    Show notes

Will new construction impact the housing market in 2024? The short answer is yes! New construction will continue to drive many aspects of the housing market next year. From creating much-needed inventory to having some of the best mortgage rates around, you can't ignore this segment of the market. In 2023, 30% of sales were new construction!

How this will impact YOU in 2024:

    1. You need more homes to show your highly qualified, highly motivated buyer clients. Many of those clients are also your sellers or would-be sellers. Knowing about new construction will allow you to sell more homes in less time, not to mention the repeat and referral business down the road because you solved the problem of finding your clients the right home.

REAL ESTATE LEADS, LEADS and more LEADS: Question: What is Tim and Julie Harris's favorite PROBATE LEAD PROVIDER? Simple, https://alltheleads.com/harris

    2. Builders, especially the large ones offer better mortgage interest rates, which means lower payments for a new home. No repairs and a smaller payment make most buyers pretty happy. New construction virtually sells itself.

    3. When you have builder relationships, those can lead to many, many more opportunities for you. Refer to our podcast about how to make money with New Constructions. There are at least 7 different ways.

Quick facts from the US Census regarding New Construction

Keep in mind that we currently have 560,000 resale homes on the market as active listings. Inventory is inching up, week by week, but let's see what's happening in the world of new builds.

    • Those new projects are valued at more than $154 billion, or an average valuation of $289,339.57 per permit. Note: This valuation is an estimate of the cost to BUILD the home for the builder, not including the purchase price of the land, and is not the same as the market value of the home.

    • 60% of those permits are for single-family homes, and 40% are for multi-family homes.

    • Greater Houston, Dallas-Fort Worth, Atlanta, Phoenix, and Charlotte lead the nation in single-family home permits issued in 2023.

    • The South leads the nation in both the number and total valuation of single-unit permits issued so far in 2023, followed by the West and Midwest regions.

    • Orlando, Austin, Nashville, Tampa, Raleigh, Riverside CA, Greater NYC, Jacksonville, FL, Washington DC, and LA are all on the list of top 20 cities for residential building permits. So chances are, there's new construction near you.

    • You can find SOME new construction in your MLS but don't count on that as your only resource. Use NewHomeSource.com and search by zip code to find out what's happening in your market. You can also network with your local zoning commission, architectural review board, etc.

    • NOT Knowing about new construction can mean that you'll do 30% less business next year because it's 30% of what's happening out there!

    • Inflation. 2024 Should be a year of normalized, moderate inflation, but won't be a market-wrecking factor as was once predicted.

Home Prices: Percent increase and predictions

We won’t know exactly how much home prices went up in 2023 until all the figures are in, usually sometime during 1st quarter, but here’s what’s being reported so far…

According to Statista, home prices in the US have risen for 11 consecutive years. 2021 saw the highest average increase for one year, at 18%. Freddie Mac reports that in 2023 on average home prices increased at 3%, but remember, that’s year over year.

REAL ESTATE LEADS, LEADS and more LEADS: Question: What is Tim and Julie Harris's favorite PROBATE LEAD PROVIDER? Simple, https://alltheleads.com/harris

According to CoreLogic, and Case-Shiller indexes, home prices in the US increased 3.9% in 2023, but these are averages.

Many cities saw far greater increases this year: (CNBC)

The following cities had year-over-year median home price increases of 10% or more since September of 2022: (interestingly, only the first 2 are coastal).

    Los Angeles +23.8%

    San Diego +18.2%

    Richmond, VA +15%

    Boston +14 %

    Columbus, Oh + 12%

    Rochester, Ny + 11.4%

    Chicago, +10%

    Indianapolis, +10%

It’s also interesting that all of these towns with 10% or higher year-over-year increase had experienced a leveling off or decrease in the 2nd half of 2022, when the rate shock was fresh.

