    691: Painless Property Management 101 w/Ryan Barone from RentRedi Nov 22, 2022
    Show notes

Property management has always been a sensitive subject for landlords. Most real estate investors either want to be completely hands-off, letting a property manager handle the entirety of their leasing and management, OR be hands-on, constantly dealing with tenant issues themselves. And for a long time, there wasn’t a great way to self-manage. You either ran your business off scraps of paper or insufficient spreadsheets. But it’s 2022, and this has completely changed.

When Ryan Barone was applying for his first apartment, he was blown away by how complicated the tenant application process was. So, he built an app that made it easier for tenants to upload all their documents to landlords. Then, the landlords started reaching out to Ryan asking for a tenant management version of the software. As a result, RentRedi was born, and has slowly grown to become one of the most popular property management tools around!

Ryan credits much of his success to early BiggerPockets users, who constantly tested and tried RentRedi when it was in early development. Now, the software is fully formed—used by tens of thousands of investors across the country. And it comes standard with a BiggerPockets Pro Membership! If you want to know how to manage your properties without the headaches (or high costs) of regular property management, stick around. Ryan gives a full demo on how you can start using RentRedi today!

    In This Episode We Cover:

Common landlord and tenant headaches and how RentRedi instantly solves them

Reporting, rent collection, bookkeeping, and more features you can get with RentRedi

How to start self-managing as a new landlord even if you have no experience

How RentRedi used BiggerPockets users as beta testers to build the best property management software around

Outsourcing and delegating tasks so you can build your business faster than ever before

Turning tenant problems into profits and managing your rentals without breaking the bank

690: Seeing Greene: Why Are My Rental Property Returns Looking So Bleak? Nov 20, 2022
    Show notes

Most investors buy rental property for cash flow, and much to their surprise, no cash flow is to be found once the deal is done. Maybe they’ll get some limited returns in their first year of landlording, but with cash flow-induced frustration, they decide to try another strategy. This happens again and again as real estate investors struggle to realize anything other than a meager return on what was supposed to be a financially-freeing investment. 689: Landlord Tax Loopholes That’ll Help You Pay ZERO Taxes in 2022 w/Matt Bontrager Nov 17, 2022
    Show notes

Non-investors hate real estate tax loopholes. It always seems like the wealthiest landlords, apartment owners, or short-term rental hosts walk away with not only massive income but little-to-no tax bills at the end of the year. Are investors unethically avoiding taxes OR are they carefully, quietly using the tax code to build wealth and bring their tax burden down to zero? And if the big investors can do it, can average investors use the same strategies?

Whether you own one, ten, or a thousand rental units, Matt Bontrager, CPA at TrueBooks, has a solution for you. He’s been working with real estate investors for years to help them minimize their tax burdens and maximize their portfolio values. And unlike most CPAs, Matt can explain these strategies in a way that excites you, instead of slowly lulling you into a depreciation-induced dream.

Matt touches on the most powerful ways to eliminate your taxes in 2022. These tax strategies work for almost every type of investor, whether you’ve got a full-blown business or just a short-term rental side hustle. These tax tactics, when used correctly, can allow you to walk away from 2022 with a bigger refund, no tax bill, or years’ worth of losses to roll over so you walk into 2023 in a better reposition than ever before.

    In This Episode We Cover:

The massive short-term rental tax “loophole” most investors are unaware of

Tax preparers vs. advisors and when you should start hiring these team members

Cost segregation studies and using them to eliminate years’ worth of tax bills

Bonus depreciation write-offs and why every investor MUST take advantage of this before the end of the year

Real estate professional status, its benefits, and what you need to do to obtain it

Tax avoidance strategies the wealthy use that almost any investor can mimic

688: Scott Galloway (Prof G) on Why Smart Investors Stay Away from “Sexy” Nov 15, 2022
    Show notes

Scott Galloway, NYU professor commonly known as “Prof G,” thinks that America is adrift. Communities are dying, young people are feeling helpless, and wealth is slowly being sucked out of the system to give the ultra-rich even more comforts than before. The average American merely wants to make it—having a house, a family, and maybe an ounce of peace. But with mainstream media violently pointing fingers at one another and the modern worker feeling desolate in the daily grind, what can we do to put this country on the correct course?

Scott knows that the game is rigged. He has strong feelings that real estate investors, like many of us, are playing with “cheat codes.” But, that doesn’t mean we’re doing anything wrong. Scott dives into his personal philosophy on who has taken advantage of this country, who needs the most help, and how a young, aspiring entrepreneur or investor can build wealth, without blindly buying into “sexy” assets.

Although Scott likes real estate (and wishes he bought more of it), he cautions young investors to take a step back and be intelligent with their investments. A few right moves when Scott was young allowed him to live the life he has today—but this was through hard work and taking the right action, not waiting for someone else to save him. No matter what age you are, what side of the political spectrum you fall on, or your feelings toward real estate—Scott has words you’ll want to hear.

