We have the pleasure of sitting down with Puja Talati who after years working in corporate left her job to focus on real estate investing full time. On today’s episode, we chat with Puja about her strategic planning process, how to powerfully manage the multifamily after purchase, and why constant communication with your spouse is essential! Principal and Partner, Puja Talati has real estate experience including overseeing $240M+ in real estate assets and just closed a $52M deal. She has expertise in marketing, strategic growth planning, innovation, and operations. She is currently working on marketing projects for Enzo as well as streamlining operations to enable scalability. Puja also consults with Fortune 500 companies, lending her marketing and branding expertise.     Underwriting over 250 Deals to Close 3 Multifamily Buildings with Nerissa DeMilia Oct 18, 2019

    Just the thought of underwriting 250 deals might make an investor’s head spin! However, this is how Nerissa has been able to successfully grow her apartment building syndication business and close 3 apartment building complexes recently! On today’s episode, we chat with Nerissa about the mistakes (and learned lessons) from her first deal, why it is a MUST to source money and deals simultaneously, what she has learned as a results of underwriting so many deals, and the EXACT criteria she uses that causes her to make an offer on an apartment building! Nerissa is a partner of The Capital 8 Group. They purchase value add apartment complexes in growing cities in the US. During the comprehensive due diligence process, Nerissa assesses the viability of the investment, identifying weaknesses and strengths and underwrites the property to ensure that it fits the conservative Capital 8 Group, LLC business model. Nerissa has worked in the finance industry starting at John Hancock Financial Services and Merrill Lynch on Wall Street.     Leaving your corporate job to pursue apartment building investing full time is not the easiest thing to do especially if you are a single mom. However, Kavitha Baratakke figured out how to do this with courage and grace.     Investing with your spouse is not always the easiest, but Grace Yarber has figured this out and taken it one step further! A few years ago, after making the bold move to quit her job, she and her husband designed the “life” they wanted FIRST and then aligned their business around it. On today’s episode, we cover a ton with Grace, including two key strategies to use to avoid frustration when investing with your spouse, the #1 phrase to say to male contractors when you are NOT perceived as the decision-maker, and why cold showers are a MUST! Grace Yarber is the co-CEO of Fixated Real Estate LLC, a high volume real estate investment company based out of the Seattle area that specializes in “Fix and Flip” single-family homes and in the past few years began focusing heavily on BRRRR method. By focusing on building strong, scalable and duplicable systems, the Fixated team has been able to successfully “flip” over 40 million dollars in single-family homes from Seattle, WA to Portland, OR. In December 2016, Grace along with her husband Tarl and their team launched an events business as well. Fixated ON Real Estate monthly meetups now bring over 175+ investors each month and also are hosting the 3rd largest real estate Expo in the Pacific NW in Seattle.