Ready to become an EXPIRED Listing Agent? As promised, here is the discount link for the EXPIRED LISTING LEADS: https://www.redx.com/affiliate/tim-and-julie-harris/?aff_code=670699

Median home prices in both LA and San Diego increased by 38% and 48% respectively since January of 2020. (realtor.com)

So what about places like Columbus, Indianapolis, Richmond, and Rochester? The common thread is affordability, with each of those towns averaging $416,000. (US Census data) Demand there is high and affordability isn’t crazy.

So will prices keep going up in 2024? By how much?

According to both Zillow as well as NAR’s economist Lawrence Yun, prices should increase an average of 3 to 4% in 2024.

Our predictions? Unlike the crazy pandemic market, where very different regions and cities acted very similarly with crazy appreciation, everything getting multiple offers, waived appraisals, and inspections, 2024 will see different trends in different places. Real estate prices will be very dependent on local trends versus national ones.

Watch your MLS hot sheets every day so you’ll detect local trends. You’ll need to know what’s hot and what’s not for each buyer, for each seller. Maybe home prices in your town will go up by 10%, but one county away could be stagnant.

The old adage that ‘real estate is like the weather…it’s very local’, is now true again. Knowledge = confidence, ignorance = fear. Be the one with all the knowledge and speak from fact, not speculation.

Does this moderation of prices mean that 2024 will be a Buyer’s Market, a Seller’s Market, or a Balanced Market?

As long as demand is stronger than supply due to low inventory, it will remain a seller’s market. Until our inventory increases significantly, versus incrementally, it will remain a seller’s market, though less frenzied than during the pandemic.

2024 Real Estate Predictions | Real Estate Interest Rates Dec 05, 2023
    Show notes

Mortgages Rates & Loan Products: Rates will continue to moderate downward, likely to stabilize somewhere between 6 and 6.5%. This will of course support increased demand.

    • We do not expect the typical, 30-year fixed rates to go below 6% any time soon, but if you use more creative financing, you can get that rate lower than 6!.
    • You'll also see a wider variety of mortgages and should understand adjustable rate mortgages, how to use points to buy down the interest rate, seller's financing, and builder financing. FHA, VA, First-time buyer loans and programs will return to the market.

REAL ESTATE LEADS, LEADS and more LEADS: Question: What is Tim and Julie Harris's favorite PROBATE LEAD PROVIDER? Simple, https://alltheleads.com/harris

    • Those methods are all ways you can achieve a 5 to 5 point-something percent interest rate.
    • Take for example what Toll Brothers Builders are doing currently, with their New Year Home Sales event: A 2/1 Buydown with the first year at 4.99%
    • Lennar Homes is also advertising 'rates in the 4's for primary residences'
    • According to HousingWire, once interest rates fell from 8.1% down to 7.32%, there was an immediate increase in mortgage purchase applications. Imagine what will happen when we get down under 7% again. As of today, we are at 7.077% for the average mortgage rate. A 15-year conforming is 6.2% (Housing wire)

    • Fannie and Freddie are helping as well. The conforming loan limit for mortgages backed by them in 2024 will be $766,550, which is a 5.5% increase over the old amount of $726.200. This has already been announced by the Federal Housing Finance Agency (FHFA). This was raised based on FHFA’s assessment that home prices rose by 5.56% this year.
    • Amazingly, $766,550 isn’t high enough in some areas! There are already provisions for that. There are markets where 115% of the local median home value is higher than $766,550. Think about coastal markets where the entry level is around a million dollars.

-- The HERA (Housing & Economic Recovery Act) has a ceiling of 150% of the baseline conforming limit, which equals $1,149,825 for one-unit properties.

Additionally, free refinance offers are already available with many lenders and through builder’s financing.

    • Mortgage applications are UP 4% week over week, for the 4th straight week, and that's during the slowest time of year!
    • In conclusion, it's currently ALL GOOD NEWS regarding mortgage products and better interest rates.

2024 Real Estate Market Predictions: Supply and Demand Dec 04, 2023
    Show notes

PART ONE: Supply And Demand. What to expect in 2024.

Inventory. Will we ever see more supply?

