    JF2286: Buying Businesses & The Land With Nigel Guisinger Dec 05, 2020

    Nigel started investing in 2008 when he bird dogged a mobile home park for a family friend and from that original deal, he was able to cut a nice profit that he then turned into a handful of foreclosed condos. Fast forward, today, Nigel has 160+ units in three states. His main goal is now to buy businesses that have real estate to help him compound his buying power.

    Loan terms will determine what kind of ROI your multifamily unit will generate for the investors. Factors such as interest rate, debt service, loan term, and the amount of capital you put down will affect the cash flow and the future earnings. It’s also important to remember that some of these factors can benefit you short-term, and some will give you long-term advantages (i.e. having adjustable vs fixed interest rate).
