    Is housing inventory finally rising enough to create a crash, or are the headlines missing the real story?

    In this episode of Real Estate Jerky, Ed Parcaut and Mike Kelly break down national housing inventory, California home prices, local Stanislaus County activity, seller delistings, Zestimates, capital gains, AI layoff narratives, veteran home-repair options, reverse mortgages, and backyard trends.

    National inventory rose by more than 10,000 listings to just over 806,000. Ed explains why that increase matters, but also why it is still nowhere near the weekly inventory surge seen during the Great Recession.

    The national median list price stayed around $450,000, average days on market held at 56, and price reductions moved to about 37.5%. For sellers, the message is clear: price the home correctly from the beginning.

    Ed and Mike also discuss California's high median home price, which creates a difficult situation for homeowners with equity. Many could sell for a strong number, but then face the challenge of buying a replacement home at today's prices and mortgage rates.