We are still experiencing a historic lack of supply. Will this improve in 2024?

Welcome back to America's #1 Daily Podcast, featuring America's #1 Real Estate Coaches and Top EXP Realty Sponsors in the World, Tim and Julie Harris. Ready to become an EXP Realty Agent and join Tim and Julie Harris? https://whylibertas.com/harris or text Tim directly 512-758-0206

Currently, as we are coming to the end of 2023, inventory levels are seasonally low. That’s completely normal. Inventory usually peaks around mid-October, falls until the year changes, and picks up in the Spring.

Our active inventory level, excluding new construction, is currently around 560,000 active listings. For comparison, this week in 2015 (largely seen as the last ‘normal’ market), there were 1,104,514 active listings. (Altos Research)

REAL ESTATE LEADS, LEADS and more LEADS: Question: What is Tim and Julie Harris's favorite PROBATE LEAD PROVIDER? Simple, https://alltheleads.com/harris

There are .5% more homes on the market this week versus the same week last year. There were 58,000 new listings this week, and 10,000 of those homes went pending immediately. That’s good news considering we’re in the slowest time of the year. To see ANY increase in inventory at this point in the year is remarkable and hopefully a trend.

Should we worry about a LOT more inventory wrecking the market and crashing prices?

According to Lawrence Yun (chief economist for NAR): “There are simply not enough homes for sale. The market can easily absorb a doubling of inventory.”

Typically as rates come down (and they’ve come down from a high of 8.1% earlier this year to nearly 7% in the past week), we should see more inventory come online since the typical seller is also a buyer. As rates moderate lower, inventory should climb higher.

Ready to become an EXPIRED Listing Agent? As promised, here is the discount link for the EXPIRED LISTING LEADS: https://www.redx.com/affiliate/tim-and-julie-harris/?aff_code=670699

    That’s good news about inventory!

What should you watch in your market?

-Watch your MLS hot sheet daily and see 'what's hot and what's not'

-Is the inventory rising or falling in each area you work?

-What price ranges are seeing the most price reductions?

-Where is all the inventory? Certain zip codes and/or prices?

-Are the Average Days on the Market going up or down?

-What is the list-to-sell price ratio in the areas you work?

-What are the builders doing to promote their inventory?

    Demand

    Demographic Demand.

The demand from the millennials and upcoming Generation Z buyers together make up a population larger than the entire country of Japan. It’s not a small amount of people.

The oldest of the millennial generation are now in their early 40s, and the average age of first-time buyers is currently 36. How many of them have been sitting out the market, building up their downpayment, and waiting for rates to slide into the 6’s? That’s a lot of pent-up demand just waiting to pounce.

Baby Boomers are still aging out of their homes, downsizing, paying cash, and entering into assisted living care facilities. Many of today’s transactions are fueled by the Boomers.

If you add the inventory from the Boomers and the demand of the Millennials and Generation Z, rates come down and then we’re right back to a hot market.

It’s too soon to tell, but demographics are certainly on our side, and a good reason to see home prices continue to increase.

6 Top Mistakes Agents Make When Hiring A Real Estate Coach Dec 01, 2023
    Show notes

How do you know which real estate coach is right for you? By the end of this podcast, you'll know how to tell the difference and what questions you need to ask to make the best decision for you.

Here's a deep dive to understand what coaching is in the first place, then how to tell a coach from a trainer, and finally, what makes a great real estate-specific coach. After these points, you can decide with confidence who is the best coach for you and what level of coaching you're ready for.

    1. Coaching versus training.

A trainer, mentor, broker, or office manager suggests to you what you could be doing, or tells you what you should be doing. They may or may not have been successful doing what they're suggesting you do. 'You need to have more listings', or 'You need to ask more questions when you meet with buyers' is an example of training. 'You could try Probate' or 'Bob got a deal once from his BNI group, you could try that.'

