Turning one deal in to multiple deals w/ Bruce Petersen

Bruce Petersen is a serial syndicator of large multifamily properties throughout Texas, targeting stabilized cash-flowing assets in which he can drive value and he replicates this model across all of his syndication projects. Burned out by retail real estate, he turned to investment and started immediately syndicating multifamily.

The guys take a deep dive into that first deal and the strategies Bruce used to find his investors, finance the deal and running his own property management. At one point, he closed 4 deals totaling 860 units in 18 months. This episode is jam-packed full of ways to add value to your properties and involve your tenants suggestions and treat them well!

He is an advocate of the beginner investor strategy of living below your means and using the extra disposable income to snowball into your first real estate investments. Devin Elder is a multifamily syndicator who has completed over 100 residential and commercial real estate projects in six years! Devin worked in the corporate IT world for ten years, but quickly became tired of the rate race and working so hard for zero job security. He had always admired entrepreneurs and chose to apply himself to real estate in the single-family investing realm. He quickly snowballed into multifamily.

Hear Devin’s take on Buying Right, Managing Right and Financing Right with both single and multifamily. He also talks about how it felt getting into multifamily syndication, his buying criteria, and what his business plan looks like for repositioning a property and getting his investors returns.

From Farm Boy to Financially Free with Rock Thomas Jan 04, 2018

Rock Thomas had humble beginnings. To quote him – “from farm boy to financially free.” He now has a total of 34 individual streams of passive income.

Through a series of life events that lead Rock to a place of desperation, he found real estate and was mentored to leverage himself (work smart, not hard) - he became the best salesperson in the office. He now owns three Keller-Williams offices and can work from anywhere in the world with just his phone and computer.

His philosophy is that people are programmed to work hard and are therefore set up for failure; their programming is what is holding them back. You are the sum of the five people you hang around with and it’s vital that you become part of a tribe of people who are doing what you want to do and let their daily routines push you to be your best. Rock learned Neuro-Linguistic Psychology (NLP) and used it to change the way he saw himself and now teaches others to use it to hypnotize themselves into creating an identity that is their highest, greatest self. “Change expectation for appreciation…Change your soundtrack.”

Rock’s life work is a program called M1. It’s a one year program system that breaks the multi-millionaire mind into 52 actionable pieces and coaches the willing minds of students through frequent mentor access points. They have created 26 millionaires in 2 years! He details his goal setting system that has guaranteed success (RRAFT) and shares his 5 Fundamentals of Financial Freedom!

2017 has been a big year for Jake &Gino!

Their educational platform, Wheelbarrow Profits Academy has grown leaps and bounds and is a multifamily investor mecca for goal setting, productivity and mindset, and to learn to buy right, manage right, finance right. Gino discusses the core values multifamily investors need to focus on for success: Patience, persistence, being willing to walk away and finding deals through broker relationships.

Lane Kawaoka began his journey in REI the way so many do – by saving money to buy a primary residence. Today he has scaled his holdings to a total of 626 apartment units! His bread and butter are class B & C multifamily housing.

In this episode, Lane speaks to the pros and cons of single family home investing. He explains the headache that SF homes can turn out to be and the beauty of syndicating multifamily and the freedom it offers. He talks about committing to analyzing almost 600 deals in just a few years and proves to us with his own success that investing is really a numbers game! He emphasizes prioritizing what you need to do each day to move your business forward and using your time wisely to do that.