    In This Episode We Cover:

Scott’s new book Adrift and why he thinks America’s course needs to be corrected

The biggest problems America is facing today and how a specific demographic is rigging the system

The bias against boys and how young men are left behind

How young people can get ahead and why they should steer clear of “sexy” investments

Fiat money, cryptocurrency, and how the American dollar is quickly losing its value

The real estate “cheat codes” that any investor can take advantage of

How YOU can create change in the world that will lead to more equality, friendship, and connectivity

    And So Much More!

687: Seeing Greene: Using the “Capital Carrot” to Find Money for Your Next Deal Nov 13, 2022
    Show notes

Knowing how to buy a rental property is one thing, but coming up with the money is another. This is the constant struggle real estate investors find themselves in. When they have cash, there aren’t enough deals. When they have deals, there isn’t enough cash. This catch-22 usually puts investors in a spin cycle, never pulling the trigger on their first or next deal. But, it doesn’t have to be this way. With the right mindset, you can find the money to purchase more rental property, even if you’ve run out of options.

This is what expert investor, David Greene, refers to as his capital “carrot,” or the thing that allows him to find (and make) more money to buy even more real estate. And it’s just one of the topics in today’s Seeing Greene show. In this episode, David takes a live call from Garrett, who’s struggling with whether or not to sell or keep his first deal. We also get questions about BRRRRing with high interest rates, where to find medium-term rental tenants, and how to find a realtor in a brand-new market.

Want to ask David a question? If so, submit your question here so David can answer it on the next episode of Seeing Greene. Hop on the BiggerPockets forums and ask other investors their take, or follow David on Instagram to see when he’s going live so you can hop on a live Q&A and get your question answered on the spot!

    In This Episode We Cover:

The house hack “savings” that turn a dud into a screaming real estate deal

Whether or not keep or sell a rental even if you’re not making much from it

How to buy BRRRRs in today’s high-interest rate environment

Dominating a market as a brand new real estate agent or realtor

Where to find medium-term rental tenants and common short-term rental regulations

686: Seven-Figure Flips and Opportunity Zone Investing w/Former NBA Player Evan Turner Nov 10, 2022
    Show notes

House flips, opportunity zone investing, student housing—name a real estate strategy, Evan Turner, former NBA player, has probably done it. Unlike most professional athletes, Evan left the league with more assets than at the peak of his career. He was buying real estate, building homes, and making moves while working a grueling six days a week schedule, knowing that he had to use this opportunity to build something that went far beyond basketball.

Evan grew up in the inner city with a single parent. The realities of struggling for money were all too real for him when he got hit with millions of dollars in his early 20s. He struggled to spend any money for the first few years of his NBA career, which led him to have a surplus that he used in all the right ways. Relying on NBA veterans around him, Evan knew that to build wealth, he needed to up his assets. The most tangible thing he could think of investing in? Real estate.

Now, with many deals under his belt, Evan has become proficient in almost every aspect of buying, funding, and profiting on a real estate deal. He, like many other investors, is seen as lucky for buying consistently throughout the past decade. But Evan knows that the rewards he reaps today came from smart decisions he made years ago. Now, even after he’s out of the game, Evan is still able to bring in seven-figure paychecks. But this time, thanks to smart strategizing, he’ll get to keep most of it.

    In This Episode We Cover:

Making the money mindset shift that allows you to build wealth while others waste their resources

Opportunity zone investing and using real estate to revitalize urban communities

Evan’s unbelievable seven-figure fix and flip vacation home deal

Why the first investment property matters most and how to ensure you turn a profit with no experience

Building your real estate team and why everyone needs to network

Taking the “luck” out of investing and why consistency beats timing every time

685: How to Easily Find Off-Market Properties (No Experience Required!) w/Justin Silverio Nov 08, 2022
    Show notes

Finding off-market properties was much harder a few years ago than it is today. Before you’d have to drive for dollars, mark down addresses, build a spreadsheet, constantly update it, and maybe, just maybe, you’d get a motivated seller willing to do a deal with you. This process was overly complicated, expensive, and took too much time. Because it was so challenging, many new real estate investors would forego looking for off-market deals entirely and only stick with on-market MLS listings. But things have changed.

We’ve brought back four-time guest, Justin Silverio, onto the podcast to talk about his new tool, Invelo. Invelo puts all your lists, leads, and tasks into one place, so you’re not scatterbrained when building an off-market lead flow. This app allows anyone, no matter their experience level, to find owners, phone numbers, and addresses while tracking your touch points in a systematized, automated way, so you always have new leads coming in.

This software is a game changer for flippers, wholesalers, and any investor trying to dodge the high prices and agent commissions of buying on-market. And Justin assures us, even if you’ve never done an off-market deal, Invelo will give you everything you need to successfully get the first one in the bag. Stick around ‘til the end of the episode, where we share a special way to start marketing for free with this game-changing tool!

