    671: Will the “Silver Tsunami” Flood You with Cash Flow? w/Isabelle Guarino-Smith Oct 06, 2022

    Assisted living investing isn't your typical type of rental property investing. When someone thinks “I want to get rich in real estate,” they’re often not considering setting up a home for seniors, those in medical decline, or medical patients. Investors almost prematurely dismiss any idea of RAL homes (residential assisted living) if they have no medical background and no personal need to do it themselves. This can become a costly mistake, especially when the evidence adds up on why assisted living could be the most recession-proof real estate investment out there.

    Isabelle Guarino-Smith is one of the investors that decided to go down this path. Without any medical experience of her own, she led her family business to become a successful assisted living brand throughout the state of Arizona. When her grandmother needed care many states away, Isabelle’s father realized that building not only a better facility, but a more profitable portfolio, was a smart move to make. And this risk has paid off significantly, as Isabelle now takes home a five-figure monthly cash flow from each of these properties.

    She knows that the “silver tsunami” is coming in quickly and that capitalizing on this niche now could mean even great profits in the future. But, this isn’t all about the money for Isabelle and her team. She’s seen how much better care seniors can get in smaller facilities and that this type of investment doesn’t just pay itself back in profits, but in knowing that you’re making a difference in the lives of those who need it most.

    670: BiggerNews October: Should You Sell Before the Fed “Creates” a Crash? Oct 04, 2022

    After a strong housing market runup, the Federal Reserve is looking to tame this economic beast with yet another rate hike. Most investors see now as a time to take a step back, invest less, and hold their financial positions steady. But, are we approaching a 2009/2010-type scenario where home prices dramatically drop, and deals are easier to find than ever before? On this month’s BiggerNews, we bring in Kathy Fettke, nationwide real estate investing expert and On the Market expert guest, to give her take on upcoming opportunities.

    In a recession or correction, smart investors deploy their “defensive investing” techniques, allowing them to pick up steals, not just deals, and fold properties into their portfolio that can help float them during times of trouble. Even as an intense investor, Kathy adopts the “aggressively defensive” tactic, the same one Rich Dad Poor Dad author Robert Kiyosaki told her about back in 2008. Simply put, industry experts like Kathy aren’t thinking of selling—they’re focused on buying!

    To wrap up, Dave, David, and Kathy give some practical tips on time management, and how to keep buying as you get busy. With only twenty-four hours in a day, these big-time investors still find ways to run business, record podcasts, and buy new deals, but only thanks to a system they’ve designed.     668: 10 Units in 3 Years and Giving Back While Getting Ahead w/Zasha Smith Sep 29, 2022

    Reaching financial freedom doesn’t mean grinding away for decades to finally retire. It may only take a couple of deals for you to create enough traction to quit your W2 or go full-time into investing. But what if you have a family and children to support? Surely there’s no way to hit quick financial independence with those responsibilities? If you’re still not persuaded, hear Zasha Smith’s story.

    Zasha was working sixty-hour weeks, sometimes every day of the week, as a civil engineer. She knew that continuing down this career path would lead to long days, even longer nights, and time away from her children. After a quick Google search on “how to get rich,” she stumbled upon real estate investing. After her first successful home flip and her first rental property purchase, she gave her resignation, and the rest is history.

    Now, she’s got a portfolio capable of providing her a financially free lifestyle, with ten units acquired in just three years. Mind you, this all happened during the events of 2020, meaning Zasha deserves even more credit! She’s currently using her wealth to give back to the community, with plans to build affordable housing throughout her home state of Hawaii. Her “give back, get ahead” mentality is surely working, and it’s something all real estate investors should try.

    Investment properties are hard to find—unless you use the tips Jonathan Greene mentions in today’s episode. If you’re like most real estate investors, you know that in 2022, it can feel like you're constantly getting nickeled and dimed over every aspect of your offer.     665: Building a 150-Unit “Lease Arbitrage” Empire and the STR Furnishing Playbook w/Jeff Iloulian Sep 22, 2022

    Short-term rental arbitrage seems like an elusive concept. As a real estate investor, it can be a little hard to wrap your head around it. You lease a property, rent it out, and then…profit? That’s right! Without buying a rental property, dealing with maintenance or large-scale repairs, you too can make just as much money (if not more) than the landlord down the street without ever owning the property in the first place. It sounds like a dream, but in reality, you’ll need an airtight system and team to make it work.

    Thankfully, Jeff Iloulian has all that and more. Before 2014, Jeff was living as a lucrative lawyer, billing high by-the-minute rates and making money every second he worked. This was during the “wild west” of short-term rental investing, where mom-and-pop owned vacation rentals were starting to become a serious way to make passive income. Jeff initiated his portfolio with just one “lease arbitrage” unit and eventually ballooned his empire up to 150 rentals!

    Now, Jeff does more than just run his short-term rental portfolio. He runs the buying group HostGPO, helping link up short-term rental operators with vendors who can provide better, time-tested, industry-specific products. Not only that, Jeff manages numerous other vacation rentals, so he knows everything from furnishing to cleaning, check-out procedures, and more. He gives a furniture and furnishing masterclass in the second half of this interview where many of his tips could save you thousands over the lifetime of just one rental unit.

    The way you pitch anything is how you pitch everything. So how are you showing your professionalism in meetings, negotiations, or presentations? Are you rolling in nervously with a pitch deck that looks like it was made by two middle-schoolers, sporting an unfitting suit and some cheap-looking picture of Hawaii as your background? Is that what multimillionaires want to see on a deal presentation? Will investors even take you seriously?

    There are a few keys to a perfect pitch, regardless of what you’re even pitching. Oren Klaff, author of Pitch Anything, has become a master at deal negotiations and capital raising. He’s seen what makes a prospective investor walk out of the room or end a video call early, and he’s here to make sure you’re not the person on the other end of that presentation. So what do you need to do to successfully sell or pitch anything?

    In part two of this second episode with Oren, we walk through the different types of brain stages a presentation attendee is in, how to bypass the brain, and the wrong way to design a pitch.     Oren Klaff is best known for his groundbreaking book, Pitch Anything. In it, he gives a systematized way to take control of every meeting, negotiation, and deal on your terms without taking a submissive position. Oren has the expertise to back up his claims. As a world-renowned leader in sales, capital raising, and negotiation, he’s been in the meetings, flipped the script, and gotten deals done that most couldn’t even dream of. Now, he’s sharing his wisdom with you.

    Much of what Oren describes gets a bad rap in today’s world. The terms “alpha” or “in control” are subliminally thought of as violent or harsh, but in Oren’s context, they are completely accurate.
