How to Find Real Estate Opportunities with Massive Equity? Mar 11, 2021
    Show notes

Marcus Maloney is a Value Investor and portfolio holder of residential and commercial units with a track record of over 3.3 million in wholesale transactions in multiple states. His remarkable skill of finding real estate opportunities with immense amounts of equity has caused him to be known as the Equity King in the real estate world.

He is an active member of the National Association of Realtors (NAR) and the Phoenix Association of Realtors (PAR). Currently, Marcus wholesales properties virtually in various states, which allows him more time to diversify his already extensive investment portfolio through the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) strategy without spending any money out of his pocket. He not only buys and sells; he has purchased and converted several properties into cash flowing rentals. Presently, Marcus holds seven (7) rentals, 2 of which are commercial units. Adding to the splendor of his skill set, he’s also gone and done the imaginable—purchased a school! He then converted it to a daycare center.

Though Marcus enjoys his successes and the opportunities that come from his fame of turning a marginal profit into a significant equity situation, he had been a high school and college dropout before taking charge of his life. He went from a high school dropout to securing his GED ahead of his classmates, then completing his MBA in 2011 from Olivet Nazarene University. His education and his humble upbringing on 59 acres of farmland form the foundations of his investment philosophy.

    Listen in as they discuss:

    • Marcus’s journey into real estate and what his life is like at present.
    • How to recognize the value in your purchases when no one else does.
    • The factors that will increase the equity of your properties.
    • How to convert low equity properties into high equity assets?
    • Planning ahead to secure the best ROI on all your purchases.
    • How to discover great deals in the most unlikely places?
    • The importance of forming great rapport through marketing to build an impressive clientele.

    And, more!

Real estate is a relationship game. You have to be constantly following up. ~Marcus Maloney

    TIP OF THE WEEK

Mark: My tip of the week is to learn more about Marcus Maloney at marcusemaloney.com and check out his podcast.

Marcus: My tip is I just want to make sure that everyone is feeding themselves with the right information and what I mean by that is make sure you reframe or frame your day by having a daily routine. Make sure you're feeding yourself something positive (like praying and meditating) in the morning and get ready to attack those negative outcomes that may come

Learn How To Delegate Tasks In Your Businesses Mar 04, 2021
    Show notes

Bill Allen is the owner and CEO of Blackjack Real Estate LLC, the CEO, and owner of 7 Figure Flipping, a real estate investor, a former Navy pilot, a husband, and a father of three boys. He operates from Nashville, Tennessee, and has amassed a large following of like-minded people who are either seasoned in the real estate industry or are new and need some guidance to reach their goals within a set time frame.

As an entrepreneur at heart, Bill made his first move as a businessman, selling candies when he was only in middle school. An action that got him in trouble with the rules, but never dampened his love for owning and operating his own business. Pausing his business ventures, he went on to serve his country for 18 years as a Navy pilot, but his love for business would see him venturing into real estate after completing active duty and transferring to the Reserves. The introduction to real estate was a bitter-sweet experience for Bill who started by buying and renting a few houses, in the hopes that he could achieve financial freedom and plan early retirement.

At first, his sole focus was on buying rental properties in Pensacola, Florida; however, the 20% bank loan interest rates and recurrent costs of property management forced him to rethink his strategy when he acquired his tenth house and saw that the profit wasn’t adding up to what he had in mind. Going back to the drawing board, in 2014 he sold one of the properties he’d initially purchased to rent out and made a surprising $43,000. That’s when the idea of flipping houses struck him and he decided to diversify his investment portfolio. Only a year later, in 2015, Blackjack Real Estate LLC was created; a wholesale company that finds and assigns contracts to house flippers and landlords.

Today, Bill has gotten his business to the point where he works less than 5 hours a week and enjoys more time with his friends and family, while still making the income he wants and discovering new ways to expand his income and mentor those who reach out to him.

    Listen in as they discuss:

    • Bill’s journey into real estate and how his experiences have shaped his current way of living.
    • How to get your business to a point where it works for you.
    • The processes of delegating tasks that are important but don’t generate the highest ROI.
    • How to scale the mental hurdles of delegating to new hires.
    • Documenting and delegating tasks in your business.
    • The level of work it takes, in the beginning, to train someone to the point where you are comfortable with allowing them to manage aspects of your business.
    • The importance of hiring empowered and skilled people.

    And, more!

Find the right people that are the experts at Marketing, that are the experts at Sales, who empower themselves just as much as you empower them.~Bill Allen

    TIP OF THE WEEK

Mark: My tip of the week could be a life-changing, learn more about Bill Allen, and go to blackjackre.com.

Scott: Do something completely different. Arrange all your friends and family and get them all together with a Zoom party. Go to this website goparagon.co, and hire an entertainer, comedian, chef, or whoever to join your Zoom Call. You can hire a comedian for an hour for $150.

Bill: My tip is a book that pretty much changed the way I look at my company and even my personal life, I have this guy at my event last year that spoke to everybody in October and his name is Jocko Willink and Leif Babin wrote a book called Extreme Ownership. That book really changes the way I look at things, simplified a lot of the things that we do, and was able to allow me to delegate a lot better.