REAL ESTATE LEADS, LEADS and more LEADS: Question: What is Tim and Julie Harris's favorite PROBATE LEAD PROVIDER? Simple, https://alltheleads.com/harris

A coach asks tons of questions so they know some very specific things about you, your experience, your personality, your goals, your finances, and your current skills. They then help you set specific performance goals and make sure you upgrade your skills to achieve your goals more quickly and with less stress.

A coach motivates you, educates you, gets you into action, and holds you accountable in such a way that you succeed faster than you would on your own. They support you throughout your growth process, on good weeks and bad, no matter the market conditions or what life brings you.

Ready to become an EXPIRED Listing Agent? As promised, here is the discount link for the EXPIRED LISTING LEADS: https://www.redx.com/affiliate/tim-and-julie-harris/?aff_code=670699

    2. Business Performance coaching versus life coaching or therapy.

A Performance Coach focuses on your success as a business person, your financial goals, the skills necessary to get you into momentum and keep you there.

A life coach or therapist works on personal issues which may or may not effect your business. Life coaches require zero training. Therapists must be at least holders of a Master's degree and if they advertise as a 'psychotherapist', they must be licensed in their state.

    3. What coaching should NOT be:

    -Phone a friend

-Playbook or cookie cutter, 1 size fits all contebt or the coach's particular menu based solely on their own experience

-A shiny object bazaar, a fleamarket of ideas

-Trying stuff out on you and seeing how it goes. Using you as an real estate guinea pig.

-A 'my way or the highway' approach

-Convincing you suck if you don't do certain things certain ways that you know you'll never, ever do. Lack of versatility from the coach.

    4. What should you expect from a coaching relationship?

-Your expectations should be to move to the next level of success faster than you can on your own, following a specific, personalized plan.

-You should be educated, motivated and take action following a dollar productive schedule. You should have weekly coaching homework based on your production goals, and be accountable to the results.

Realtors and Brokers, are you relying solely on that buyer drip you set up for your motivated and qualified clients? Has the drip run dry? It's time to get more creative, more aggressive, and more profitable with your MLS searches.

Today we'll show you how to deploy 5 creative ways to get more from your searches, so you can get those buyers in contract faster.

Fact: The longer you take to deliver what your buyers want, the less faith they'll have in you. If you've ever been 'ghosted' by clients you showed homes to, this may have been the reason. Are your buyers being more proactive than you are? Are they out there doorknocking, sending letters, and going to new builds, fsbos, and open houses? Yikes! You'd better get in front of that.

REAL ESTATE LEADS, LEADS and more LEADS: Question: What is Tim and Julie Harris's favorite PROBATE LEAD PROVIDER? Simple, https://alltheleads.com/harris

Fact: Finding the right house for your buyers in today's market is a bit like a Safari. You're looking for something that's scarce but could be hiding in plain sight. You'll need more tools, and more skills to have a successful hunt!

Yes, keep setting up those buyer drips, but ALSO make sure YOU are actively and creatively mining your MLS, using the following five strategies:

    1. Re-examine your buyer's wants and needs. What's a deal killer and what's a deal-maker and why? If they're adamant about a specific neighborhood, why is that? Is it because they love the walking trail and the clubhouse? There are probably 10 more neighborhoods in their geographic search that ALSO have that profile. EXPAND their search to capture more options!

Ready to become an EXPIRED Listing Agent? As promised, here is the discount link for the EXPIRED LISTING LEADS: https://www.redx.com/affiliate/tim-and-julie-harris/?aff_code=670699

Spend more time drilling down, getting to know exactly what they're dreaming of. Why did they choose their current home? Assuming they love it, or used to love it before they outgrew it, what caused them to choose it? Probably that hasn't changed. Ask good questions, get the answers, and deliver!

    2. If your buyers can't or won't compete for scarce inventory, change your strategy. Search for homes that have 30+ days on the market, 60 or 90 days plus as well. You're less likely to have to compete for those, and the sellers are likely to be more motivated to make a deal. Maybe there's a builder spec home that doesn't have 3 offers on it, something that's back on the market, or a for sale by owner that isn't getting showings. Change your strategy if they can't or won't compete!