    In This Episode We Cover:

How Justin started flipping houses and finding off-market deals with no experience

The right way to do direct mail and why so many investor letters get thrown in the trash

Using Invelo to build lists, reach sellers, and get educated on how to find deals faster

How to optimize your marketing budget by only marketing to leads who could turn into deals

Invelo’s automation that scrubs your list for you so you only keep the best leads

A special discount for BiggerPockets Pro and how you can get a free marketing credit with Invelo

684: Seeing Greene: The “Energy of Money” and Why You’re Looking at Debt All Wrong Nov 06, 2022
    Show notes

Interest rates have become a hot topic over the past six months. Back in 2020 and 2021, homeowners were bragging to their friends about their rock-bottom mortgage rates and how they secured financing at three percent or less! But times have changed, and seven percent interest rates are becoming the norm. Now, nobody is bragging—in fact, many investors are too scared to buy, thinking that today’s interest rates are far too high to buy homes with. If you’re following this thought process, you could be making a BIG mistake.

Welcome back with another Seeing Greene episode, where our “high rates, who cares?” host, David Greene, answers questions directly from investors just like you. In today’s show, David coaches a young investor on building his side business, why quitting your job could be a mistake, and how to learn from past deals to build wealth far faster. Then, David pivots into answering questions from investors on how to get over your fear of taking on good debt, how much to have in safety reservesfor your property, and why being scared of high interest rates could hurt you in the long run.

Why quitting your job as a real estate investor could be a BIG mistake

The right way to house hack and how to maximize every piece of property you buy

Good debt vs. bad debt and why most people view mortgages the wrong way

Capital expenditure funds and how much to keep in cash reserves

High interest rates and when refinancing at a worse rate make sense

Seeing money as “energy” and using it to build wealth while others are scared to act

683: Why Expert Negotiators Love to Hear “No” w/Never Split the Difference’s Chris Voss Nov 03, 2022
    Show notes

Chris Voss is an expert negotiator. After going from a street cop to the FBI and later thriving as a hostage negotiator, he wrote the world-famous book, Never Split the Difference. This book has served as a masterclass in negotiation for almost every field of work, including real estate investing. Although many of Chris’s examples come from life-or-death situations, the same rules and tactics can be applied to real estate investing. That is exactly why Chris pivoted and started coaching real estate agents to become better negotiators.

But maybe you’re not an agent. Maybe you’re just trying to get your first or next deal done, working with a tough buyer/seller, and feeling like you’re making no headway. Chris has seen this time and time again. An overly aggressive buyer comes in, lowballs a seller, the seller then paints the buyer as the enemy, and the duo does a dance to the death ending in no deal done and frustrations at all-time highs. This is NOT the way to do real estate deals, and Chris has some advice that’ll help you change the way you (and your agent) get things done.

Chris goes in-depth on a few concepts, such as why “no” is actually what you want to hear, how to form “calibrated questions” that get you what you want, and why you’ll need to start using “tactical empathy” if you want to close deals faster. These are some of the same tactics that co-host Rob recently used to get a multimillion-dollar property, without much money out of pocket. No matter your skill level, number of deals done, or years of experience, this advice from Chris could catapult your investing to the next level.

    In This Episode We Cover:

Reviewing key lessons taught in Chris’s classic, Never Split the Difference

Why most real estate agents will work against their clients, instead of with them

Using overcommunication to develop instant rapport with a buyer, seller, or client

“Tactical empathy” and why it’s a brilliant way to keep your opponent open to offers

Asking “calibrated questions” that make sellers feel safe when working with you

Building a negotiation scarecrow and making someone else (not you) the instant, uniting enemy

    And So Much More!

BiggerPockets Bonus: Q&As, Deal Reviews, and Cameos from Your Favorite Hosts Nov 03, 2022
    Show notes

Real estate investing wouldn’t be the same without BiggerPockets. If you were lucky enough to attend BPCon 2022 in sunny San Diego, you’ll know what we mean. With a sea of investors ready to network, advise, and invest with one another, this event shows how powerful the community of real estate investors is. But even if you weren’t able to make it this year, you can still get a sneak peek at what a BPCon panel looks like!

On this bonus episode, sponsored by Rent to Retirement, we take hosts from all our different podcasts to give their advice, expertise, and tips to new and aspiring real estate investors. You’ll hear Ashley Kehr and Tony Robinson from the Real Estate Rookie Podcast answer tactical questions on partnerships, LLCs, and refinancing. Then, BiggerPockets Money Podcast host Mindy Jensen joins The Real Estate InvestHer Show duo, Liz Faircloth and Andresa Guidelli, to play the “spend or save” game.

We also bring on the whole cast of our newest show, On the Market, to analyze two deals live in front of the entire audience to see whether or not two flips are flops. Finally, for all you original BiggerPockets Real Estate Podcast listeners, we have David Greene and Rob Abasolo welcoming a special guest back to the show—one that many of you surely missed.

    In This Episode We Cover:

How to apply for a mentorship with hosts from your favorite BiggerPockets Podcast

When to keep properties in your personal name vs. in an LLC

Spending vs. saving, and when to pay top price for contractors, cars, self-care, and more!

Live deal reviews of two “profitable” flips in a hot market and why you can’t always trust the numbers

A special cameo from a long-time friend of the show

David’s secret jiu-jitsu move to instantly de-escalate an attack from Rob Abasolo

    And So Much More!