How To Get Rid Of The Headache Of Hiring A VA Feb 25, 2021
    Show notes

Bob Lachance is the Founder and CEO of REVA Global LLC, a sought-after mentor, an industry expert, and a former professional ice hockey player. He leads his company by the mantra, “no lead left behind” to ensure his clients, whether seasoned professionals or newbies to the real estate industry, make the most out of every lead, every deal, and every opportunity that pops up in their inbox.

As an entrepreneur by nature, Bob currently owns, operates, and manages several business ventures globally. With each failure and success that came with his businesses, he has garnered a wealth of experience which led to the creation of one of the leading Real Estate Coaching and Mentorship programs in the US. After many trials and errors with Virtual Assistants and stories from industry personnel who share his experiences, he was then bitten by the idea bug and in 2016, REVA Global LLC was born.

Before his official leap into the business and real estate sectors in 2004, Bob enjoyed a successful 8-year long professional ice hockey career which awarded him the opportunity to travel and reside in various places in the United States and Europe. Today he coaches ice hockey and enjoys the downtime with his wife and three children when he’s not too busy mentoring and engaging his long list of clients.

    Listen in as they discuss:

    • Bob’s journey to where he is at now.
    • Outsourcing good VAs.
    • The processes that go into figuring out which VA is most compatible with the needs of your business.
    • How to examine your business to determine which tasks generate the best ROI and which tasks should be delegated to a VA?
    • Understanding the key role consistency plays in keeping your business afloat.
    • Maintaining an effective management system that can be easily manipulated by your VA.
    • The importance of raising your game to keep ahead of your competitors and position yourself as an expert at what you do.

    And, more!

Your business runs the way exactly how you want your business to run, and please don’t hand it off to somebody else to let them run it. If you’re going to do that, get a partner who’s invested as much as you are into your success. ~Bob Lachance

    TIP OF THE WEEK

Mark: My tip of the week though it is actually going to make you money and save you time, ultimately save you time. Learn more go to revaglobal.com and start hiring your VA team. They are already trained, they are already vetted, they’ve got good internet, they got good hardware. Let Bob deal with all the headaches.

Scott: Have you ever looked at a company logo and thought, “Man that’s a kool font”, you know… like… I don’t know… Stripe for example. They have a kool font, I think. Well, go over to this website, fontinlogo.com; when you get there, you can type in a company name—Stripe is there at the bottom, as a featured one—so if I go in there and hit Stripe, for example, what would happen is it would go out and search their database and tell me that Stripe’s font is FF Fago. If I click on the box, it gives me a link to download or get the FF Fago font.

Bob: The book, Traction by Gino Wickman is a very good book. It breaks down the EOS system and one of the things that I actually gained from looking at that book is that it puts your business —it doesn’t matter if you’re by yourself, or you’re working solo, or you have a team—it puts structure around exactly how you are going to be looking at your business from now, next month, to a month after. So that is one of the things I would highly, highly recommend.

    TIP OF THE WEEK

Teria: A pin-point for us, especially when we’re hiring new VAs is coming up with the catchy deal of the week, email titles. There’s this new company called Swifter HQ that will generate email titles for you. It’s not a new company, they’re offering this new service I should say. But, what I like about it, it asks a lot of questions like what type of communication is this going to be: business to business, business to your clients or customers; you got to choose the product of your brand, you got to provide the description of what’s the email is going to be about, and you choose what type of email: friendly, bold or professional. And the, it will build several variations of the email title. They are offering it for free for now, you have to sign-up for an account.

Mark: My tip of the week is an app called WeCroak; it is based on a thing called Bhutan ritual, they are the happiest country in the world, it is a reminder that we are mortal and it gives you a quote of your mortality.

    TIP OF THE WEEK

Mark: My tip of the week is learn more about Mr. Biz at mrbizsolutions.com, learn more about being a fractional CFO, and how it can help small businesses. He's got a lot of content: live streams, articles, books. Get smarter!

Scott: There's this guy Ian Ray, he created this website called tvcharts.ianray.com; when you go there you can type in any show and it will show you by series and by episodes for the show.

Ken: My tip is to take action, progress not perfection. Very important. The way I illustrate that is, and try to make this humorous, so people remember it and I say the road is riddled with a lot of flat squirrels who couldn't make a decision. Are you going to cross the road or are you coming back? Which one are you doing, commit to it, and make it happen. You got to take action and don't be a flat squirrel.

    TIP OF THE WEEK

Teria: My tip is pretty basic and it’s kind of one of the Land Geek’s staple, it’s what we first heard when we got the Bootcamp and we held on to it, it’s Remember Your Why. There were times in our business where things are going really well and things aren’t going well and it’s when those moments where we’re really frustrated, there were times we really thought this is not going to work, we’re going to give up. But we always went back to our WHY: Why did we get into this, what’s the purpose of it, what are we going to get out of it? That was our driving force, so REMEMBER YOUR WHY.