    3. Look for new construction, even if your buyers don't think they will like it, add one, well-selected new home at the end of a search for resale homes just to take their temperature. They may be surprised by how much they like it, considering it's all-new, they get to choose some options and they won't have to deal with repairs!

    4. If you can't find something in the right school district, find out if that district allows out-of-district families to pay tuition. This is becoming more and more prevalent and ranges from $1,000 per year on up. Call the district enrollment advisor and find out! Often the tuition can be made up by the fact that buying out of the district costs less and has lower property taxes.

How do you articulate the value you bring when representing a buyer in a real estate transaction? YOU know what you do, but how do you explain it in such a way that a buyer understands your value, the required Agency forms, and everything involved to make it to the closing table?

Ultimately, every buyer prospect, every contract, and every negotiation is different, but your value should be consistent for all situations and clients. How you conduct yourself, and how you present to each buyer prospect should not vary by situation.

REAL ESTATE LEADS, LEADS and more LEADS: Question: What is Tim and Julie Harris's favorite PROBATE LEAD PROVIDER? Simple, https://alltheleads.com/harris

Follow the same best practices for all prospects in all situations, and you should have nothing to worry about. In fact, you will become known as a true professional and receive repeat and referral business as a result of doing the best job possible for your clients.

Top 10 Reasons Buyers Will Work With You!

Note: It's not enough to make these conversation points. You will discuss all of these items (and more), using your Buyer Presentation which you receive in Premier Coaching. This will not only keep you compliant with Agency forms and Disclosures but will ensure your buyer clients see you as the professional that you are.

    1. Know Your Client's Needs; do a real drill-down: By using a buyer pre-qualification questionnaire (script), you'll discover exactly what your buyers are looking for, what they qualify for, etc.

Ready to become an EXPIRED Listing Agent? As promised, here is the discount link for the EXPIRED LISTING LEADS: https://www.redx.com/affiliate/tim-and-julie-harris/?aff_code=670699

    2. Educate your clients regarding mortgage options (if they're not all cash). 30-year fixed, 20% down, standard-issue mortgages are still right for some buyers, but in order to achieve better interest rates and payments, they may need a different mortgage product.

    3. Strategize for the win. Are your buyer clients also listing clients? Are they relocating?

    4. Actually FIND the home. Inventory is scarce, and will likely stay scarce for the immediate future, possibly even for most of your career.

    5. Advise your buyer clients based on market knowledge.

    6. Write an offer that will WIN the home they want. Understand what the seller is desiring, beyond just price.

    7. Once you've won, you'll need to help them through the contingencies, inspections, the appraisal process, and the final walk-through.

    8. Communication. Every time there's a survey that goes out to recently closed real estate clients, their #1 complaint is always the same.

    9. The closing itself. Final removal of financing and inspection contingencies, the pre-closing walk-through, and review of the closing documents.

    10. Post-closing follow up. From a closing present to handling any questions about appliances or equipment, you're the go-to person.

All 10 points are things that professional, experienced agents practice already. These are the same agents who have no fear of any changes resulting from the commission lawsuits. Make sure YOU join their ranks by following these best practices every time. For help in turning these points into your scripted presentation, simply sign up for Premier Coaching today for free!

This is part 2 of New Rules: Real Estate Agents 2024 Success Guide.

    9. Keep your online profiles professional. Don't be political, opinionated, or complain. Don't have unfinished profiles. Have a professional, business Facebook page. Don't get talked into paying for website optimization. Your social media is there to support your business, not to create business; it's not a spoke by itself.

REAL ESTATE LEADS, LEADS and more LEADS: Question: What is Tim and Julie Harris's favorite PROBATE LEAD PROVIDER? Simple, https://alltheleads.com/harris

    10. Answer your phone! Call people back as soon as possible, even if that's to tell them you're about to be on an appointment and you'll call them at a certain time. Lack of communication is the #1 complaint real estate clients and prospects have. When they don't hear from you, they're not thinking good things.

