, assets like real estate could be affected in ways that most everyday Americans don’t realize.
