    When you think of creative finance, you think of Pace Morby. He didn’t invent creative finance, seller financing, or subject to investing. Instead, he perfected it, buying deals often with zero dollars down, low (or no) interest, and with terms any investor would dream of. But maybe you don’t know what creative finance is.     755: How a Barber Went from $12 Clips to Six-Figure Cash Flow in 10 Years w/Rick Morin Apr 20, 2023

    Most people buy rental properties on purpose, but most people aren’t Rick Morin. Rick is what we would call an “accidental investor.” He has been able to build a home-run housing portfolio by slowly, steadily investing whenever he had the chance. The best part? In the beginning, Rick had no idea that what he was doing was real estate investing. He was stunned when he bought his first home, which ended up paying for itself entirely. Fast forward a couple of decades, and Rick is sitting pretty with $285,000/year in passive income, a $3,000,000 portfolio, and the financial freedom most Americans won’t achieve until their 60s.

    So how did a barber, growing up in an impoverished household, go from making $12 a haircut to pulling in over $200,000 per year in pure cash flow? It’s simple: buy right, buy consistently, and trust your gut. Rick has done flips with car-sized holes in the roof, gone over budget and timeline, and made up his own comps, but at the end of the day, all the deals he’s done have led to him holding this massive real estate portfolio. And while he’s nothing short of an investing genius, his process for evaluating and doing deals is NOT complex. You don’t need a degree, a large inheritance, or any experience to repeat Rick’s system.

And while these deals may seem too big to take down for a rookie real estate investor, they’re much easier to get done IF you know what to do. But you’ll want to follow Lee Yoder's advice, who left his job and took a hefty pay cut to start investing in real estate.

    751: Why the BRRRR Method WON'T Be the Same in 2023 Apr 11, 2023

    The BRRRR method just got served a devastating blow. With new financing rules and regulations, the “Buy, Rehab, Rent, Refinance, Repeat” strategy could be coming to a close for rookie real estate investors. This is a sensitive subject for most investing experts, as the BRRRR method was almost foolproof from 2010 to 2020. ANYBODY could find a house needing renovations, make some needed repairs, and turn it into a cash cow by refinancing out of their original loan.

    But now, the tide has started to turn, cash flow has been erased thanks to high mortgage rates, and finding a home for sale isn’t as easy as it always was. For investors who relied on the BRRRR method, this could be seen as the end of a wildly profitable era. But for expert investors like David Greene, Henry Washington, and Rob Abasolo this is just the beginning of a new type of BRRRR that could pay off handsomely but has much more lethal side effects.

    In this episode, we’ll get into exactly what the BRRRR strategy is, how investors use it to recycle their down payments, and what changes have caused it to go out of style.