    11. Create and use your Proven Pre Listing Package, and learn how to present your Unique Sales Propositions (USPs). Your Pre Listing Package is your silent salesperson. Send it prior to your listing presentation and it will handle all of the usual objections before you even arrive!

"Success is where opportunity meets preparation." -Zig Ziglar

    12. Focus on being a listing agent. Listings produce leads, but buyers generally don't. Sellers have to sell but buyers never have to buy. Working with buyers is physical labor, working with listings is mental labor- it requires SKILL.

Most agents only list the easy, repeat, and referral business. That's okay as a new agent, but learn to win in a competitive listing situation so you can list homes with people who do NOT know you. You'll be successful at a much higher level and much more quickly when you learn to list.

    13. Always say "Yes, it would be my pleasure to help you with that." Then get help if you need it! You can only build your skills by earning while you learn, so don't say no to opportunities when you can say yes. You can always partner with or refer the transaction to another agent if something is just too far out of your wheelhouse.

You'll be much more versatile (and profitable) when you say YES more than you say NO. The definition of versatility is the ability to transact with different types of people in different types of situations. Versatile agents are far more successful than agents who aren't! Ask for help when you get stuck.

    14. Do what you don't want to do when you don't want to do it...at the highest level! There will be days when you simply don't feel motivated. There will be days when you overthink yourself into analysis paralysis. There will be days when you feel less than competent.

Do the work anyway, so you can have days of success, gratitude, and profitability. Be able to say, 'Thank you, past _fill in your name__, for doing the work so I can enjoy the rewards today.'

    15. Get involved in Premier Coaching so we can move you forward faster, answer your questions daily, and hold you accountable. Scripts, skills, Pre-Listing Package, Listing Presentation, Buyer Presentation, and many more things will help you build confidence, earn money immediately, and shorten your learning curve.

Is it possible to be successful immediately as a new Realtor? It IS, but only when you follow these 15 Rules of Success. Take the guesswork out of real estate and drill down on what matters most.

Note: If you aren't new, but you feel like you're stuck, these rules are for you too. Get unstuck by acting AS IF you just got your license and get to work.

    First, the Facts:

*According to the National Association of Realtors, 87% of Realtors fail within their first 5 years.

*On the other hand, the top 1% of real estate agents in the US make over $500,000 in annual income. The median income is $50,000. Keep in mind it only takes on average about 5 sales per year to make $50,000. Most of you can do that by working part-time.

*20% of licensees make up 80% of closed real estate transactions. 20% of agents make more than $200,000 yearly.

The only question you should be asking yourself is: which percentage will you be? Follow these 15 rules which are not just for new agents, but for all agents and you'll be in the top 10% or better. If you choose to wing it and just see how it goes, you'll probably wind up in that first 87% who fail in 5 years or less.

"If it's meant to be, it's up to me!" should be your daily, maybe hourly affirmation, starting right now.

    PART ONE

    1. Pick your broker wisely. It's not just about commission splits. Does your broker have stock awards, health insurance, daily education, and revenue share? It's costly to start with the wrong brokerage. Having to switch later costs not only time but money, so make the right decision the first time!

(EXP Paid over $240 million in revenue share and equity benefits last year. That's up 20% from the previous year).

    2. Commit to earning while you learn and be learning all the time. You don't have to be perfect to be productive. You must take action from day one in order to build your skills quickly, and you have to make 5x the effort you think to get the results you're looking for.

Note: The best people to role-play with are actual prospects with actual homes to sell.

    3. Create your sphere of influence and expand it daily. These are all the people you already know. They already know, love, and trust you. As such, they are almost always your first 3 to 5 transactions.

Use your smartphone contacts to create a database. Talk about real estate all the time with everyone. Learn the 'FORD' memory jogger, internalize it, and use it all the time. (Family, Occupation, Recreation, and Dreams are your talking points).

Always have some speaking points about what's happening in real estate.
